      I have been a homeowner at *** for three years and have attended approximately 90% of the board meetings. During this time, Ive seen multiple changes in staff under Hawaiiana Management, who currently manage the property.For the past three years, I have repeatedly requested clarification following these meetings and have asked on several occasions why ******* Rules of Order are not being followed. These rules provide a clear framework to ensure that ********* meetings are orderly, fair, and efficient yet this standard procedure has not been implemented.Homeowners are consistently told to direct questions to Hawaiiana Management, but responses are rarely relayed in a timely manner. Several complaints have also been submitted regarding the General Manager, who is under Hawaiianas supervision, including serious concerns about a hostile environment affecting staff and certain homeowners. These concerns have gone largely unaddressed. While management has stated that they have responded, their replies often evade the issues and lack meaningful detail.Additionally, meeting minutes are frequently incomplete, and there is no follow-up during the Homeowner Forum on matters previously raised. I understand that minutes are designed to protect board members, but there seems to be no comparable mechanism that ensures transparency or protection for homeowners.Given the significant HOA fees we pay for management services, I believe it is a fair and reasonable expectation that homeowner concerns be acknowledged and addressed promptly. Furthermore, adopting and adhering to ******* Rules of Order would go a long way toward restoring fairness, structure, and accountability in our meetings.

      Unfortunately our condo have been long time this management company. This is horrible management company. 1) Assign managers she cant contact most time. 2) so wanna try contact company but no more contact number and finally find number and called but the lady told me just contact to Assign manager. So how can we do work?!?! Assign Manager not working and not answering. All residents of the condominium were charged twice for electricity, with no explanation, and still no refund for 2-3 months. Also, additional special fees? are being added to residents' thermal sums, with no explanation.Where are our HOA fees going? No working and They are paid by the apartment owners without doing any work.

      This management company did not give enough time for home owners to pay the road maintenance bill.they sent it out in December 17th post marked , during the Christmas holiday and I did not receive it until December 21st in the mail. I do not think 9 days is sufficient enough for folks in ********* ****** to come up with the money and get it sent in on time. Now there is a 10% late fees to the total. People in ********* ****** are poor. There are no jobs here and by the time your get back from work the post office is closed so you will have to wait Saturdays or your day off to retrieve the mail. The bill used to come at least a month in advance. They did this to collect higher fees when people already have a hard time paying the road maintenance bill that went up $100.**** ********

      Thank you for your message.  It gives us the opportunity to explain our role as the Associations Managing Agent.  Hawaiiana manages the business and records of the Association.  We are neither a Site Management Company nor a Property Management Company.  This means that we take information from homeowners and provide it to the Board.  The Board is comprised of volunteer owners who are elected by the owners collectively within the Association.   Our main role is to collect payments as directed and approved by your Board according to their annual budget. Statements are mailed about 10 days prior to a collection date.  Your particular association has a ***** period of 90 days before late fees are assessed to the annual payment.  We do not have authority to make decisions regarding the fees assessed, and all money collected goes directly to your association's operating account to pay for expenses on behalf of your association.  Hawaiiana does not select the amount you pay to maintain your community, nor do we benefit from increasing your fees.  Please delete your complaint against Hawaiiana.  All of your complaints are not the result of lacking or poor service by Hawaiiana.  You elected to live in a community association and maintenance fees are required based on the costs to maintain the common elements of that community.  Hawaiiana is helping to ensure that your community and association are operating according to your Board's goals.  Please delete your complaint against Hawaiiana it is erroneously directed at the wrong business.

