I Moved in to ***** **** near the end of last year I was promised multiple things that everyone else already had so I thought I could believe what was being said but it's a year later and not one thing has been taken care of when I bring it up I was asked by the manager why you on my ass exact words said I am told it's a 3 car parking I have 3 cars and told to move them so they can cut down trees so I have to park them in my yard and then they try and fine me for parking there after being told by them to park there and was told to moved them after they left but clearly can't because there are trees left in my driveway and as far as 3 cars only there is a house that is right beside the office with 5 in it no trailers aloud to be in the park but you have homes that have them in there driveway every night and most of the day there are multiple dogs off leashes with the owners and the manager watching them do it my dog on a leash was attacked by another do on a leash and multiple people have reported the dog as vicious and nothing done the pond they said was going to be cleaned out but nothing has been done your lucky if it gets mowed 1 time every 2 months we was told that we had to have a shed in 90 days and was told we had till spring to get it due to winter we got ours in Spring and there is houses thats been here as long if not a little bit longer and still dont have one last month they made a contract with ******** and made everyone in the park take it without warning at all so your lot rent went up $65 a month no option i have put grass seed and hay down many times they keep tearing it up i had $300 in seed and straw destroyed so I went the 2nd time and said something she said o well what do you want me to do about it and the people putting houses in dig holes in your yard and leave them my kids have fell in them walking the dogs i have put in orders to fix my house under warranty and the managers husband is supposed to do it but it's been a month and no wprdBusiness Response

The name used by Complainant does not match with any
registered residents in the community. Therefore, an assumption is made
to address the allegations. Similar complaints have been received from
the occupants located at ***** ***** ***** ********* ** *****.
Here are the responses to Complainants’ issues: (1) Parking – A new home is being installed next to complainant’s home.
The homes will have a shared driveway. Complainant is allowed 3
cars. Complainant has an unregistered occupant who has not applied for
residency, thus resulting in 4 cars at this household. The unregistered
occupant needs to go through the application process. No fines or notices
have been issued regarding the parking situation at Complainant’s site.
(2) Incident with dog – The Community Manager requested a simple written report
of the incident that occurred at Complainants’ home. Complainant’s dog
was tied up outside the residence, unattended, which is a violation of community
rules and guidelines. Complainant never provided information regarding
the incident; therefore, no further action or investigation was possible.
If complainant had provided information regarding what occurred, corrective
action would have been possible. (3) Complainant does to pay for ********; therefore,
these allegations of Complainant are not addressed. (4) Home issues – Champion
Homes is responsible for correcting warranty issues. The majority of the work
required at Complainant’s home has been completed according to ******** *****' representatives. It is our understanding that parts were on backorder but
delivered this week. The remaining warranty issues will be taken care of
by a ******** ***** representative in the very near future. The Manager’s husband does work for
******** ***** but will not be the representative completing the remainder of

My concern is with the way the ones who run ********** ****** I have licked here 5 years had family live here years before me. It used to be one beautiful peaceful safe park to live in and now it has gone to heck and back. They know of the man who rides around on a bike or moped he is going around trying to stabbed people rob people his even bragged about he has threatened my husband when cops get called the mom states he don’t live there I’ve seen she has called the cops as well on him but continues to let him stay there he looked in kids windows threatens neighbors. He is a menace to the park plus not to mention the shootings oh the lighting they brought in is a joke and making us pay their taxes on the property is illegal they need to get it togetherBusiness Response

********** ****** works with the local police to ensure the safety of its residents. The person referenced in *** ******* complaint, who is not a resident in the Community, is currently involved in a police investigation. If *** ***** has information regarding this person, we direct her to contact the police immediately to register her concerns. Community Management is also working with the police. The new lights in the Community have been inspected and improved since installation. The Community lease includes a provision for the allocation of property taxes on a per lot basis as part of the contract with residents. We strongly encourage *** ***** to report any concerns to the local police regarding any concerns that arise with the person she references.Initial Complaint

Our Regional Manager has been in contact with Ms. ****** regarding the tree limb issue. The chronology of events is not as presented in the complaint. A nonrenewal notice was issued to Mr. ****** for nonpayment of rent on July 17, 2024. The tree limb incident was reported to the Community the week of July 29, 2024. There is no retaliation is the issuance of the nonrenewal notice as it was issued before the tree incident occurred. Regardless, the Regional Manager communicated with Mr. ****** that the tree debris would be removed by an engaged tree service if the tree remains were separated from other types of refuse. Mr. ****** did not separate the tree debris which has resulted in no removal to this point. Mr. ****** also received a notice regarding the need to clean up his lot and to remove inoperable and unlicensed cars. Proper notice was provided with time to correct the condition of the lot and to relocate or remove the cars. No action was taken by Mr. ****** in the time period allotted; therefore, the cars were towed by a towing service.Initial Complaint

We received a postcard about a rent increase. The increase was stated $ 495 and when I checked to make it was $495, I saw a surcharge for $20 and with no explanation from management and a lot of people are upset. The lease for this community allows a pro rata charge for any increase in expenses related to the operation of the community including state or local assessments and real estate taxes. 0n 6-4 there was a piece of paper left in my doorhandle. Saying i Had till 6-29 to show prove of ins on my trailer or be fined $50.00 this month and doubled every month afterwards. So, on 6-28 i went on Flagship communities web page where we pay our monthly fees. Sent them information Demanded ******* Insurance, ***********, **** ***** Agency. Onn 7-5 when i went to pay monthly fee there was the additional fee 0f $50. on it. You can't dispute it or there will be a additional fee of $70,00 late fee. I got on their web page around 2pm and asked why i was charged when i was in compliance with their Demand within 2 hr. their legal counsel sent me a e mail asking me tom send her my Lawyer name so she could contact him. We are in the process of filing civel lawsuits against t Flagship Communities When they will give us Pages 11,13,18 of their contract of lease.Business Response

