      Black mold in apartment vents.Drinking Water Contamination - Contained cancer-causing metals, over the regulated EPA limits.Water intrusion during Hurricane ****** A homeless person was hanging out under her stairwell.Her neighbor across the hall is either dealing drugs or is some type of ****** or both. A man followed her around the complex while she was walking her dog.Her truck was broken into.Drug dealing/SWAT raids.

      Ms. ******* (or her mother)s report of black mold in the unit is simply unfounded.  Our inspection of the unit, using a moisture meter, found no leaks or water intrusion even after Hurricane ******, and there is no sign of mold, only dirty a/c vents that the tenant neglected to clean.
      Our water supply is controlled and managed by the City of Tampa.  We have not investigated, but it is difficult to believe that the City would allow its water system to carry dangerous metals in it.
      We provide on-site security that can respond immediately to issues like those mentioned in the complaint.  After investigation, the neighbor is not doing anything out of the ordinary; tenants and their guests do take walks and are not generally following specific individuals; and, if there was a homeless person hanging out and we were alerted, our on-site security would have asked Tampa PD to trespass and then ****** that person off the property.  We were not made aware of any of these issues until after the fact.  The security company records show that no reports were made to them, nor were any police reports filed about the alleged car break-in.
      The resident, and her mother, were looking for a way out of the lease and we did allow them to break it.  Attached is the mutual release agreed to by both parties.  This complaint appears to be an attempt to harass us or sully our reputation.

      Better Business Bureau:

      I have no desire to go back and forth with the apartment complex. Their posts are filled with nothing but lies. There was mold in my unit (reported), the community is frequented by homeless people (reported), my truck was broken into (reported), there are no security patrols, etc. They did release me from my Lease, after a month+ of drawn-out communications from Management. I reported the issues at the complex on 9/26/24 and was released in November 2024. 

      I have reviewed the response made by the business in reference to complaint ID ********, and find that the eventual resolution was satisfactory; however, this apartment community should hire new management, that actually cares about their residents.

      I am disputing your claim to my security deposit. For the following reasons.If I am paying for my water and sewer in the arrears, and I moved out on August 31, 2023. I should only owe for one month and not two. This seem like unfair billing practice. You are trying to keep $133.49 of my deposit and it should only be for one month if I am getting billed in the arrears. Per your letter: Less outstanding water/sewer/trash charges usage 7/1 7/31/2023$66.85 Less outstanding water/sewer/trash charges usage 8/1 8/31/2023$66.85 $133.49 I need a refund of $66.85 for being over charge.Next I paid a $500.00 pet deposit, I was not aware that I am exempt from paying a pet deposit and an extra $20.00 a month. When I told my ******* licensed mental health professional what I have paid she wrote another letter. I took my of provider ******* mental health licensed and a copy my Emotional Support Dog Information, I was told by manager that they could not find her and that she not licensed in *******. I went back to the office with a printed copy of her ******* licensed. Once the information was verified, I asked will my deposit be returned. I was told when I moved out. All my pet fees should have been returned and held.So, out of the $500.00 pet deposit $250.00 was returned. Now $250.00 is still outstanding and plus $100.00 for the pet rent. The total amount that is still outstanding is $416.85. Also was my deposit held in an interest-bearing account.

      In response to the water/sewer charges, the charges as billed in arrears.The last bill ******************** paid was on 8/2/2023 with an ach payment of $1391.86. That payment covered his August 2023 rent ( $1323.00) along with water/sewer/trash of $68.86 for the period covered 5/31-6/30/2023.  The final two bills shown on his move out letter  are for the periods of 7/1-7/31/23, $66.85 and final bill period covered 8/1-8/31/2023 $66.44.  These time periods were when ******************** occupied the unit. ******************** is responsible for these charges.

      In response to Mr. ********* concerns about his pet charges, in May 2022 he added a pet to his lease. He never mentioned that the pet was a service animal.******************** was charged our standard $250.00 NON-REFUNDABLE pet fee, along with an additional deposit of $250.00.  He was also charged our standard $20.00 monthly pet rent.  In April 2023 he came to us stating he got his pet certified to now be a service animal.  At that point we stopped charging him the $20.00 monthly pet rent. We cannot retroactively refund the nonrefundable pet fee that was paid a year prior. Again, at that time his dog was a pet not a service animal.  His $250.00 pet deposit was account for on his move out letter.

      ************************ security deposits totaled $600.00 ($350.00 Security + $250.00 Additional Security for a Pet) and he was refunded $466.51.  The only charges deducted from him were the water sewer charges explained above.

      I am rejecting this response because: I am rejecting Park Avenue Apartments. It doesnt make sense. The letter shows that anyone who moves out will owe two months in the rears for water/ sewer. Plus, I was never asked or advised about if I have a service dog, and it is nowhere on the Park Avenue Apartments website.

      In response to the charges for water/sewer. It is billed in ARREARS.  These two bills are for service dates in which ******************** occupied the apartment.  The bills themselves are attached, please take note of the service dates and billing dates.
      Attached you will find a notice sent to ******** in May 2022 when it came to our attention, he had an unauthorized pet in the apartment.  At no time until March 2023 did ******************** tell us his pet was a service animal or provide any proof of such.  We are not required to ask if a pet is a service animal. He was charged our standard non-refundable pet fee of $250 along with an additional deposit of $250.00. He also was billed our standard $20.00 monthly pet rent.
      In March 2023, notice attached, ******************** came to us and let us know his pet was now a certified service animal. At that point, as previously explained,we stopped charging him the monthly pet rent.  His refundable $250.00 additional security was accounted for on his move-out letter.
      We will not be revising any charges as they are all valid.
