      I own a condominium in *******, ** *****.********* *********************** (HOA) enlisted the services of Realco Management Partners, LLC, (owned and operated by *********************************) to manage our 21-unit condominium starting September 2022.Realco refuses to provide financial reports for calendar year 2022, after repeated requests. In addition,1. ******************************* does not hold a CAM license according to ** Secretary of State portal. When asked, he supplies his managing broker license.2. He has blocked owner access to his portal for association financial records.3. He collected *************** and disbursed funds for 8 months from a credit union account which he opened in September. He claims he does not have a property management contract - he says he is a volunteer. 4. ********************* meetings with votes on budget, officers, dues have been held. No minutes are provided and there is no record of votes.5. We requested condo selling documents per ** Condominium Property Act **** disclosure, on 28 February, An incomplete **** disclosure was provided on April 1 but there were no financial reports of the operating funds for the previous or current year. No contracts were provided. The **** disclosure form was signed by ******************************* but he is not the Registered Agent.Due to the above issues and the lack of response to repeated requests, I have filed a complaint with IDFPR in addition to this Better Business Bureau complaint.

      I've never encountered anybody so ridiculously bad at their job than ******************************** 1. Refer to (225 ILCS 427/20) for a CAM license: "Any person providing one or more of the services of a community association manager to a community association of 10 units or less." Any time someone asks him does he have this license, he keeps talking about his broker license like they're interchangeable. 2. He's OK with accusing people of stealing at COA meetings. Still hasn't asked THE ***** to ask the accused (read: me) for receipts for these transactions nor asked the TWO CONDO ***** MEMBERS who have full access to verify all info via bank statements. Just simply went with, "She steals."3. Get ready for nonstop diatribes about how everything is a "mess" and these are "terrible records." Meanwhile a CPA team was able to do our condo association's taxes for the past two years within a week, along with an audit from our former insurance company. Why does it take his team 5+ months? 4. Even if your bylaws state "Voting Members" of the association must be called for a special meeting or the annual meeting to vote in new officers, he'll ignore this, handpick someone he likes and register them with the Secretary of State.5. He has a habit of always sending bills to the wrong address. And definitely don't try to meet up with him at a *certain* coffee shop nearby. He'll miraculously have an emergency, then disappear for several days.6. Although the ******** Condominium Act states board meetings can be recorded ((805 ILCS 105/******) (from Ch. 32, par. ******), he'll demand no recordings. He'll blame it on the condo board for a vote, but the constant reminders sound more like paranoia.7. The cancellation rate to get rid of him is $12,000. Meanwhile CAM license holders usually charge two MONTHS worth of a salary (approx. $1.5K-2K).9. Expect to be involved in dragged-out lawsuits because he'll ignore all bylaws and Rules and Regulations because he's vindictive.
