Purchased a MH from Sunbelt August 2023. ********** agent lied about why owner was moving. Agent stole landscape rocks,and solar panels and the chargers. I have pictures. Sunbelt never complied to the sales contract. Repairs/addendums were not completed nor compensated. I sent them proof of theft by agent and call logs showing when they and their repairman communicated. Sunbelt asked for an additional $500.00 from agent,seller and buyer to do all the repairs on inspection report as well as replace the missing solar panels and chargers that were removed AFTER closing and have their repairman connect. Never done! Per inspection, the blocks under home were to be leveled. Only repair made was drywall/baseboards and paint. After months of daily calls of me asking to get all this done and I saying just get solar panels and chargers done they offered me a check. It was for $101.00! This company did NOT fulfill the sales contract promise and after providing proof of their negligence and sales agents repeated lies and theft I will continue to voice my negative opinion to my neighbors and any prospective buyers.Business Response

There was an addendum to the sale signed by the seller and buyer on July 21, 2023 stating: Seller agrees to put $500 in escrow from proceeds. Buyer agrees to put $500 in escrow. Sunbelt Home Sales agrees to put $500 from commissions in escrow. The money in escrow will be used for repairs, level the home, dry wall cracks, aluminum pole on front, fix siding(minor) All work will be invoiced and remaining balance will be split between the 3 parties. Owner of Sunbelt will get contractors.
Repairs were completed by ******************************** for the amount of $1,150. Reimbursement for balance of $166.66 was returned to each party for the difference of the $500 held in escrow from each. In the end, Sunbelt and the seller each put in the amount of $333.34 to make the buyer happy. The home had an inspection done and was sold "AS IS".
The items such as landscape rocks, etc were taken by mistake from the seller. The sales agent went and got them and brought them back to the buyer's home.
We are unsure why after 15 months, the buyer is now putting in a false claim against Sunbelt.

The seller left brand new furniture in the home for the buyer. These items were not listed on the purchase agreement. Sunbelt's agent also purchased a new solar panel battery pack out of her own money to replace what the seller took.
We have attached photos of furniture which was added to the home after the pictures the buyer had submitted. The pictures are of new furniture items (that were not included in the home, but was allowed by the seller to let the buyer keep.
Sunbelt and staff went above and beyond to make the buyer happy.

The mobile home was NEVER leveled and the solar panels were never hooked back up or a charger returned. Solar panels were taken off the home as closing was happening. I am bringing this back up because I feel this has been on my chest for to long as I struggle to pay the bills on SS income and feel the money spent to level the home and feel having solar panels would have helped on my bills. I want my opinion on the way this sale went to be known on here. The home was being shown with furniture and I told ****** ****** the agent if everything I see stays then I will make a cash offer based on these items. I was assured items stay. Later before closing a van from a neighbor allowed to park under carport hit the home knocking it off level and bent the aluminum frame, pole and wood deck severely. This company proved they are not wiring the panels nor anything. Fine as I want my complaint be on the BBB.

We purchased a home through Sunbelt in August 2024. We specifically asked if there was a vapor barrier multiple times, and we were finally told yes there was. Not having a vapor barrier would have been a deal breaker for us. ** ********* was the agent and was not at all upfront and forthcoming about anything we asked - in fact became outright rude over questions about the roof, the appearance of old leaks and of course the vapor barrier. The seller agreed to fix the old leak and we were told there was a vapor barrier so we went through with the purchase. Today 9/5/24 we had a company come out to do some checking and estimates as we had found some soft areas in the floor which happens on older homes and we understand this. We were not prepared to be told the home is missing 4 tie downs and that there is not a vapor barrier and never was one since the subfloor style is honeycomb and a barrier can not be attached. I am not ok with being lied too and I hope other buyers steer clear of ** ********* and Sun Belt. What should have been a happy situation has turned into complete disappointment. We paid a large fee to Sun Belt which included an inspection. Im fairly sure nobody bothered with the inspection at all.Business Response

