We have been trying to get the flooring fixed for eight months, floor has knots under the whole house looks like small pebble under the vinyl tile , have talk to a lady named ***** about 6-7 times about getting it fixed and seen to get nothing but the run aroundBusiness Response

We purchased a Kabco mobile home in August 2024 from ******. We have been in constant contact with both of these entities. We have numerous issues that they need to address. The most current is that the house is not level. When Kabco's ***resentative came out to ***air what he could, such as leaks, attic fan not working, crack ***air, etc..., it was discovered that all of the needed ***airs were not even on his punch list from Yurezz. At any rate, when shown the floor, he said that Yurezz should come and re-level the house before he could ***air the cracks and stuff. ****** says they only level at delivery. Also while here, when asked about the attic fan, which didn't come with any paperwork, he said he didn't know anything about them. We don't know if it works or not, since we hear no sound when we flip the switch on. We have never had a working microwave, even though the home came with one. The front of the existing one seemed to be bent slightly, and the elec outlet that it connected to was also bad. We had already spoken to *********, and they said if there was any visual damage, they weren't responsible for the unit's operation, regardless if minor bend or not. Kabco *** took the microwave with him and said it might be several weeks before we get an answer or another unit. He did ***lace the elec outlet. For instance, the water heater pipes were backwards, and this may have caused one of the heating elements to be burned up. This was discovered before we moved in as we were testing everything. There was an issue with bent vents on the exterior roofing, supposedly that was fixed after a few trips by Yurezz. A comment was overheard from one of the ***airmen that they were shocked it wasn't leaking terribly. There are several more issues. My main concern is that most of this should have been caught and corrected at the factory before the home left. There are other issues, and we have extensive communication records.Business Response

We purchased a manufactured home from **************************** (*******, **) at the end of 2023/beginning of 2024 from Kabco Builders . After set-up and construction we were finally in the home in July of 2024. The construction phase was a nightmare with the seller AND manufacturer. A complaint has also been filed for ****************************. We were told to live in the home for a period of time and then send a list of things that needed to be fixed/adjusted byt the sales associate (****** ****). We sent this list August 26, 2024. To date, these repairs still have not been 'completely' corrected by ******** *********** OR the manufacturer (Kabco). This list can be included, if needed, but it keeps growing by the day. It seems that they will do just enough work to satisfy us for the time being. The overall job was very poor quality and I have documentation and pictures for proof. We are contemplating seeking legal counsel.Business Response

We purchased our 2025 Kabco double wide in July 2024, and had our final setup in October 2024. We did an initial walk through and found several cosmetic issues as well as one water line leak under the bathroom sink. We filed our paperwork with Kabco by the end of October and have not heard a word from the company. Several wallboards arrived bent and molding uneven. In February, we noticed the inside linen closet in the master bath was warped and growing mold. Because the tub surround was completely enclosed and trimmed, we did not see the plumbing. Because we knew they odds of the company responding quickly were slim, we pulled he front panel and found the entire underneath of the garden tub wet. There is a small steady leak of water. The company knew of this leak due to black tape wrapped around the leak before it arrived on site to set up and did not permanently repair. Our home is financed for 20 years, and the expectation of a single piece of plumbing tape holding for life is absurd. This should have been repaired befores leaving the manufacturing facility.Business Response

I paid the dealership for the mobile home approx Feb 2024. The house was delivered April 2nd 2024. The cost of the home was $139,000 dollars. The punch list was emailed to magnolia estates in ********* ** on 5-11-24. One toilet was broken and leaked onto floor. After numerous trips the toilet was replaced. Both bath tubes leaked. One leaked so bad the insulation and vapor barrier underneath the home ripped and had to be taped back up. None of the doors close properly and several of them are warped. The floor has nails backing out of wood up under flooring. Wooden seam in kitchen shows throw the flooring. The shingles do not extended beyond the drip edge. 10 of the 14 LED lights have gone out. The company has been contacted numerous times. I have emails from may, July, and September. This does not include the phone calls. They finally sent new lights to the dealer who replaced five of the lights. Additionally, just about every sheet rock seam is cracked and needs to be retapped. Not to mention the vinyl siding does not have a vapor barrier in between the vinyl and decking. I was told this was optional. However, I was not informed of this until the installation of vinyl on ends of house. They removed tyvek barrier and put up vinyl. This does not meet Louisiana building codes. Additionally the front door leaks. The storm door is already broken numerous times. The cabinets and drawers are not properly aligned. Poor craftsmanship throughout home. Master tub has broken tile around it. Door hinges in bathroom keep falling apart.Business Response

