I hired Revo Renovations to build an ADU at ******************************* It took me 2 years and figuring out he wasn't a licensed contractor and contacting the Contractor that pulled the permit for him to get it finished. I finally received the ** in May and have been trying since then to get him to fix issues that remain: I paid for a bathroom fan, it wasn't installed; 2 windows won't open; 2 gates won't open; there is a leak coming from the garage somewhere; instead of installing a separate energy meter, he moved the meter from the main house, installed it on the **** and moved the billing from the main house to the **** I have documentation I can provide from both text and email. I'm hesitant to submit this. If you contact him, please let me know so that I have fair warning.Business Response

There was some miscommunication between the client and Revo Renovations but we did try to correct the issues. I am a licensed contractor in the City of ******* At the time of this project I was operating as a supervisor under another contractors license until mine was approved. This was fully disclosed to the licensed contractor and he was aware of this project. He also helped after completion trying to help resolve he issues the client. The bathroom fan was not installed and we have offered to install it but have yet to have communication from the client as to when she would like us to do the work. She asked for the **** subcontractors information which I provided as she wanted to deal with him directly. According to him she has not followed up. The two windows do operate but we were told they are sticking. This information came from the client in an email. This is not an accurate statement. The fence gates do open as well and the fence contractor has called multiple timed to meet her and look over her complaint and has not received a return phone call. There is no leak in the garage only runoff from the roof. We have asked for evidence of the leak and the opportunity to look at the problem and have not been called back for access to the garage. The power source for the *** was connected to the house as well and I am still trying to determine why *********** decided to run the power this way rather than have two meters. Again there is no communication from the homeowner so I cannot get too far into figuring this out. Lastly I have already hired an attorney to go over all of the accusations and other things that she has said in order to keep a record. There is a lot of exaggeration and lack of evidence for her claims. I have been told not to go into the *** to look at any issues and the subcontractors that have had communication with her have expressed to me that they find her hard to deal with and rude. Lastly I still have not been paid the final balance on this job after providing all of the receipts and fixing multiple requested items. I am still willing to try and get these items fixed. The last email I sent was never responded to and then this review showed up at the BBB. I am not sure why you need her permission to contact me or a warning but as this will be public and I will be happy to go over the details with anyone.

I am rejecting this response because:The permit was pulled on this project over 2.5 years ago. After a year and a half had gone by and there was no timeline for completion, Revo told me hed no longer talk to me (See Exh A). It wasnt until I dug into the building records that I found out he wasnt the contractor on record. Whether or not the guy who pulled the permit was aware is irrelevant. He wasnt up front to try and get the job finished. He suggested I tell Revo that hed be charged a daily penalty until it was finished. Revo refused and decided to get an attorney involved. After repeated emails and texts from Revo blaming me for his lack of performance, I ceased communicating with him and started emailing his attorney directly until the attorney told me his client instructed him he should no longer be providing legal advice and that I had all the invoices so I could contact the subs myself to get items fixed (See Exh B). It took Revo over a month to respond to his own attorney with this information and in that time I had to pay out of pocket to get the **** unit fixed after it leaked all over a mattress.
In regard to the balance for this project, I have yet to be provided with invoices that match what he claims to have spent. As an example,the files he sent me include receipts for 2 hot water heaters, 2 toilets, 2 garbage disposals, and 2 of all the necessary accessories to install these items (See Exh C). The unit only has 1 of each. There are several files that are estimates (which are not invoices), files w/out the unit address on them, etc. In addition, when we started the project, I told him I couldnt go over the estimate. He assured me the costs were correct as he was building his own unit and knew them to be accurate (See Exh D). To date Ive paid well over the estimate.
The windows and gates do not function properly, and the Xcel meter issue is a nightmare. Had someone called me to fix them, why would I not call them back? All I want is this to be over. See Exh E for the last communication I had with Revo asking him once again to have these subs call me. He also ignored repeated attempts by the supervisor of the **************** at ****** water to contact them to fix the swell (see Exh F).The sub that was to install the bathroom ceiling fan told me Revo said he had talked to me an told him to skip the fan. Revo denies this. Im not sure where the truth lies. This sub has said hed install it but as of this writing, there is no date on the calendar for it to be done.
I have since gotten an attorney involved as well and hired a licensed contractor, recommended by the attorney, to put together an estimate of everything that needs to be fixed. Its been over 2.5 years. Its incomprehensible how Im still having to deal with all of the issues.