As the owner of Sunbelt Home Sales, **** I was asked to intervene with this couple on this sale. I sat with them for 1.5 hours and explained to them that this home was a 1970's home. It had water damage. We could not verify the extent of the damages. No one could. I actually recommended that they should not buy this house because it may need additional work. We decided to look for other homes, and I helped them locate other properties. Unfortunately, they were under a major time crunch and all other inventory, wasn't in their budget. They could not afford it, so they decided on this home. The seller seemed to do a fine job fixing it up, but Sunbelt certainly wouldn't know or warranty any repairs needed. We leave that to licensed inspectors. A license inspector did inspect the property, but the buyers only ordered a 4pt inspection and not a full inspection in order to save money.
As for the direct attack against ** *********, ** wasn't not working for the buyers. He was working for the seller's. Another agent, **** was working with the buyers. It would have been that agent's responsibility to help the clients. I know she did, because I was helping them with her.
Bottom line is, unfortunately, when a home is so old, it's hard to tell what is actually going on with it, until you are living in it. That is why we recommend full inspections.
Please see attached inspection and the contract signed by the buyers.
Please note #9 on contract states: "Buyer acknowledges that the Seller and/or Broker has not made any warranties, either expressed or implied, as to the merchantability or fitness of the home and that there are no warranties which extend beyond the description of the face hereto".

I am rejecting this response because:As I stated quite clearly the issue that prompted me to file this complaint was not about the age of the home or the previous water leaks that were repaired, it was about being straight out lied to. The question was asked multiple times about a vapor barrier both by my husband directly to ** and also by our Agent to **. Our agent was told there was a vapor barrier. As far as the inspection goes we were not offered anything but the 4 point, and also never received any type of findings or proof an inspection was done. There is no personal attack on the Agent ** *********, just plain old truth. He lied, and was rude period. In fact the whole reason you (****) got involved was because ** was not answering our agents calls while we were all sitting in the office ready to take ownership. We are not looking for any reason to get out of the home and will make the needed repairs ourselves, my problem is the integrity of the company and their dishonesty - not to mention trying to throw shade on the customer to make themselves look like they did nothing wrong. I dont want others to fall victim to a shady used car sale and the power of social media and Nextdoor can help spread that word. Too bad some people can not just take ownership of a situation, admit to the wrongs and simply apologize.

Back in March of 2022 I was looking at buying a mobile home in a Umatilla park. I talked to Bob and he said nothing was available so I gave him my card and asked him to call me back (he never did) when something became available. I went back in June and there were several homes for sale. I put a deposit of $4,000. on the one I liked to lower the price at the day of closing. My realtor was with me with I signed the contract and Bob said I wouldn't need to have an inspection because there had been 2 and they both passed. Everytime I went over to see the house I would find more and more problems. So I contacted SunBelt asking for a refund and I was told by the office manager that my 10 days had expired and I couldn't get my money back. I asked that the owner call me so I could talk to him and he wouldn't call me. I also continued to call and I couldn't get anyone to listen to me. The first inspection was done by SunBelts own inspector so of course there was nothing wrong. The second inspection was not passed. I feel that this company lied to me and and I am due my refund. This situation took place over a year ago. **** ****** canceled her inspection with our company. She said our agent showed her previous inspections. Our manager spoke to her and documented this on 5-19-2023. Our agent would never advise that she not get one. He showed her so she could compare the inspection. If it was not satisfactory and she had concerns why would she cancel hers? The buyer was very difficult and bucked the system in every way she could. She even showed up at sellers house without an agent on multiple occasions. She was constantly wanting to adjust the contract after being at the house and seeing items that interested her or would changed. This was after she had signed an "as is contract". As far as the owner not calling her back, I absolutely did, she went through the entire staff, when she did not get her way. The home was off the market for nearly a month and the seller did not want to return the deposit. The decision to return the deposit is strictly up to the seller, not SunBelt Home Sales. This again was after she had signed a contract with SunBelt Home Sales. On the contract number 2. states default by buyer, the deposits are forfeited.

I reject the response from this person as it is untrue and feel this person may even be confused, as this did happen over a year ago. We never gave her the key. The office manager, myself or the agent. She may be referring to the park manager who doesn't work for SunBelt Home Sales. I am not sure I understand the friendship click that is going around at that park. You stated that you had a realtor with you when you signed the purchase agreement. The realtor would have advised to get an inspection. Getting your own inspection would have given the chance to compare with the past inspections and would have been best. You called and cancelled the WDO inspection with our office manager, said you didn't need it on May 19th, 2022. We sent closing and wire instructions to you and didn't hear from you until May 25th, 2022 that you were backing out of the deal. Unfortunately management of SunBelt Home Sales was not there. We rely on the contract. We have the buyer, seller and agent sign so we know what is included and agreed upon.

