I signed my lease July 15th. July 16th I got my keys to the unit and I went to clean the unit before moving in. Upon cleaning I saw 3 live baby roaches. I informed property management via email and did not get a response for over 24 hours. I waited until noon the following day to send a follow up email. They informed me they turned it over to pest control. 5 days had passed and I still did not get a follow up from pest control. I spent over $100 of my own money on sprays, ***** bait, diatomaceous earth and various items to seal the multiple 1-3 inch holes found in every single room of the unit. I pulled out the stove and found a dead *****, about an inch big, surrounded by ***** droppings. I had to run outside and throw up because it was very nauseating. I left the apartment and came back two days later to find 5-6 more roaches that had died from the sprays I used and the diatomaceous earth. At this point I reached out to property management via email again, and they informed me that the pest control company had not responded or checked their voicemails. It had been at least a week since I informed them of the roaches. I have never moved anything in. Never brought food or water into the apartment as well. I asked for a refund as this is uninhabitable and not a safe environment for me, or my 3 year old son. I am a hard working single mother and graduate with a bachelors next year. I work very hard for everything I have.They informed me again via email I can drop the keys off and get a full refund for my deposit, as well as my prorated rent from July. I had never spent a single night in the apartment, and no one came out to seal up the holes or spray for the roaches at all in the two weeks since I received my keys. An hour before key drop off they emailed change of plans, well have to meet at the property for a walk through. The higher up manager was very very rude and not apologia at all. And informed me I wont receive my deposit back, despite never moving in.Business Response

The costs of returning the unit to a marketable condition will be deducted from her deposit, and any remaining monies (if any) will be returned. This apartment was not clean upon me moving in. There was dead roaches, and ***** ***** matter under the stove. When I informed him, he said did anyone stop you from pulling out the stove when you viewed the apartment. I have never rented from a company that did not clean the unit prior to the next tenant moving in, so I did not have the thought to pull out the stove and make sure there is not f**** and dead roaches under neath. In the pictures I provided, I let the property management know I had used the diatomaceous earth, that is supposed to kill and keep roaches out, in the unit. As well as sealing up holes. They were aware of the diatomaceous earth being used. They then agreed to give me my full deposit back, as well as my prorated rent. The powder shown in the picture is the diatomaceous earth. I have a deathly fear of roaches and bugs. When I went to the unit to clean up the diatomaceous earth, after he had already agreed in writing to give me my deposit back in full, I discovered 3 more roaches in the powder. One was alive. I did not feel comfortable vacuuming up anymore of the diatomaceous earth, as I didnt want to transfer any live roaches back into where I am currently staying. I offered to vacuum and clean the apartment in which he refused. The only thing I left in the apartment was the diatomaceous earth, which is a fine powder and is child and pet friendly. It does not cost $695 (my deposit amount) to vacuum or mop the wood floors. I spent my own money (over $100) on ***** sprays and bait and diatomaceous earth, since I was never contacted by a pest control company. I never had food, or water in this apartment. Only cleaning supplies. I cannot imagine how many more roaches I would have seen, had I had actual food or water in the apartment, as that is what attracts these pests. I would like my full deposit back, as it was written in email that I would. He changed his mind 1 hour before I was to get my refund. This brings me to believe he went into the apartment himself without my knowledge, and planned on not giving me my deposit back. It does not cost $695 to vacuum or mop a hard wood floor. Im not sure why it is stated I would receive the remaining monies (if any). There is no way that it costs that much to vacuum or mop. Belleville Eagle Realty never came out to inspect for mold even after I sent several emails and called numerous times . The bathroom and the whole downstairs had a wet , smelly odor and looked like mold on the wall . I did not receive a call until I contacted the BBB . He said he would end the lease and to my understanding as long as I cleaned up and everything was in order I was entitled to my security deposit. It wasnt stated otherwise .

I have been renting from this company for two years. They do not respond back to call backs. Last year I requested if I could do a early renewal because I would be out of state. I signed the lease on 12/13/2022 and my rent up. So fast forward to this year. I wanted to break the lease. I would put a thirty day notice in November and then be out by December of this year. because of Maintenance issue, and them not responding back to my request. I was informed that I would have to stay until March because I am locked in the lease because of the old lease. I have the new lease that shows that I signed on 12/13/2022. So, my lease should be up 12/13/2023. I am under the impression that he altered my lease and pocketed the extra money. This complaint is downright insulting. The tenant was provided with a copy of her new AND old lease each time she signed. The contracts were correctly written to appropriately reflect the initial year long lease period with another year long extension. Tenant never expressed any request for her new lease to be shorter or longer than her initial, which was one year. The new lease was written for an additional year long period. The tenant was also given the opportunity to review this at her closing appointment, but chose to sign off.
Just because this tenant "feels" that her lease "should" end on a certain date does not change her contractual obligations that she has signed off on. The fact that she is accusing anyone from our company of "pocketing money" after providing her with a ledger of all her payments and charges AND providing her with a courtesy call back to explain this would be laughable if it weren't so insulting.
We will NOT be granting the request of early termination. The tenant would be well advised to consider breaking her lease carefully, as there will certainly be legal repercussions if she chooses to take that path.

