    I signed a month-to-month lease for temporary housing with Aries with a term of 9/29/24 - 3/31/25. I prepaid the entire six month term totaling $42,780 ($7,130 per month). On October 15, 2024 I provided 30 days written notice of cancellation and moved out on November 15, 2024. The refund due to me as calculated and confirmed to me in writing by Aries is $30,231.20. As of today, 4/8/25, I have not received my refund and I intend to file suit. Since my upfront payment was made by credit cards I filed disputes with my credit card provider seeking a refund. Aries flat out lied to ********** and said they had issued me a refund when in fact they have not. These people are absolute crooks and should be thrown in jail for fraud and theft.

    We want to clarify that our communication with you has consistently been in response to the remaining balance after you disputed over $45,000 in chargesdespite services having already been provided and the unit occupied.


    As you are aware, when a dispute is filed through a credit card company, the funds are immediately withdrawn from our account and held in favor of the cardholder. These institutions typically side with the cardholder, leaving businesses like ours at a significant disadvantageeven when weve fulfilled our contractual obligations.


    We have not avoided communication or accountability. Weve simply been navigating a situation where the standard resolution process heavily favors the customer, and we are continuing to pursue proper resolution through the appropriate channels.


    We remain committed to professionalism, transparency, and service integrityeven in difficult situations such as this.

    I am rejecting this response because I only initiated a dispute for the $30,000 I am owed.  They have no defense to not returning this money to me.  I paid for 2 full months even though I only used their service for 6 weeks.  I provided proper notice of termination which was accepted.  They owe me for the remaining 4 months I prepaid.  This is a joke and criminal in my opinion.  Thats why Im putting the public on notice and filing suit.

    We want to confirm that Mr. ****** case has been addressed thoroughly. All relevant case numbers, refund details, and supporting documentation were shared with him directly. The disputed amount was adjusted to $30,000.

    As a gesture of goodwill, and once we receive final confirmation from Mr. ****** he will also receive an additional payment adjustment equivalent to one months rent in recognition of the inconvenience he has experienced.

    I booked a reservation with Aries through VRBO on 5/20/2023, for January 14th to January 28th.On January 10th, they cancelled it without warning. I called their office and they denied ever putting any listings on VRBO. I called VRBO and they confirmed that indeed they do.I now have to incur plane change fees and hotel cancellation fees, to adjust my vacation.

Our services and properties are managed independently and are not affiliated with VRBO's listings. Therefore, any reservations made through VRBO do not represent our properties or services.

    When you contacted our office, we aimed to provide accurate information regarding our operations and policies. We understand that the host of the listing directed you to contact Aries Corporate Housing; however, this direction was incorrect as our company is a separate entity and is not responsible for bookings made through other platforms like VRBO.
    We would appreciate it if you could share the listing information with us. With this information, we will be able to reach out to VRBO and file a formal complaint against the host for incorrectly using our company's name. This will help prevent such misunderstandings in the future and ensure the integrity of our brand.

    We contracted with Aries corporate rental for a short term stay in ***** ******* from Feb 3rd to Feb 28th, 2023 at **************************************. The short version is that we were evicted shortly after moving in. Aries was paid upfront for our stay. $5608.00. Aries failed to pay ********************* shore for the unit. We received an eviction to leave. We were not in good standing at the community and lost our trash pickup and pool and clubhouse privileges. We were subjected to a pretextual property inspection. We had to stay with family for a period of time until March. During this process i questioned the Aries rep about the nonpayment and eviction and i was lied to about the problem. I have proof that can be shown. Aries took the money and didn't supply the product.

    *********************** stayed with us for the month February 2023, Aries Corporate Housing provided him with the housing and the exact location/ exact 3D walkthrough. Mr. **** stayed for the duration of contract. Meanwhile, Aries Corporate Housing is in process of settling a dispute with Amelia ******************* as their payment portal is not active and all rent payments should have been sent via certified mail. This process was not disclosed to us until 3 days passed the rent due date which resulted in ****** issues a warning to Aries Corporate Housing, that has nothing to do with Mr. ****** stay or his access to the unit/amenities. This notice did not cause any discomfort to his stay, hence why Mr. **** stayed the entire month and is now requesting a refund without discussing it with us or our office. 

    All communications has been attached, Aries Corporate Housing will not comply with scamming and blackmailing.

    I am rejecting this response because:

    Aries has just lied regarding the money payment to ******. They were served an eviction notice for **** dollars which was two months behind on rent. Aries has said in the past to me and to ****** that it is a pay portal problem only to be caught in another lie. Aries is not permitted to pay by portal because they are behind in the rent and were already behind in rent when they moved me in to said unit. My family was afraid to stay as we were evicted by the attached notice. We were subjected to a pretextual property inspection and we're not able to use the office *********, pool and we lost our trash pick. This was not what we paid for in November. Aries took the money and stiffed the property owner and my family suffered for it.

    No access privileges were revoked, the communication between you and the community is against the move in instruction and user agreement. All communications must be done via Aries Corporate Housing. 

    If you were afraid why didnt you tell us then and why didnt you request a relocation? Why would you spend almost a month? 

    You are not an ********************** representative and you can not respond to us on their behalf, you must have forgotten that the app takes pictures everytime you open a door, would you like to see your pictures going using the amenities? What specific date would you like to see? 

    You are a respected man and this does not look good on you. What is going on between Aries and ****** is literally between corporate vs corporate. You and ****** can be sued for discussing Aries confidential information and then lying about it here while we have proof of you using everything, number of times you have used the app to get into the places. 

    If you want to know more about the app please take a minute and ****** LATCH and will tell you all about the recording. I am attaching your pictures from February 16th, 1:53 pm using the club house with your shorts going for a swim and one from February 27th (a day before leaving) at 11:19 am, using the gym. I have more of you swimming if needed.

    I am rejecting this response because:

    We were served the eviction notice and I contacted Aries who said all was good, by email. That was dishonest as all was not good. My family was afraid they were going to be set out by the Sheriff. The ****** was not serving our apartment, trash etc.  We paid Aries in November and they in turn placed us in a unit that was behind in the rent. I will not drop my case unless Aries pays for the rent. I will not be involved in their fraud.
