      Biggest Financial Mistake - Deceptive Sales Practices My partner and I were approached at the **** Zoo booth offering a "free" Hawaii stay if we attended a presentation. That decision has become our biggest regret and a complete financial nightmare. After initially declining, we went back because the salesperson told us ******************* would show up as "property ownership" on our credit report and help us when applying for apartments. This was a complete lie. As young professionals just starting out, we trusted this advice and signed based on false information. The problems kept piling up. Every "owner update" was advertised as one hour but turned into 2-4 hour high-pressure sales marathons trying to sell us more points. The website is nearly impossible to navigate - when we asked for help, they'd only demonstrate on guest profiles and refused to let us practice on our actual accounts, so we still can't figure out how to use what we paid for. The worst part? We were told maintenance fees would be $1,296 every other year. The actual bill came to $2,592 - literally double. We had saved for the lower amount and were blindsided. Even more shocking, nobody mentioned our future children would inherit this obligation and maintenance fees whether they want it or not. We feel completely scammed. From the zoo booth to every meeting after, we received misleading information and false promises. This has caused tremendous financial stress, and we can't even use the system properly. Do yourself a favor - avoid Hyatt timeshare presentations at all costs. That "free" vacation will trap you in debt for life.

      A Cautionary Tale: Marriott ************* Ownership Gone Wrong After purchasing a Marriott ************* timeshare in 2018, I must warn others about the deceptive practices and financial burden this investment has become. During a 90-minute presentation at ************ in **** Desert that stretched nearly five hours, we were subjected to relentless sales pressure from multiple representatives. Despite declining several offers, we were bombarded with new incentives and false promises that this was a sound investment guaranteed to appreciate. The sales staff assured us our points would increase to $18 per point, making our $44,000 purchase worth $72,000claims that have proven completely false. Most damaging was their complete silence on maintenance fees. Our original $2,180 annual fee has skyrocketed to over $4,200, with increases of 10-12% yearly. At this rate, fees will exceed $10,000 annually within yearsa financial burden that was never disclosed. Our ownership experience has been uniformly disappointing. Initial paperwork was mishandled and sent to the wrong room, compromising our personal information. Hotel accommodations were substandard, including a room with a non-draining bathtub. "Update meetings" promised support but delivered only aggressive upselling. When seeking guidance on effective ownership, my husband was insulted rather than assisted. We've struggled to book vacations and resorted to using points for golf, car rentals, and airline feesdefeating the purpose of ownership. Despite repeated requests, Marriott has refused to repurchase our points, even at $4-5 per point. The bottom line: Marriott's sales tactics rely on misleading promises about investment value, deliberate non-disclosure of fee escalation, and refusal to provide exit strategies. If you're considering Marriott *************, understand that the financial obligations far exceed initial promises. This was not the investment we were sold.

      My wife and I have been Marriott ************* owners for several years, and our experience has been marked by consistent misrepresentation, high-pressure tactics, and steadily declining service quality. We were never properly informed that maintenance fees would increase annually at alarming rates, creating an unexpected financial burden. The sales team pushed us to purchase additional points to reach "Chairman level," promising guaranteed reservations and upgrades, but even at this highest tier, we struggled to book desired properties despite planning 13 months ahead. We later discovered that full inventory isn't available during the premium booking window, making our expensive upgrade meaningless. Service quality has deteriorated significantly. Daily housekeeping became weekly "tidy" service, and during our June 2025 stay at ******* Villas, there were no cleaning services at all - we had to exchange dirty towels one-for-one for clean ones. Sales presentations were particularly problematic, with dismissive treatment when we declined purchases and misleading information about inheritance (children must assume mounting maintenance fees) and resale options (Marriott's "right of first refusal" makes selling nearly impossible). The combination of deceptive practices, escalating costs, and diminished value has made ownership untenable.       We purchased a Marriott ************* timeshare in ********* in October 2018 under extremely deceptive circumstances. During what was supposed to be a brief presentation, we were held for over two hours by salesman "Mo" who threatened us with penalty fees when we tried to leave after explaining we couldn't afford a timeshare. Under this high-pressure coercion, we felt forced to sign up for the cheapest option just to escape.We were rushed through over 50 pages of paperwork with only brief explanations from the loan officer, never given proper time to review the terms, and were not informed of any cancellation period. The sales presentation showed us luxurious room replicas and led us to believe this was a resale-worthy real estate investment, when in reality the contract contained no resale provisions.From November 2018 through July 2025, we paid $29,252.34 in principal and interest plus $11,066.87 in annual maintenance fees, property taxes, and club dues. For over $40,000 in payments, we were only able to take 5 short trips totaling 2-5 nights each, proving the promised value was completely ******** seniors aged 60 and 65 at the time of purchase, we were specifically targeted and exploited through predatory sales tactics. The misleading information, undisclosed terms, and high-pressure environment constitute clear deceptive business practices. We strongly advise others to avoid Marriott ************* timeshare presentations entirely, as they use manipulative tactics to trap customers in financially devastating contracts with little to no actual value delivered.