      Hawaiiana Management Company***** is intentionally interfering with our election and telling board members what to do because the board members are incompetent. I asked the *** to inform *********** that I wanted the two boxes of my backyard property or to minimize it to a tiny box. The next I knew, I was getting a $1,600.00 fee/bill for attorney expenses without first informing me. *** does what it wants and tells the incompetent board members that this is what they should do. It charges me without first informing me of the possibility of cost. The board members approve it because they're incompetent and don't know better, so they let HMC do what they please. So many homeowners dislike Hawaiiana Management Company, Ltd., that they are filing complaints at BBB and with Hawaii ****. This property management company needs a class action lawsuit to put them out of business. I have filed several complaints with BBB because HMC is a less-than-one-star company with bad intentions. Their intention is to manipulate the incompetent board members and make money from the association. I have complained about how bad their management and the people working there are. One of the things I want from this complaint is help with the number of formal complaints about *** so that I can post them on other social media and let homeowners know that they should never let this trouble-making property company manage their property.

      Thank you for your message.  It gives us the opportunity to explain our role as the Associations Managing Agent.  It is clear that your complaint is related to a disagreement with the Association's rules and legal requirements and not related to the contracted services we provide to your ownership and Board. 

      Hawaiiana is contracted to keep business records of the Association and has no decision making authority related to your Association or complaint.  We are neither a Site Management Company nor a Property Management Company.  This means that we take information from homeowners and provide it to the Board.  The Board is comprised of volunteer owners who are elected by the owners collectively within the Association.   Our main role is to uphold the decisions made by the Board and maintain the data, records and financial transactions of the Association.  We may sometimes assist the Board to complete work and projects approved for the ownerships common elements.  The requirement to comply with the rules of your Association and property are detailed in your Association's declaration documents. It is Hawaiiana's responsibility to relay information to owners upon direction from the Board and at no time do fines or legal fees go to Hawaiiana. All funds go to the Association's account to pay for expenses required to maintain the Association and the common expenses of the property. 

      We welcome this owner to contact our office and share his name and property information so that we can better help.  The claim to know our intentions are based on misinformation and are completely false.   Our team is very dedicated and works diligently to meet the goals of every Association and must follow the decisions and direction of the Board, State and Federal Laws.  The rules and requirements of each association's declaration documents are different and specific to their property. Our intention is to help associations to maintain their community and property to provide the highest quality experience.

      I reject Hawaiana's BS, as we homeowners know that what they explain may or may not be accurate. They do, in fact, give recommendations to the board as was present in the past, as the incompetence of the board president didn't know how to handle a citation, and *** told the board what to do. *** has a very poor rapport with the ******* homeowners. They are always defending themselves because of their lack of management skills. The board may ask them questions, and it's them that say yes; that is what we can do, such as using our money for *** legal staff to send attorney letters to us because "***" recommended it to the board. The board consists of volunteers with little to no experience running the proper board association. So, no, I reject the lies HMC, and because of this letter to BBB, I'm sure they will rack up legal fees against and lie about it. FYI, Hawaiiana Management Company *** has tons of formal complaints on BBB, and we're all pretty much saying the same thing. HMC is a one-star if that rated management company.

      Hawaiiana Managment Company is intentionally interfering with our ********* elections, and unduly influencing our members, with criminal intent to setup puppet Associations cross Hawaii in order to control Associations and for the purpose of ensuring Hawaiiana's dominance as the leading property management service in ******.

      The *** increased my dues and apparently my auto payment didn't reflect that. I spoke to someone at the office and requested that they forgive my late fee. She said that she would let the person who manages this know and they would be back in touch. They Never responded to my request until today when they sent me a letter increasing my late fee from ***** to ******. They have terrible communication skills and actually don't even care about the members. I am beyond frustrated. I could have paid originally but was told to wait and see what their response was and this is how I am treated really Not the Aloha spirit at this company. I miss our old management company!

      I would like to help resolve your issue.  Maintenance fees are set by your Association and timely collection of all fees are vital to insure uninterrupted maintenance of your community and services.  Fees are budgeted annually, approved by the Board and typically should increase each year.  Invoice statements or coupons are sent to each owner.  Hawaiiana simply assesses the approved charges to each owner and collects as directed by the requirements of your Association documents.  Hawaiiana is not authorized to waive late fees or make changes to your assessments.  We must instead, obtain your written request and statement of circumstances and then your Manager submit it to the volunteer Board for their review and approval.  I will send you an email to the above address to offer my assistance.