I have offered to repair the items that need to be corrected but at this time I have not received all of the accurate pictures of the work that needs to be done. ***** has expressed her desire not to have me at the property to look over the issues and instead asked for the contract information for the subcontractors. They have reached out to her but only one has confirmed she has called them back. That is **** from ***** Heating in regards to adding the bathroom exhaust fan. This fan will need to be vented through the roof and I will need to coordinate with the roofer to be there on the same day. Also the electrician will need to be there to connect the fan and install the switch. This repair cannot be managed by ***** and at this point I am no longer going to send my people over to her ADU without my supervision. These arrangements will need to be made directly with me. Then I will have the opportunity to look over the other items that have been asked to be repaired. There continues to be gross exaggeration and mistruths about timelines and the contract on this project. The permit was issued on 6/14/2023 (Copy Attached) The build was completed approximately a year later. It did not take 2 1/2 years as she stated. Also the contract was approved for a set amount and accepted by *****. She exceeded the allowed budget on numerous items and added additional work to be completed. This is all outlined on the estimate that is attached here. Also note the estimate was approved on 3/8/2024. This was the agreed upon contract. She exceeded her budget and the receipts show that as well. She did not pay extra for an additional toilet etc as you can see on the bid that this was an allowance item of $1000.00 which again she exceeded and was never charged. If you ad up all the line items you will see she never paid for the extra change orders. This along with the negative comments and attitude throughout the build process led to me not bothering to pursue what is owed. Her comments of stating she knew how to tile work, had expert friends all proved to be exhausting and mostly inaccurate. As you can see this continues here with the BBB. First it was to me directly and after her comments that she felt threatened by me I hired a lawyer. Then she exhausted him with the same behavior. We are getting nowhere in trying to help fix these items because she wants to run the show and act as if she is the builder. I am no longer going to play this game. The attached emails are selective in her favor excluding the behavior I have mentioned in this response. I will repair the items once they are documented by me in person or verified with some actual real pictures. Then I will have to be allowed to make the corrections. That is what she has asked for but will have to cooperate and stop spinning the truth.

I am rejecting this response because:I've been trying to get him to finish this job. He won't. This process started in August 2022. Please see Exh 1, the email from ******* *********, stating, you are correct, we started this process 3 months ago, which was May of 2022. We are now over 2 1/5 years in.
I have sent him the list of items that need to be fixed several times; please see Exh 2, 3 and refer to my previous responses clearly stating the issues.
In regard to the balance owed, please refer back Exh D that was previously submitted where he stated he wouldnt go over budget and if he did, hed cover it. In addition, I picked out the cheapest finishes from the vendors he sent me to. If you have an allowance in a bid and it wont cover even the cheapest items, youve bid it incorrectly.
Again, outside of the ** fan, no one has contacted me to fix any of these issues and I havent been provided with the numbers of the subs that completed the work and now it sounds like he's not even going to let his sub from ***** fit that, so we're going backwards. About his statement that he needs to be on property to oversee the work, if he had been on property to oversee it when it was done the first time, one would assume we wouldnt be in this position. These are just more attempts to push the blame on his unwillingness to finish the job he was paid for back on me. My only goal is to get this done. It really is illogical that if someone had actually contacted me, that I wouldn't respond to them; it defeats the purpose of even going through this.
Due to his unprofessional attitude (as witnessed in his responses and personal attacks on me), as a single female Im not comfortable having him on the property, please refer back to Exh A that was previously submitted. In regard to painting myself in a favorable light, Im simply stating facts and providing written confirmation.
