    We are a tenant leasing two suites from Vida Real Estate Properties. Since the beginning of the lease expansion we saw evidence of rat feces. The Landlord's attempts have continuously failed with the rat abatement. We have requested structural repairs to the building foundation however Landlord has yet to provide any dates with further repairs. They claim to be trying to solve the issue however we cannot use the space and have still been paying with no relief from the Landlord whatsoever in that regard. It is coming up to a year now and we still have another year left on our lease with no early termination clause. We have a gift shop and wellness center that are affected. I am a licensed massage therapist and registered yoga teacher. My concern is the quality of the air as rats die in the walls as well as the urine and rat feces contaminated the environment. We want to get out of here asap as we feel we are breathing toxic air and are unable to schedule long term classes and event out of fear of hearing and smelling the rats inside the walls. I asked for a date on the remedies and was told by the owner, ****** that he does not have a date for repairs and that he does not care who I contact or call about this problem yet we still have to and are paying all of our rent, CAM and taxes. I attached emails for the first notice to the landlord the very next day after accepting the lease as well as emails for today of what is still going on with no resolution.

    Hello,
    We have pest control services at the unit, the pest control company comes and inspect the property on a monthly basis. We’ve been diligent on closing holes and all possible entry points as soon as we can identify them. We have spent thousands of dollars on sanitizing vents, covering holes and will continue to do so as the problems arise. However, the tenant does not allow us to fumigate or to set up traps inside the unit. Rats in Washington DC are an ongoing issue, we have never refused to assist tenants and we will continue to do everything that we can without sparing any expense to resolve this issue. Please find attached a text from September 22 where the tenant indicates that the problem is under control.