*** ********* was asked to provide the declaration page of his homeowner's insurance policy for his resident file. *** ********* refused to provide the requested information. He provided the agent's name and policy number which is not responsive to the request. The charge was posted on his account for failure to comply with the request. He further advised that he is represented by counsel. and if any contact occurred with his insurance agent, that this action would be added to the complaint his attorney was in the process of preparing. Upon receipt of his notice that he was represented, I sent an email to *** ********* requesting his attorney's contact information in the hope of discussing the matter. *** ********* responded that he would not provide the contact information. *** ********* has requested pages to his lease with the former owner of the property. A copy of the prior lease is not located in *** *********** file. May 26,2022 I purchased a handyman special trailer from Grandin Pointe mobile home park aka ssk communities and now flagship communities for 2000 dollars and paid them a total of 2895 including security deposit of 350 and lot rent of 350 and a deposit for water services which was told was included in lot rent and I spent around 6000 dollars making the mobile home livable so a total of 10000 dollars for my 67 yr old mother who is on social security and small pension from whirlpool, so she goes in to pay her lot rent in July because the month of June should have been prorated for 67 dollars and was told she owed 872 dollars for lot rent, lawyer fees for eviction and water bill , 42 days after purchase, so she paid the full amount and took it too 0 balance and I go in to pay August rent and they tell me we owe 1600 dollars and filed eviction, I sold my vehicle and took a payment to them but they wouldn't take it unless full amount, I kept going up to the office trying to resolve the confusion on there part and they treated me as if I were ignorant, wouldn't work with me and penciled im charges on the payment portal , I was in such shock about the whole thing I really didn't know what to do, eviction court wouldn't even let me speak to defend myself or my mother and she was thrown out on the street. I couldn't sell it because they didn't issue my title until 2 weeks after filing eviction so that knocked me out of the 45 day clause in the lease and can't move a trailer over 30 years old in Indiana so I had to forfeit the home and lose my money 42 days after purchase...Please helpBusiness Response

I have investigated this complaint with our Community and Regional Management team. i have confirmed that the rental amount and payment obligations were explained in detail at the time the lease was signed. The charges on the Complainant's account were valid and reflected the charges associated with untimely rental payments. Why ssk communities change there name to flagship communities I know that they have a F on better business bureau and why the f**k is the water bill is so high about 115.00 a month and the some of the water meter are not hooked up ask me that questions and it's not good place to live at all why the rent keeps going up to and they alot of law suits on them for everything for practicing evictions and there did this dayBusiness Response

Everything about ssk communities is very suspicious. The payment sites. Ssk communities LLC has had many complaints on ****** and reviews that I've read online. I've read a lot of compelling evidence that they have had many names before in different LLCs. And also the ways that we pay our water bill and the receipt bills that we get just doesn't seem like a legit business. My family and I have been running for these people for 3 years with no option to buy. And considering that one year out of the three years a roof has been leaking and no maintenance has fixed it. I've had to block the room off. And new management came in just this past year and raised our rent twice. The current property office managers and address is ********* ****** ****** **** ***** **** ********* ****** ***** *** *** ********** ** *****. Manager: Emily M******* ###-###-####. We received this complaint via email only on 8/6/23. Today we received an additional complaint via mail only with reference number ******** referencing the leaking roof issue only. i have responded to the ******** complaint separately, but this response applies to both complaints. I conferred with our Community Management that the roof has been addressed and the repairs are completed. *** ***** rents this home as he states. A home inspection revealed items that require repair that are the responsibility of the homeowner.
The various methods for payment are provided for selection by the customer. Each system provides the ability to receive proof payment and instructions are given to obtain that information. The various allegations regarding class actions, etc., are not correct. If *** ***** needs assistance, I will be pleased to talk to him. I called *** ***** today and left my contact information for him to return my call to further discuss these matters.

Had a house fire on March 16th, 2023. Have rebuilt the outside first so the park wouldn't have to look at the mess. Had debris cleared out within 3 days. I've done everything myself because I have no one else to help. I'm 54 y.o. and work as well. Today I received a letter saying not renewing my lease. Like everyone in the SSK properties my lease is month to month. So I have 30 days to move trailer. It's $10,k minimum to move a trailer..Can't sell it. So they are making me homeless for no good reason. Said they don't have to have a reason. I've never been late with rent. Don't have traffic or parties. I help my neighbors anytime they ask or see they need help. People have stopped and told me how good it looks and surprised how fast I got it back in shape. I stayed in contact biweekly with the park manager. The response on the updates were okthankyou. I just payed to have the wiring done and was only waiting on lge to get to me. Had already contacted them for reconnection. Then I received this unreasonable letter. There's no reason for making me homeless. This company and the people that I've dealt with are heartless and evil.Business Response

We have lived here 21 years. Never late on rent.
When ssk communities took over they keep adding new rules at a drop of the hat by putting a notice of violation and if it's not done then there are fines and late fees.
It is a common thing every month about something and it's not in lease. They make up their own rules.Business Response

I have reviewed the complaint with our Management personnel. The Community has homesite rules that apply to all residents in the Community. The former owner of the Community had a different set of rules that were equally enforced. With any transition in ownership, the requirements of the new owner are implemented. I understand the Complainants received a notice for homesite violations that were not corrected. Failure to correct these types of violations eventually incurs a violation charge. The same procedure is followed throughout the Community. The violation charge can be avoided completely by correcting the problems that were described in the violation notice.