I am rejecting this response because: This man is lying through his teeth. I have a witness that was with me when the agent said there were 2 good inspections and he suggested that I don't need a third one. And yes, there were many, many things wrong with this mobile. It would not have passed inspection due to many problems. Again, David NEVER called me. I can't stand all this lying. There are other people in the park that are not happy with SunBelt. We are considering a joint lawsuit with this company and we all have proof. I just want my $4,000. deposit back.And why in the world does he care if I went to the house without an Agent. Buying a mobile home is like buying a car, I can look at it all I want to. Also your agents are not REAL ESTATE AGENTS. I was a REALTOR and had to go to school and pass a tough course, these folks don't know all the laws.

We had signed a contract that mentioned nothing about titles being held as collateral and wanted to fire said agent and sunbelt home. they held our titles to our home for ransom asking us to pay 1000.00 to have them returned.
In the first place I was not ever required to give title. Agent never brought one person to show home in fourteen days won't release listing. Asked us to sell to a man who had no funds to buy and remove listing for 30 days. Costing us lot rent and promising to sell home for 59999;99 her first visit then dropped price 10000.00 and conveniently her commission goes up 2 percent for anything under 50000.00.
We were lied to about people seeing home and not liking outside and showings because several clients called us directly and said she said she couldn't get ahold of us to show home.
Comps say that a 1052 square foot sold in area for 59999.99. At 1082 square feet but ours was only worth 30 a square foot and that a HVAC unit was to blame. We have the HVAC and made a 2000 concession for repair by dropping price 10000.00?

We have a listing contract with Ms *****, she wants to withdraw her home from being listed. We told her we could do that if we follow the legal contract she has signed and agreed with. We have brought her a full offer contract and deposit to sell her home and she didn't want to agree to the offer. She then stated comments about the agent which are not true. Her home has been shown and people are just not interested in it due to appearance. She did agree to pay the fee owed to Sunbelt for canceling the contract on Friday 10-14-2022 both verbal and email. I am not sure what has changed since then. I have attached a contract, emails and some very disturbing text messages, we have received from said client. She appears that she is unstable and possibly under the influence of something. She is very back and forth with this issue and we have not reached out to provoke any change in the situation. We have done nothing wrong in this situation. We may be reaching out to the authorities and reporting this as terrorism and damage of property. She should not be able to bad mouth a company for holding to a contract she signed because she changed her mind. She honestly owes us full commission, fees and possibly legal fees if we go the next step to settle this issue. Thank you for your time.

The agent never brought me a full rice offer contract. I had already dealt with that client who was unable to secure funding. In two weeks no one not one client was brought to see home. I never called them and threatened.
Then you accuse me off being under the influence which would then make my contract null and void anyway.
I simply asked for my home to be released from listing and you can see that's not my phone number. On the documents provided. I have only ever spoke through email to have listing removed. I owe you nothing if I fire you.

That is correct, the offer was presented to her and she did not want to accept, which is her right. The buyer agreed to offer full price but we were not able to communicate with her for the counter offer. She did not want to work with this buyer. Again nobody told her she HAD to take the offer.
The issue we have is that she has a contract with us and did not follow through. I explained to her she could cancel the contract, we would need to follow the procedure to end the contract. She agreed in an email as well as a phone call, she would be at the office to pay fees owed on 10-21-2022 because she went over the contract with me on the phone so she knew what the fees and terms were. She signed and agreed to the contract. We at no point in time asked for her titles, she insisted the agent take them as well as signed them. Our office policy states the titles are presented at closing we do not request them. We also didn't refuse any request from her to pick them up, we only received threats.
Again we cant make people interested in a home. There was no interest out there for the home to be shown often. Our agent did show the home a few times but did not get any offers.
The text and pictures came from her son, who at this point had nothing to do with this, she apparently got him involved. I do not know if she or her son damaged the sign, which is property of Sunbelt Home Sales. This complaint is not valid, she got upset she owed money and was looking for a way out. That is the reason she transferred the title into the name of someone else. She did this in the time we addressed the contract and the day she filed this complaint. Doing what she could to avoid us and sending an email saying she would be in with a check, the email alone shows she is aware of what is owed and she knew she was responsible for the fees. She was trying to buy herself time. We have a legal contract with her as we have already submitted. The outrage and threats were not needed. We are just following procedure for the situation. This is a good example as to why we have these contracts. It was signed by all parties in agreement to the terms. The contract states what she is responsible for.
I do not understand the complaint? Again is it because she owes money? She agreed to and signed the contract, or is it backlash because the owner of the company simply stated we will move forward with legal. Thank you for your time and I apologize if this response sounds repetitive.