late august 8/28/2023 my icebox and freezer stopped working, i called bv eagle realty. left a voicemail about it. Heard nothing back. As the weeks went on i was unable to store food properly for my children and I, spent so much money to feed us. I left many voicemails requesting help. Bv eagle never returned my call. finally 9/18/2023 people showed up to replace the icebox. thats not the issue here, i have had several things go wrong while living here for almost 2 years, i went weeks without ac in some of the hottest summers ever recorded, both summers ive been here the ac stopped working, bv eagle sent more than one company out to do work, by doing that they prolonged the suffering. We went without heat for about 5 days or so last winter. But heres the last straw. Saturday 9/16/2023 i left a voicemail for them to come look at the icebox, i was angry, I stated how absurd it was for them to keep letting my family go without a place to keep food. and that they needed reported. Two days later the icebox is here. Not to mention the icebox they installed was fithly, old food residue left in the nooks n crans and all over the shelving. Ready for the kicker... *** the person id assume is running things over there, called me he asked "did you get your new icebox" i said " yes, he then proceeded to tell me if i ever call them and leave a voicemail like that again id be sent a 30 day notice. because according to him i cussed them out. not the case by the way id love to hear that recording. My complaint is me paying my money and giving my occupancy permit last Friday. I used the key to see if all the doors work and they when I returned I was not able to enter or leave the resident. There was a note in my kitchen that stated that occupancy permit is required before I can move in. I did all that last Friday. You are going to put a notice out it should have been on the front door. I am confused why I was not able to enter in or out the front door, why they are not communicating with one another, and not being notified when someone enters the apartment. This complainant has been directed to the City of ********** for questions about a sticker every inspector places at a property upon a unit passing its inspection.
When the property was rented to this tenant, I personally checked all doors and they were fully operational when the tenant closed. Nevertheless, we were able to send a maintenance person out within 24 hours of receiving the maintenance request. Furthermore, the tenant has other doors in the unit, so the tenant was never trapped in the unit or did not have access to it.
The tenant received notification via email the morning the maintenance person came to correct the issue.

I moved here at the end of September. I suspected mold and contacted the city of *********, and was told I needed to contact the health department. I didn't hear back from the health department, so I emailed ********* ***** ****** about me suspecting mold. The person who initially responded to my email made it seem as though they didn't understand what I was referring to. I reemphasized that there was an wet earthy smell that I believed was mold. His response was to run water and that it may be the pipe. Over the weekend the smoke detectors went off and I called the fire department. They gave an all clear but stated they also suspect mold in the basement. I sent another email letting ********* ***** ****** know that the fire department came and also suspected mold because there was a wet earthy smell. I have called a few inspectors and was told that they were unauthorized to do an inspection without the landlord's permission. I have not received a response to my last email about the issue. Tenant initially emailed on 10/12 complaining that the water smelled when she ran it. She was promptly advised to run the water, as hot water can stagnate in tanks and begin to smell. This will allow the smelly water to be flushed out.

