    I would strongly caution anyone considering renting through ******** Signature Property Management. At the end of our lease, they unfairly charged us for painting costs, despite the fact that there was no damage beyond ordinary wear and tear. Under North ******** law, normal wear and tear is not considered tenant damage, yet they still withheld funds to cover repainting.We maintained the property responsibly throughout our tenancy and left it in good condition. The charges they imposed appear to go against tenant rights and were not supported by any legitimate documentation of damage. Attempts to resolve this with them have been frustrating and unproductive.This experience has been disappointing and feels like an unfair attempt to pass routine property upkeep costs onto tenants. Future renters should be cautious and fully document the condition of the property, as this company does not seem to follow fair or transparent practices when it comes to security deposit returns.

    Mr. ***** and his wife moved into this property in March of 2024 and moved out in August of 2025 (approximately 18 months).  When they took possession of this property, it was new construction.  There were no holes in the walls, no dirt on the walls, all doorknobs were new and in working order, and carpets were brand new.  

    The lease agreement specifically addresses alterations to the property and repair responsibilities.

    11.  PAYMENT FOR REPAIR OF DAMAGES: Tenant agrees to pay Landlord for the cost of repairing any damage for which Tenant is responsible upon receipt of Landlord's demand therefor,.....

    13. ALTERATIONS:  The Tenant shall not paint, ***** DRIVE NAILS OR SCREWS into, or otherwise deface or alter walls, ceilings....

    The tenants hung a TV mount on the wall in the living room and left the s**** holes without filling them with spackle or applying touch-up paint.  There was a towel bar in one of the bathrooms that had been moved.  The tenants spackled the holes but did not sand or touch up the paint.  The tenants had a Great Dane as a pet.  The dog chewed a doorknob, and the walls downstairs were left dirty and scuffed beyond "normal wear and tear".  We inform our tenants that it's acceptable to hang TV, pictures, decorations, etc., as long as they fill the holes and touch up the paint when vacating the property.  These are not "normal wear and tear".  The dirty walls are not "normal wear and tear" and should have at the very least been cleaned.  The cost for painting when the tenants moved out was $740.00.  The owner paid half, and the tenant's security deposit was charged half.

     Actually, just like the rest of the reviews say, you all are experts at bending the truth. Lets clear this up:


    First off yes, the house was new construction, but perfect? Not even close. Try 40+ nail pops, cracks all over the walls from foundation shifts, and oh yeahour sink literally fell out of the vanity.


    Second we had a dog, we paid a $300 deposit specifically for damages. Youre right, he chewed a k*** one day. That $300 shouldve covered the $150 door k*** Math isnt that hard.


    Third you made it our responsibility to hang towel racks in four bathrooms when that shouldve been done before move-in. One of them didnt hold to the drywall, so the holes were patched. Dont spin that like its major damage and dont spin that like you know you shouldve hired a professional. 


    Fourth there were two walls with minor wear at the garage and back porch entrances. You know, the exact places people walk in and out of every single day? Thats called normal wear and tear under North Carolina rental law. And since you all chose flat paint that cant even be cleaned, that ones on you, not the tenant. Lets also not act like we took dirt and rubbed it on the walls. It was from people brushing up against the walls.


    Also, lets not forget that ***** herself inspected the house and told us it was in great condition and we wouldnt be chargedlucky for me, Ive got those texts.


    Bottom line: youre unprofessional, dishonest, rude, and apparently an expert at scheming. I wouldnt recommend you to anyone. Honestly, Im surprised small claims court hasnt put you on speed dial by now.

    After speaking to the owner, and conveying to the owner the outright threats from the tenant, the owner  agreed to refund all but $150 of the paint charge. He didn't agree because the tenant wasn't responsible. He agreed to facilitate us in not having to deal with the tenants rude, threatening behavior.  This man is an entitled bully.  We are thankful the owner decided dealing with this type person is a complete waste of everyone's time and energy.  Our company is honest and fair with tenants. There is a new form, just released by *************************************, that explains what normal wear and tear is and is not. This will definitely be part of our lease going forward. Hoping that alleviates issues such as this.

    This property management company is horrible. First the sump pump was plugged up from the last people putting grease and towels down the toilets had to call someone out a second time at end of lease for grease was still in it they took $296.39 out of our deposit ..then our rental flooded do to wash going bad are floor was ripped up for months and I asked many time to be put up in a air b&b do to family visiting my 85 year old mother fell on the uneven floor broke her hip spent one month in the hospital. Garage was full of junk when we moved in I asked for a roll off they made me clean out the garage

    These tenants were very hard to work with and they were very upset that I deducted the plumbing bill for the sump pump clean out of grease. One of the tenants called me when they received the refund check and saw the deduction.   He left me a very vulgar and obscene voicemail.  He was not pleasant to my business partner, and she had to hang up the phone.  There was also an issue with the washing machine flooding some areas of the home.  The owner was not going to pay for an ****** since the house was habitable.  The restoration company had a hard time working with them and they would not allow the company to finish some of the repairs.  The tenants demanded that they wait to finish after they vacated the home.  Since this complaint I have refunded the tenants the money and not because he was not responsible for the plumbing invoice, but I did not want to deal with him any longer.   I have owned my own property management company for over ************************************************************** with such vulgar matter.
