    I've dealt with several management companies over the years and GIM stands out. They actually answer the phone, follow up on requests, and keep everyone informed. Its rare to find this level of professionalism combined with genuine care for the community. Very happy with their service.

    Mismanagement, Unauthorized Actions, and Poor Communication
    We Hired GIM in April and had to Fire them by July due to a series of serious missteps and questionable practices.
    Unauthorized Financial Moves: GIM moved our bank accounts from a local institution to one in Nevada without our consent. **** ******** told us any trustee registered with the county is automatically a signer on the bank accounts—no verification, no documentation was provided.
    Tech Limitations: Their Trustee Portal only works on Windows. No access via smartphones, Apple computers, or Google platforms. This made basic account management unnecessarily difficult.
    No Formal Proposal Process: **** ******** presented us with a $24,000 landscaping proposal for a property with just 200 square feet of grass. This raised serious red flags about their lack of experience and lack of knowledge.
    Unauthorized Withdrawals: They made three withdrawals totaling $1,500 from our accounts without approval and provided no explanation, and no receipts. We’re still waiting for a refund.
    Lack of Transparency: When we asked for our account details—including a ***** **** account we hadn’t been told about—**** froze communication, threatened legal action, and threatened transferring our 8 unit condo to another management company.
    Termination Issues: We sent a termination letter 15 days later. **** agreed to an early separation but still charged us for the full 90-day notice period. They also cut off our portal access immediately, despite promising access through the end of the month.
    Minimal Service: The only thing GIM reliably did was set up auto-pay for four utility bills.
    If you’re considering GIM, proceed with extreme caution. Our experience was marked by poor communication, questionable financial practices, and a lack of professionalism.

    When GIM took over management at our community, I wasnt sure what to expect. The handoff from the old company was smooth, and within the first month they already had a better system in place for communication. Emails are answered quickly, phone calls actually get returned, and notices about maintenance or meetings are clear and on time. It feels like we finally have a management company that is organized and cares about the details. Very happy so far.

    They are not the worst. I will admit I was very frustrated with the project last year when it started. I didnt have all the details and I felt like things were being done without enough communication. After meeting with GIM and going over the numbers and the work, I now see the project actually came in under budget. The final scope of work was completed and they even added some tree trimming and cleanup around the property which made a big difference. The place looks better now than it has in years. I am happy with the final result and appreciate them taking the time to explain everything to me.

    Our HOA had been putting off major repairs for way too long. We had leaking roofs, drafty windows, original siding from the 80s, just a lot of stuff that needed to get done. After years of patching things up, we finally bit the bullet and approved a full-scale renovation. The total cost came out to $2.7 million, which was honestly pretty intimidating for a board of volunteers like us. GIM stepped in and really took control of the process in the best way possible. They helped us figure out our financing options, brought in several banks that specialize in HOA loans, and walked us through all the pros and cons. When one lender dropped out midway, GIM already had a backup lined up so we didnt lose any time. That alone was a huge relief. The project covered full roof replacement, new windows and doors for every unit, all new siding, and major deck repairs. GIM managed the bidding process from start to finish, dealt with contractors, reviewed all the bids (some of which were wildly different), and helped us choose vendors who were reliable and didnt cut corners. What impressed me most was how organized and communicative they were. We had weekly updates, clear notices to residents, and whenever we had an issue or concern, someone from GIM got back to us, often within a couple hours. They even caught a contractor trying to overbill us by $40K and handled it before it ever became a thing. We didnt have to chase them down or double check everything, which is sadly not the norm from what I hear. Also the way they worked with homeowners was just solid. Everyone knew what was happening and when. They coordinated unit access, scheduled the noisier work in advance, and even set up temporary parking when needed. Residents actually complimented how smooth it all went.We ended up finishing early and under budget, which I still can't believe. And we didnt need to do any special assessment because the loan terms they helped us get were super favorable.

    Flawless Oversight of a $500K Exterior Renovation! GIM managed every detail of our exterior envelope project, including budgeting, contractor negotiations, and bank reporting.     GIM refused to add language to their agreement that would commit their services to be delivered acc. to Massachusetts General Laws related to condominiums (Section 183A); GIM would not commit to how frequently they would be on site for inspection and supervision of service providers they hire; GIM would not agree to follow the governing documents that sanction the Board; GIM did not provide references from other condos; after 3 months and with no explanations they informed us that we were not a good fit and ended their pursuit of our property management business.

    We're sorry it didn't work out and wanted to offer a bit of context from our side. We always operate based on the condominiums governing documents and Massachusetts General Law Chapter 183A. Our contracts are written to be in full compliance with 183A, and that's something we apply to how we manage every property. During our conversations, we were open to making adjustments to the contract, and we accepted several of the initial changes that were suggested. But after that, additional edits were requested, some of which raised concerns with our legal counsel at ****. At that point, it became clear there were differences in expectations around how the partnership should work. Regarding site visits and supervision of vendors, our approach is to build a custom plan based on the specific needs of each property. We don't set fixed schedules before we've had a chance to understand the property fully and hear from the Board. We also want to make clear that we absolutely follow the rules set by each associations Board and governing documents. That's standard practice for us. As for references, we're happy to provide them once we've had time to make sure both sides are aligned and ready to move forward. Were also careful to protect our current clients privacy. After a few months of discussions, we ultimately felt that we weren't the right fit for each other. That decision wasn't personal, it was just an honest assessment based on the direction things were going. We appreciate the opportunity to connect and truly wish you the best in finding a manager who is the right match for your community.
