    I have been renting the current house/address for 5+ years, never had an with the previous landlord (*************************) someone else (her nephew) took over the business. Was never notified of the change until I showed up in person to address an issue that needed fixed. Don't know his last name, his first name is *******. He came in to do an inspection on the house and informed me that he wouldn't fix anything that I was responsible for all repairs. I have received the paper work from the court house for the county and state showing what my tenant (renters rights) are and what he is responsible for as the landlord. He refuses to work with me on anything and refuses to fix any issues and has now threatened me with an eviction notice and continues to keep raising my rent now that I have addressed the issue again and let him know that I knew what both parties of the situation were responsible for ect. I have children at home that have health issues and all I am simply trying to do is make sure that the house is properly livable for the safety of myself and children.

    In September 2023, I took over operations for the business due to my mother in law's husband illness. All decisions are directed and made by *************************. In January 2024, an inspection was conducted. She did not request repairs in January and to this point to schedule with me to get these repairs made.  Tenants who report and schedule repairs to the office will get the repairs done.  She now complained about this issue coincidentally due to the fact that she has been LATE on every late rent payment for 5 years. According to **************** and Tenant Handbook of Georgia, we are only required to accept one late payment. With attachment, she has been late every month. We have been considerate of her situation and worked with her for 5 years now. We can no longer accept late payments. Despite the screenshots, ********* Rentals did not receive any requests from her about repairs.

    I am rejecting this response because: I have spoken with the current landlord (*******) multiple times about this issues in person and over the phone. He did an in person inspection himself to see this damages and what needed to be fixed as he stated in his response. However his response about what needed to be done was that I was responsible for the repairs needed and if I wanted to have them addressed properly (fixed) that I had to have the repairs done myself. I did inform him that I did not have resources or the money it would take to have the repairs done. However he has made repairs to the other houses on the property as needed including spending 5-6 grand on one single house on the property in order for it to be rented out to a other tenant after the last one moved out. My house in particular is singled out when it comes to repairs and yard maintenance which he pays someone to take care of. I'm not asking for anything out of the ordinary, just for the repairs to be done so that the house that I reside can be continued to be inhabited properly, if the county were to come in to my home in particular due to the repairs that are needed they would condemn it until repairs were made or even possibly have it torn down due to it's poor condition. I have kept every receipt that I have ever been given when it comes to paying my rent while living there and yes there have been certain times I have been late with the rent however, the rent and late fees have been paid in full but I have not been late with every payment, in fact it is even in my file showing that for the first 4-6 months of living in the home that I didn't have rent to pay because I myself and my boyfriend at the time who is now deceased had to make repairs before the house was livable and the deal we made with ********************* at the time was that we would not be charged rent due to having to fix and repair so much inside and outside of the home in order for it to be livable. I have never had an issue with ********************* herself as she was a very good landlord that was easy to talk to and work with and always had great communication with her tenants, she highly favored and appreciated. I've never had issues until he (*******) stepped in to take over. Again I'm not asking for money or anything that isn't feasible, I simply would just like the repairs made to the home as the condition that it is currently isn't even worth the 530 a month in rent that I currently pay. I do my best as a widow and single mother and I make sure to always communicate on my end to the best of my ability. I would greatly appreciate it if the repairs could be made in order to keep having a home/roof over mine and my children's head before the county decides to step in and condemn the home or worse year it down, which would then leave us homeless causing more problems than necessary.

    We are in contact with this tenant regarding repairs. An email regarding repairs was sent on 8/15/24. This is an ongoing process.
