            Manipulative business practices charging senior citizens for the same work over and over again without doing the actual work. Note: Thanks to ****** and ***** for all the front desk help. Everyone else has not only been a nightmare but threatening towards clients (more on this in a minute). I initially called Flood Brothers from a Yelp ad and boy did I fall for this 5-star rating. They would be in the negatives if I can rate them this low. For starters, I initially asked them to call me back to help me with a quote which they did not so I had to message them through an IM and some days later and **** called me at 10:40 pm on January 4th. We wanted some mistakes corrected issued from LADBS. You will see in the series of pictures how they manipulate the prices. In work order #1 you will see that I have notated several things that are repeated. The permit for water calculations was retitled as checking water calibration. First of all, Flood Brothers forgot to get the permit for this and when asked by a city inspector, the lead plumber hurriedly called the office but was too late. They also forgot to get the permit for the water heater and this was also charged on the second invoice. The invoice also states to open the wall to expose the vent but the wall was already opened. On the next visit, the inspector came to check the permit for the water heater only, and after the lead plumber assured me that this was it and the work is completed. I told them I would pay them in full when I receive the final permits and a week later to my surprise the permits were not clear because Flood Brothers did not satisfy the city of Los Angeles. The third work order was an absolute gem as they did not only charge again for work that was charged in the first two orders, they started to go against what the city told us to do! The inspector specifically told us that we did not have to dig the ground but in my opinion to drive up the cost of the work, they insisted that we dig the ground. The third work order included running hot water in the lavatory sink which was already charged in the second invoice. When we asked about connecting the hot water to the sink the lead plumber stated that it is just for washing hands and they will just try to pass *** sink without installing the hot water. It was caught right away. I was surprised that these professionals with over 20 years of experience didn't know that you have to provide hot water in commercial buildings deemed as a salon and if they didn't isn't their job to find out? What makes it even more frustrating is that the plumbers actually left the faucets uncovered therefore when you turned the water on it was spraying everywhere! It is too bad that I cannot show the video but I have proof of the water spraying all over the place. Here are other events that happened. I texted the manager to see if they received an answer from the city for an answer on how we can fix a G-Coupling in our building. The city did not answer and I texted "There's ways to escalate the matter and it has taken over a month" and this manager with his nerve has the audacity to text me back and say I was threatening him! I told him that this was a message for the inspector's manager. I thought it was really bizarre that this guy calls me at 10:40 at night like it's nothing but doesn't "appreciate 7 am texts." We did not go through with the third work order due to its visible manipulation. The final work order was given to us to finish the job and get the permit finaled. The manager gave me a price of $2,400 which I thought was outrageous because as you will see they charge the hot water installation again!! I countered with a $***** offer stating the work that has already been charged and the manager said "That's ok, I'll return to install the hot water line at no additional charge but we will have to decline any other additional work. Once the hot water line is installed and complete we have to collect on balance do and close out our invoice." No charge? They charged us twice!             Flood Brothers and **************** especially are exceptional! We've used them several times for our properties. Their plumbers are always extremely professional, prompt, responsive, neat and reliable. The work quality is excellent, and prices are fair and market-competitive. We've come to rely on Flood Brothers as our go-to plumbers.
