      New Age Real Estate was the property management on a property that was previously rented by myself. Upon move out documentation was requested by myself from New Age Real Estate: Specifically "****************** Team" that was denied. They also cut off my access to the tenant portal where I could have accessed this information myself. This has resulted in months long disputed on work they have unlawfully charged me for on "repairs" on the rented unit. I was charged for repairs that did not take place, and repairs that were never legally applicable. They have lead the owner of this unit astray and given him incorrect information and advised him to proceed with un-lawful charges.

      The owner held this deposit and the dispute is between the resident and the owner. The owner has followed up on these requests directly with resident. We believe the matter has been agreed to and settled.

      We moved into Park Hill ******* in November 2021. We signed a total of two leases the duration of our stay. Upon moving in we paid $1745 for a deposit in addition to $1745 rent. Our lease was up August 31 2023. We moved out on that date. We thoroughly cleaned the apartment and left it in pristine condition. We cleaned the carpet as well. We left it in better condition than it was when we moved in. Every time they did an inspection they praised how beautiful we kept the place. There was absolutely no damage anywhere to anything. I had to ask for my deposit back for two months. When they gave it back, they only gave me $900. They sent a bogus list of work they had to do which included the following fees. $90 move out fee.(no lease was broken) $$62.50 returned payment fee(we never made a late payment of had any payments returned) unless theyre charging us for paying our deposit back. $$10.98 lightbulbs fee. $$421 carpet cleaning fee.(we cleaned the carpet and it was hard and crusty when we moved in which I stated in the move in list prior to moving in) $200 cleaning fee for the kitchen,cabinets,appliances,baseboards,bathrooms,vents and laundry.(all of that was cleaned immaculate and I have videos to prove it. I also sent them videos of the move out walk through so all of this is lies. $60 labor fee to replace lightbulbs and touch up paint. There was no touch *** needed. These are ridiculous charges that cant be legal. They are lies and they know it. I have several videos to prove everything that I am saying and I dont feel that this is right. This is absurd and they are making up stuff to keep my money. They gave me $900 back and they still owe me a total of $844.48. This should be against the law to do people like this. We never gave them issues and we paid our bills on time even when our rent went from $1745 to $1845. They wanted to charge us $1945 again for a 2bed 2bath condo so we moved out. They were greedy and it wasnt stopping. Started scamming us.

      Hello, 

      The the move out charge and carpet cleaning are outlined in your lease ********* and section 11. We have photos we can provide for cleaning, this was also only a portion of the bill. Lightbulbs and cleaning are outlined in the move out email which was sent to the residents on 5/25/23. The charge for $61.50 was accidentally classified as a reentered payment. It was actual for prorated rent for September 1st when resident was still residing in home.

      I am rejecting this response because: The residence was not occupied on September 1 so that is a bold face lie. The apartment was empty and completely cleaned out by August 31, 2023. If they dont have photos of the carpet prior to cleaning it then that is also a void and a lie because the carpet was cleaned along with everything in the residence. We left it in move in ready condition. Not to mention that the carpet actually needed to be changed upon us moving in. Show photos of before the cleaning they supposed to have done after we left. Show photos of the residence prior to all of the repairs and everything else that they are claiming that are lies. You cant charge people for moving out when their lease is up. Especially after you go up on rent $100 each year. In total $200. That is absurd and if we have to go to court, Im ready. I am okay with letting a judge decide. I feel scammed and taken advantage of. They charged extra $100 fees to renew the lease and they want to charge for not renewing the lease. None of that is sensible for business. Especially when you had tenants that took great care of the property and never made late payments.

      We feel all the charges are justified per the lease agreement, these are very clear. As a one time courtesy, in an effort to resolve the issue and part ways on good terms we are willing to credit you $200. This is our final offer to resolve the situation. We are happy to plead our case in court if you prefer.

      I am rejecting this response because: I dont understand what the $200 offer is for exactly. Even if I accept the terms of the lease as you are explaining pertaining to the move out fees and carpet. Im still not understanding how you charge a $400 cleaning fee when there was nothing to clean. How do you charge for something that is non existent. I will accept $400 for the cleaning fee and end on a good note with you guys because I know that I can provide proof of the fact that there was nothing at all that needed to be cleaned. Not an appliance, not any baseboard, not the refrigerator, walls, tubs, sinks or anything in the apartment. NOTHING was left dirty including the carpet so if you are really trying to make things right then you will meet me halfway and pay me back $400 for the bogus cleaning fee. None of this is fair to me and Im still the only one taking a loss on every level so Im open to that to move forward. Im really not but Im willing to settle for it.
