Terrible business! Avoid them if you can. I got a "deal" with 1 month free, and $200 less rent for a year. I kept my single room apartment in great condition, I cleaned it. Had maintenance come in and conduct repairs. When my year was up, the rent was supposed to go up $200. So I decided to leave. When I inquired about my deposit being returned, I was referred to a downtown manager *****. He told me that I signed a form that it was mandatory that I pay a $1300 painting fee and cleaning fee. I referred him to California housing laws that I had normal wear and tear. I cited the law number, advised that the housing manager is supposed to conduct an inspection which she failed to do. ***** the downtown manager advised that an inspection must be requested. And I once again said no. The law says the manager must conduct an inspection. And you cannot charge me fees for something I was not advised of beforehand. ***** showed me pictures of the apartment after I moved out. Everything looked great. He had no proof. He ended up giving me my deposit back, but I had to sign a lease of liability form, then the check was sent to my new address. So if you do rent from LA apartments, know your law, and don't let them mess with you. Because you have to fight to get your money back. Also the $200 increase for the apartment doesn't show on the website as a new buyer. They are probably scamming you if you stay longer, while new renters get the deal.

Company has raised my rent 2 times in the past 10 months. I am currently getting ready to file a complaint with the city of ***********. They continue to tack on fee's and adjustments every chance they get. They do not want to listen to us and refuse to listen to any tenants as far as rental problems and other issues pertaining to the buildings. Completely argumentative and **** unprofessional.

They are charging me for my neighbors electric bill! 500$ !! They wrote a separate **** to the lease and told me I signed it , claiming I agree to pay for them It says unit 9a is an apart of unit 9! ,, no where on the **** says anyones signature!! Where my keys to unit 9a so I can unplug whatever is costing 500$ in electric. These people are cheaters and liars and scam artists! We moved from ***** ******* where they had been told by the city to remove the sink, they requested entry and when they came I asked them what they were doing and he said we have to hide the sink from the inspector so we can remain zoned for a bachelor but charge the tenant for a single !! Good Lord have mercy, where is the line drawn.. my new apartment with them is worse they overcharged and charge me when I pay rent each time 200$ for a late fee even when I pay early.

I lived at an apartment owned by LA Apartments - website: *********************************** - not to get confused with another apartment management organizationdishonest people and business. Do not waste your time looking into apartments run by this company, they will swallow your money left and right. The apartment was old and dirty when given to us. The maintenance took forever to get a hold of each time we had a problem, but nothing topped it off more than a couple of months before we moved out. 1. They decided to charge us an average of $150 in water utilities per month because they felt like it.2. Out of a $3,999 security deposit $788 was returned... This was after the inspector came and said everything was checked out and we would not be charged for the paint damages in the bathroom as he noted the apartment was old and the previous painters did a poor job. 3. These people were waiting for us to get exhausted and give up to get the money we deserved back, but luckily we did not. After 1.5 months of fighting and showing up to their so-called "office" the manager, ***, finally spoke to us. We found out that the $1,400 we were overcharged for the "so-called" paint damages should have never been charged, as in the lease, it is written that the max ****** they could charge for 100% responsibility of paint damages was $1000... and they charged us $2,400 TOTAL. We ended up only getting $1,400 back which was never supposed to be charged to us as it was violating the contract.Dishonest people and business. Do not waste your time looking into apartments run by this company, they will swallow your money left and right.

It is unfortunate that the tenants feels this way. However, the alliagtions have to grasp in reality. We provide excelent service and good product. It is unfortunate that ttanaja decided to stop paying rent and accumulated a balance over $20,000. Therefore we had no choice but to start an eviction. This complaint is in retaliation to the eviction and has no merit at all. Please remove this complaints Sincerely, LAApartments

I got tired of living with cockroaches. After my lease ended I returned the apt cleaner then when I got it and the paint job was just better then when I moved in. I'm a professional painter and I did all the repairs myself. The management is trying to charge me for cleaning and touch **** As today, I'm disputing the charges with the small claim court in ***********.The worse place ever.

Dear ********,We regret to learn about your experience. Please know that we diligently carry out pest control measures in all our apartment buildings. we fumigate and treat all properties appropriately, however tenants must cooperate and maintain their premises clean in order to eradicate the issue.Regarding the move-out charges, we acknowledge your concerns. We made deductions as permitted by law. Furthermore, we offered a fair resolution, but you made the decision to decline. If you have changed your mind, kindly respond to our email thread and we can move forward with your refund.

My apartment complex was bought by laapartments.biz/ ************/Custom Fur Creations mid March this year. I should have listened to the reviews on this company and many court cases against ***'s various companies and cleared out.All seemed at first. Fast forward to August, I go to pay my rent bill on the online portal and there is an additional charge for ******. The description "Utilities 4/1/23-6/30/23." I had been back charged for utilities I have never paid in the 6 years of living here (water-trash-sewage). NO WARNING and BACKCHARGED. An average of 318/month for a 2bd 2ba with a two person occupancy. I didn't even know Conservice was the 3rd party splitting this bill until pulling I call and they tell me I am being charged a split for the whole building - wording that does NOT EXIST in my lease. And the occupancy of my apartment is listed as 4. 4 people have NEVER lived in this apartment. I moved in with a couple and their father as a *cosigner,* not a resident - which is CLEARLY STATED in my lease. In 2021, through the original management company, the couple was removed along with the cosigner, and 1 person moved into their room putting occupancy at two. Papers were signed by landlord/management's representative as well. Regardless if this information was lost in sale, there is NO reason my apartment management could report 4 residents. Conservice began charging this apartment with absolutely no authorization to do so. I have never agreed to a third party management of utilities in my lease - even though they insisted it was there. It is not. Per LA Housing on Transfer of Payment of Utilities to Tenants: ****** TRANSFER OF UTILITY PAYMENT TO TENANTS (**** ****** B)Any transfer of utility payment from landlord to tenant constitutes a decrease in services and a corresponding rent reduction must be made. The newly listed 2bd2ba for this apartment complex are going for 300 more than what I am currently paying in rent. Do you think that's a coincidence?

Hi *****, We regret to learn that your experience has not met your expectations. We are committed to enhancing our services, and your feedback is highly valued. Regarding your concerns, it's important to note that the property is not governed by RSO regulations, and a lease term alteration was implemented. It is indeed unfortunate that LADWP continues to raise utility costs. We strongly encourage tenants to take shorter showers as a way to conserve water and reduce expenses.