      A Warning to Future Victims of Marriott ************* I am writing this review as a desperate warning after falling victim to the most predatory sales tactics I have ever experienced. In July 2022, while staying at Marriott Beach Place Towers in ***************, we were approached with promises of "comping part of our vacation stay" if we attended a "short presentation." What followed was four hours of high-pressure manipulation that has cost us over $20,000 and countless sleepless nights. Sales representative ****** ******* never once used the word "timeshare." Instead, they painted pictures of flexible travel, elite benefits, and a "smart investment that gains value over time." They claimed this was a limited time offer following COVID and insisted we would lose the opportunity if we didn't purchase that day. Under relentless pressure, we crumbled and were rushed through electronic signing without proper explanation of terms. The promises were all lies. Their website is impossibly difficult to navigate, with no availability for our desired dates even when booking months in advance. Customer service calls go unanswered, and their claims about reselling unused weeks led to us being scammed out of an additional $2,100 by a third-party company. Despite spending over $20,000 on down payments, mortgage payments, and annual fees, we have received exactly zero nights of travel. We were never told about rescission rights, never informed this was a mortgage, and never warned about rising fees or that our children could inherit this debt. The contract documents were placed on a USB drive we couldn't even access. This "vacation club" has caused nothing but financial strain, emotional frustration, and ongoing anxiety. Please learn from our mistake and avoid any Marriott ************* presentation at all costs. Don't let them ruin your financial future like they ruined ours.

The Marriott ************* Destinations Exchange Program has been designed to provide a flexible, easy to use, points-based enhancement for vacation ownership travel. Benefits of the program include a choice of any Marriott ************* Resorts, check-in any day of the week, any season of the year, single night to a multi-week vacation, and accommodation size from a studio to a 3-bedroom townhouse. Owners can schedule vacations using one of four exciting vacation options including the Cruises, Hotels, and More, banking vacation club points from the current year balance to be used next year, borrow ************* Points from the next years balance and add to the current year, or use vacation club points for reservations. Transactions can be accomplished by calling a Vacation Ownership Advisor or visiting the owners ********** disclosed in the purchase agreement, owners sign their understanding and acknowledgement that the salespersons representing the seller in connection with your contract do not have authority to make any statements, promises or representations in conflict with or in addition to the information contained in the contract.       As a registered nurse who values honesty and ethical practices in all aspects of life, I feel compelled to share my devastating experience with Marriott ************** Over nearly a decade, my wife and I were systematically deceived through high-pressure sales tactics and outright lies. We were promised that what we purchased was a "real estate investment". My wife and I were told maintenance fees wouldn't compound (they skyrocketed to $6,000 annually) and they assured us that we could generate rental income and that resorts were "owners only" - all completely false. During three separate presentations lasting ***** hours each, we were manipulated into spending $38,000 on a product that delivered none of its promises. The most egregious violation occurred in 2022 when they deliberately withheld our contract until after the rescission period expired, denying us our legal right to cancel. Despite over 100 booking attempts, we couldn't secure reservations at desired destinations yet found non-owners staying at the same "exclusive" resorts through *******. When I suffered a heart attack in 2024 mounting medical bills created financial hardship. *** coldly offered only foreclosure as an option. Their predatory practices specifically target healthcare professionals and other hardworking families, exploiting our trust and dedication. As someone who took an oath to "do no harm," I'm appalled by their systematic deception and complete lack of corporate integrity.

