This company is a joke. The inspectors were great and then ******* kept changing the offer for rediculous reasons.Review from Michele W

ZERO stars! If you're need to sell fast and cheap, then Offerpad is choice. If you are looking for little, to no timely communication to help answer questions, as you go thru the process, then Offerpad is the perfect choice. EXCEPT when they hound you to fill out their survey BEFORE you get the final offer!The ****************, We bought a new home thought we'd try this methods. it is known as a Buyer Beware state, however, when working with the Offerpad (AZ office) , it is also Seller Beware! We reached to them to get a offer and immediately received a call telling us we had to submit home pictures so they could send an offer. We set up a time to send pics and agreed on the date/time to review the offer. Then ************** (AZ office) sent the offer BEFORE her "team had a chance to review the pics". Which she said the pictures were required before an offer could be sent. But then she immediately pulled that offer and said that AFTER her team saw the pictures, she wanted a $3K credit for painting the inside of the home. They offered $35K less then the estimated home value, because they were going to "replace the kitchen and also put new flooring in the kitchen. Now to put into perspective, in the last 5 years we replaced the roof, all the windows, gutters, replaced the carpet, all ducts cleaned, and had the exterior home painted in our 3 bed/2 bath single family home in a cul-de-sac. They did their home inspection and **************** (AZ office) came back at 3pm EST on the 10th (LAST DAY) of the Due Diligence period with an offer for an additional $36K in repair credits!!!! Hmm $35K + $36K = $81K in credits?? Their "home inspector" gave a 96 page report claiming electrical issues. We absolutely said no to ANY credits! NO DEAL! We called an Electrician, they confirmed NO ISSUES in writing! We live in high demand area of *******. Our home value went up $14K+ since that time and our listing the traditional way. We have Realtors call/text EVERYDAY! We will be listing soon!Review from Scott B

Loan Officer **** ******* The original loan estimate that was locked on 01-17-24 is different from the loan estimate on 01-26-24.The big difference is the origination charges section, 1st line item: *****% equating to $3552 vs old loan estimate document, it was ****% equating to $796. We went ahead with estimate because the discount points were documented as 0**** and in the final estimate it is increased even after having a rate lock.Offerpad Response

Thank you for sharing your review. A system generated Loan Estimate was created once the appraised value of the home came back with a lower amount, which changed the Loan to Value of the loan, therefore changing the pricing on the loan late Friday afternoon. This change altered loan pricing until a possible new purchase price is determined by buyer and seller, so that the file could get back to the original Loan to Value if so desired by the buyer. These communications between buyer and seller would be delivered the following business days for a loan update and possible updated Loan Estimate. Should the buyer wish to have a higher Loan to Value, then yes, the issued numbers would be correct in that they are opting to go with a different Loan to Value. I wish that there was an option to give 0 stars. Be aware that when, or if, you sign a contract with this company, they will be sending potentially dishonest people to go through your property and do as they please. I had a home inspector damage my property and refuse to take responsibiliy for it. I made the inspector leave. To the credit of the management company that sent the guy out, they did pay for the repair. However, despite the fact that this inspector did not finish his inspection, and was visibly upset with me about calling his manager, Offerpad decided it was still a good idea to use the information he gave them about my house. His report is objectively half-assed, because he left halfway through. So, Offerpad decided to cancel the contract based on what was both a biased report, and a report that wasn't even complete. I wasted time and energy I can't get back and also dealt with very dishonest people, who almost cost me a lot of money. My advice is to avoid Offerpad. Their inspectors are sent out by a third party contractor. It's difficult to envision what problems you might encounter in dealing with them. You might not be as lucky as I was, and have a garbage inspector destroy your property, and then get stuck with the bill when Offerpad terminates your contract.Review from Mikell T

**************** is awful, had to contact them multiple times to have questions answered and/or updates on the transaction. They offered a very below market value, I took the offer anyways because I needed to sell fast and I understand you will take a bit of a hit doing so. They had me sign a lot of different things, had me contact their moving services to setup that up and also retrieve things for their title company all before the inspection was finished on the house. From the day of inspection until they actually received the report was about 12 days. After all of this they say they aren't interested anymore and are canceling the contract. Ended up going with OpenDoor, much better process. Would not recommend this company to anyone, ever.Review from Jennifer F

5 stars for now - Im currently selling my condo to OfferpadFriday is the inspection, so far everything has been on the up and up. I will update my review after that depending as Ive read so many reviews about the exaggerated repairs cost which my condo is not in need of - our Rep. *********************** also put an addendum that we could walk away without a fee if we decide to (normally 1%), so Im hoping the negative reviews here are wrong. They did not lowball us and I was able to raise it a bit by adding additional items to my list - such as that I have accordion hurricane shutters and extra storage space in attic with pull down ladder. My husband handled the process and failed to check reviews prior to signing, so as stated I will update my review after I receive the inspection report. Condo is in a prime location & well kept community - no issues with the condo we just didnt want to deal with the hassle of renting it out or selling itthis seemed like a viable option.Review from Richard O

Full disclosure, I recently canceled my home listing with Offerpad. I did not blame Offerpad since I do not know if it was bad ad targeting, an unmotivated realtor, location, etc. My issues began with their customer service. FIRST, they are difficult to get a hold of unless you want to sell or buy, not cancel or get support. SECOND, my attempt to cancel my listing, which is not free, was dragged out. I can only assume to kill time. It only ended when I informed them that I had **** certification of the check being delivered to them. Suddenly, with no updates, the check was cashed and the cancelation just "happened". THIRD, the pictures taken of the home were very nice. Enough so that I asked to purchase the rights to use them. The response I received was that Offerpad deleted the site and doesn't have the pictures anymore. Unlikely but ok. I reached out to the photographer who still had the photos and only required an email from Offerpad to release them to me. Again Offerpad responded with, deleted site/no pictures. When I re-iterated that the photographer had them, the response changed to they don't have the pictures and don't do releases.Having already lost my listing, common sense would indicate that any money gained from selling the photos would be beneficial. I can not help but feel that their action is ***** and retaliatory.Review from Jennille L

They offer you a good price for your house, make you think that everything is good. They do an inspection and fill it with items that do not cost very much, like light bulb needs replaced or lock on bathroom door doesn't latch. They then tell me they need to take 62k off the purchase price for "repairs" but do not offer an itemized list with prices for each item. When you go back to them stating several items on the inspection you had already told them you would be removing (old fencing, old shed, etc) they stand on their 62k repairs. I also offered them several comps in my area which sold for *****k more than they are offering me and again still don't care. I tell you to beware of them, they are trying to get people who do not know about costs of repairs and about home value to take advantage of them. They try to get you to pay them to update your house and then make an easy ******k when they do not pay for any of the said updates. you might as well do that yourself.Review from Bo L

This is a pending review of Offerpad, as we are on day 6 of our option period, waiting to hear back from them after the inspection, which went very well. Our house is in a sought after part of our city in a very nice neighborhood. So as long as everything follows through, with no absurd repair costs or sneaky moves that I have read they have done, it will stay a 5 star review with an even more in depth analysis of how great they are. We are expecting no more than a few cosmetic repairs, nothing to exceed $2,000 so as long as they hold true, this written review will be elaborated on how great of a company they are. I have a feeling some of the negative reviews on here are from people that have unrealistic views of their home's value. We know it's value, and even with the great cash offer we received, OfferPad is going to get a great deal. So it's a win - win.... IF everything follows through as promised.