All I wanted was my heat fixed ! I been waking up to a burning smell since Nov randomly but now frequently and every time I call they send people out 1-2 days later and they don’t smell anything. I’m constantly leaving VM and nothing is resolved. I contacted the heating people myself after they left and they forgot to turn a switch back on leaving me overnight with no heat and it was 29 degrees outside. They then lied and said the switch slipped . Last night Feb 3rd I woke up to the burning smell again called the firefighters again they both smell it ! And it’s in a report . It’s Saturday the 4th of feb and they are closed Heat is blowing cold air …. So there is nothing I can do tbut leave a VM !!!!!!!!! ! I never felt disrespected in my life I don’t bother them after 4 years of on time payments and fixing things myself and I get talked to disrespectful and this matter is not emergent to them . I contacted them about the burning smell for months now respectful. I no they have other priorities but no HEAT in 29 degree weather is unexceptionable! I feel defeated and I as hard as it is to move I need somewhere to go ! I can name numerous of things that could be fixed and have not been but I’m patient and humbled and always get compliments of how nice and clean the place is…but when it comes to a emergency I don’t feel like there putting themselves in the situation! You have stated in your complaint that you have been contacting us "for months" regarding a "burning smell" coming from your furnace. In general, whenever we receive a call about an HVAC system, we call *** ******* ******* *** *******, and company with which we have done business for over a decade and who has an excellent record with us in repairing issues as quickly as possible.
On 12/22/2022, you left your first voicemail regarding a noise from your furnace. You did not mention any smells coming from your furnace.
On 12/23/2022, *** ******* ******* *** ******* was at your unit to service the furnace, and they reported the furnace appeared to be running well upon their inspection. This is seen in the first attached statement.
On 12/24/2022, you left a message with us saying that *** ******* ******* *** ******* had been out to your unit to fix the issue, but the noises had come back. In this message, you first mentioned a smell coming from your furnace.
On a statement we received from *** ******* dated 12/28/2022 (attached), you told *** ******* that the issue had been resolved for the last 3 days. They also included in the statement that they could not find any sounds or smells while they were there for the service call.
On 1/31/2023, you called again saying that the furnace was making noises and you smelled a burning odor. *** ******* was back at your unit on 2/2/2023 to inspect your furnace. They had found a broken drain line, which they repaired. The technician from *** ******* stayed in your unit for 30 minutes after completing the work, and could not hear any noises or smell any burning odors.
On 2/3/2023, *** ******* was back at your unit because you called again saying there was no heat blowing out. On this service call, *** ******* discovered the limit switch was tripped. They reset this switch, and the unit was functioning as it should. I also personally received a call from *** ******* with an update to inform me that the furnace had been repaired and was operational.
You stated in your complaint that you cannot get ahold of us, yet you have been constantly emailing us (and getting responses). Furthermore, when we try to text you to troubleshoot the issues with your furnace 15 minutes after you submit a work order, you call me unprofessional for texting you. We have done everything in our power to try and get the issue with you furnace resolved in a timely manner. You had technicians out at your unit multiple days in a row to try and get the issue resolved, and yet you choose to say that we are not "taking this seriously".
Additionally, you continually bring up a report from the fire department. In your initial complaint, you said the fire department would send you the report by Monday (2/6). You have yet to send us ANYTHING. We have even emailed you to ask you to send us this report, and we have not gotten a response. You claim that the fire department smells a burning smell, but if both the fire department and the trained HVAC professionals that have gone to your unit cannot find anything wrong, there is not much more we can do.

We can't get in contact with this company. They want everything to be done via email but never reply within the 72 hours they say they will reply. From the time I moved in **** ******** ** there have been issues with this unit. The landlord are slumlords, they won't replace the Furnace, at all. It keeps breaking down. Then they won't replace the circuit box they fuses keep blowing. Then they're the worst company Belleville Eagle realty. The lights in the ceiling keep sparking to the point it will be a fire. The sewer keeps backing up. And they electricity keeps going out all over the place. They are trying to say that due to roaches they won't work the unit. That is a bunch of lies. I want them investigated and fined for poor service to their renters. I have emails were they won't respond for weeks. This company must be stopped. *** is rude and insults you. This tenant has lived in her unit since 2017. After reviewing her file, we have encountered a signed check-in sheet with no issues reported (see attached). Additionally, the unit passed at least a city inspection, which would require no infestation evidence. Clearly, the roach issue has been caused by *** *******
Regarding her furnace, we sent out the HVAC company the day her issue was called in to service her heat. The HVAC company was able to repair her heat issue DESPITE roach feces clogging her thermostat (see attached photos). HVAC company reported the issue was resolved but they would not be returning to the unit due to widespread roach issues and general filth throughout the unit. When BER called the tenant to explain to her that we cannot send workers to her unit due to the health hazard, she began to become combative. Other issues, such as sewer backups, have been dealt with as quickly as a repair person is able to service the unit. Additionally, the other issues above (circuit box, ceiling lights) have only been reported today, as of 11/15. We have not received a service request with these issues before, and emails have been answered as quickly as possible. *** ****** needs to take action and have her unit professionally exterminated. All food/debris/roach attracting materials will need to be removed and the unit will need to be cleaned to avoid further infestation after extermination. When these issues are addressed, we will resume maintenance service to her unit.

4) Her issue was resolved that same in, again, DESPITE the horrible living conditions that she is causing in her unit due to general filthiness and infestation.
We have been working with All Seasons for over ten years, and this is one of the few times where they have refused to return to an address due to filth. Her issue with her furnace has been repaired, but we have told *** ****** that we will not be performing any more maintenance at her unit until she can clean it and get her infestation issue under control.
Furthermore, *** ******** outright lying in order to conceal her lack of care of her unit is incredibly offensive and she should be ashamed of herself

I am rejecting this response because: You're lying, you never personally walked in my place. You're going off hesay. I am attaching pics of the unit before I moved in, and after of the furnace when it was open. And the the Landlord refused to fix it. And have been told by multiple electricians to replace the fuse box with a circuit breaker, and fix the furnacne. And was also told they were slumlords. Who is the nasty ones now? You are a puppet, and a clown. I will attach the before move in pics on your next response. The furnace on the pic is open, zoom.in and tell.me where you see Roaches sir? I'll wait.