      We are trying to exit the program after purchasing in 2008. Our account has been paid in full. We have submitted several requests online, made several phone calls spending hours on hold. With no response, and poor customer service. I only hear - be patient. But we have been patient waiting over a month for a response back on how to exit the program.

      We are BEYOND frustrated with Marriott Vacations. What we've been through has been a nightmare. We've been trying to work with them, but they refuse to do anything but threaten to foreclose on our account if we don't ****** all started with their high-pressure sales pitch. They kept us there for over 4.5 hours, asking personal questions and preying on what we said we wantedadults-only, all-inclusive vacations and trips to *****. But when we asked for a minute to think about it, their entire demeanor changed! We were told it was "now or never," and we were so exhausted and pressured that we just caved and signed. They rushed us through the paperwork so fast we couldn't even read it, and the flash drive with our documents was incompatible with our computers. Then, we found out we can't travel when or where we want. There are only two mediocre adults-only, all-inclusive resorts and there arent any properties in *****. The entire pitch was a lie. The reality is nothing like what was promised to ***** continue, we tried to get a deed-in-lieu to end this. They were the ones that offered it, only to end up with their finance department saying we don't even qualify because we have a loan. Almost immediately after, they sent a foreclosure statement. They are refusing to work with us, and to make things even worse, they've suspended all of our Marriott Bonvoy points. This is a cruel, predatory tactic, and were telling you now, DO NOT sign anything with this company!

      have been a Marriott/Vistana ************* owner for over 15 years, and my experience has been nothing short of frustrating and disappointing. My wife and I purchased this timeshare many years ago, and despite spending a significant amount of money on it, we rarely, if ever, used it. Now, after my wifes recent passing, I can no longer afford this on my own and simply want to cancel. Unfortunately, that has proven to be an impossible task.I have followed Marriotts instructions to the letter, submitting FOUR separate cancellation requests through their online exit system as directed by their staff. Yet, no one has gotten back to me. *** also called their representatives multiple times, only to be told conflicting stories. One representative claimed my request was under review by the exit team, while another told me my request hadnt even been received. How is it possible for a company of this size to have such a disorganized and unresponsive process?This entire ordeal has been exhausting and disheartening. After years of ownership and payments, I feel completely abandoned by Marriott. Its clear that either their departments dont communicate with each other, or they simply dont care about their customers once theyve taken your money.I would strongly advise anyone considering a Marriott timeshare to think twice. The lack of transparency, accountability, and customer service is appalling. Save yourself the headache and avoid getting involved with Marriott *************. Be awareonce youre in, it seems impossible to get out.

      We have had a very frustrating experience with Vistana and feel completely misled. Despite reaching out multiple times to resolve our concerns, we are consistently told, "We can't cancel your ownership until it's paid off." Why would we want to pay for something we were misinformed about?We purchased a Westin Nanea ownership in 2018, and it has been nothing but a regret since. When we inquired about exiting the ownership, the only options presented were to pay off the loan in full (plus ongoing maintenance fees) and then pay an additional administrative fee for a deed-back process, or to default on the loan, which would severely damage our credit. These limited options are extremely disappointing for customers who feel they were misled from the ************ make matters worse, while Vistana acknowledges our dissatisfaction, their responses focus on encouraging us to use the ownership for vacations instead of addressing the core issue. This approach fails to resolve the concerns of customers seeking a fair resolution.We no longer want an ownership we feel was sold to us under misleading terms. Vistanas lack of flexibility and unwillingness to address legitimate concerns have left us extremely dissatisfied. If you are considering working with Vistana, we recommend thinking carefully. This has been a deeply frustrating experience, and we hope others can avoid going through the same ordeal.

Unfortunately, we cannot offer an exit program on contracts with an open loan. As a mortgage bank, we have a fiduciary responsibility to manage collections in a fair and consistent manner and it is simply not possible to cancel a binding real estate agreement of this kind. You do have the option to list your property for resale on the open market for a price that you deem fair and reasonable. The process is similar to selling a home or any other form of real estate.
