    This claim is frivolous and unnecessary. A replacement working fridge was delivered to the site. Someone in the household removed the freezer gasket from the fridge, making the cool air unable to pass to the fridge. This property was also managed by another property management company, and any issues relayed to them should be assumed as their responsibility. The AC unit did break, but also due to the filter not being changed monthly as required. From multiple HVAC professionals, their assessment reflected that due to neglect, trash from the home was sucked into the air return, causing a blockage of the evaporator coils. This, in turn did not allow proper air flow throughout the home in addition to making the compressor burn out, requiring its replacement. 

    Tenant's phone was disconnected without notice to us, causing a breach in communication. We were unable to reach the tenant and she did not furnish us with another number to communicate the status of the AC being repaired. Phone numbers were never blocked on this end. The delay in replacing the unit was due to type of refrigerant the system being used was older and the first unit installed did not function properly, so it was replaced with a working unit 2 days later. 

    The rent is in accordance with fair market value for the size and location of the home. 

    The tenant was also out of lease and was given a 10-day notice to vacate, which was issued on October 23 and enforced November 3.