I have a complaint against Kabco Homes regarding my home, purchased in June 2021. After significant delays, we finally moved in February 2022 and immediately noticed numerous issues, including incomplete modifications that we had paid extra for. Despite these concerns, the most pressing problem remains the leaking shadow door at the back of our home, which has caused extensive water damage and black mold growth. We gave up on the list of stuff wrong with our home after the 4th tech came out & focused on this.Since then, Kabco has sent multiple technicians, but each has only applied temporary fixes, such as caulking around the door. None of these attempts have resolved the issue. The leaking has continued for nearly three years, resulting in mold spreading to the surrounding walls and flooring. In June 2024, a technician acknowledged that the door, parts of the floor, walls, and nearby cabinetry needed to be replaced. Despite this, he left without making any permanent repairs, promising to return, but the issue remains unresolved to this day.This ongoing problem is now affecting my familys health, as I have been experiencing frequent illness, which I suspect is related to the mold. I have repeatedly communicated the seriousness of this situation to Kabco, but they have not taken the necessary steps to fix the issue, putting our health at continued risk.Additionally, I paid an extra $4,000 for what was described as tile flooring throughout the home. However, I later discovered that this tile was actually peel-and-stick flooring with visible gaps between pieces, exposing the underlying plywood. This is far from what was promised.Kabcos failure to fulfill their obligations has caused significant stress and disappointment. I am now considering legal action to ensure that the necessary repairs are completed, and my familys health is safeguarded. I would greatly appreciate any assistance or guidance on legal options to resolve this matter.Business Response

I am rejecting this response because: I have heard this response before, y'all send someone out and they caulk around my door and say that was all they was told to do to "get me by". Each time a technician calls us to come out we think they are actually replacing the door but it has yet to happen. I am really dissatisfied with this response and I HIGHLY doubt there will be anyone coming to replace my whole door and door frame along with the walls, cabinet piece, trim, flooring, plywood, etc. all within the month of October. SEEMS VERY UNLIKELY. As now it is an even bigger job than it originally would have been.

Percheses'd new mobile home March of 2023. I have had numerous problems electrical, ****** sinks and a hole in roof which led to mod infestation, I have tried over and over to get this resolved and just been told I don't have mold in house, had mold test done and have numerous mold issue and high co2 in air which is a result of bacteria grow from mold. My health is a risk have not felt well for over 9 months as I am allergic to mold. Could not figure out why so ill then celling finally started to leak water. Hole was manufacturing defect according to mobile home company repair guy. Hole is in front spare room leaked from there into my living room.Business Response

hi after reviewing **** sight apparently I am not the only one dealing with ****** roof and sinks kabco response is to replace my cabinet and have mold remediation come in. I have been through this process in prior home it's a nigh mare that I dent feel I should live with mold is in ac duct celling crown molding, coils in ac are full of black mold due to ***** amount of moister in this home for over a year I don't think I should have to deal with the nightmare considering I bought new.Business Response

Mrs. ****** had a roof leak which was repaired that stained the ceiling. The ceiling was also repaired. There was damaged shingles that caused the roof leak (she refers to it as a hole). She also had plumbing leaks in the bathroom and kitchen cabinets. The holes she is referring to in the floor is the bottom board inside the cabinets for the plumbing lines. We have offered to replace the cabinets and even remove the small areas of ceilings where stains were repaired and replaced trim affected. We also offered to have a mold remediation company local to her location to perform the recommended treatment. She has refused all offers stating she wants a new house. The pictures of her ceiling attached to this complaint were before repairs. I have been to this home and the large stain is not even visible. Her home can be repaired, and we are willing to do so. The one thing she is not telling anyone is that she has lived in the home with her dryer venting into the floor system. As of the date of the Fire Marshal inspection 8/22/24, it was venting into her floor system. The inspector told her this was a source of the moisture on that part of the home, and it was her responsibility if there was damage. That's why she has no faith in them.

HI Kabco attempted to fix mold buy spraying with stain kills in February since I now have a major mold problem it obvious their repair was useless stain is still visible. A leak is a leak whether it's a hole or cut in roof I cannot see up their all I know is had huge puddle in my living room and the leak started in back bedroom. Kabco refused to admit there was a mold problem and would not fix problem correctly. Went as far as to tell me it's not mold, I am smelling. Ac unit is full of mold and bacteria due to the fact it has been sucking in so much moister. My dryer not being properly vented is not causing mold in the attic or celling. The Leakes under the sinks have been repaired several times after one of the repairs sink leaked so bad flooded bathroom. Secondary bathroom is still leaking after being repaired 3 times. I am sure the sub floor under sinks is full of mold as they have been leaking for long time. *********** is rotted out as well. Proper mold remediation is going to be very mess and use of caustic chemicals. My home is filled with excessive bacteriuria and co2 due to mold problem the entire house is contaminated. when I am ready to sell this place, I will have to disclose mold issue, and it will decrease the value and cause issue selling it. Kabco refused to except I have mold problem now that I have proof. It is not fair that I have a new home with so many problems. I was not told the dryer had to be hook up the outlet was their so one would think it is hooked up. The ac pipe is not vented long enough to let water out it goes right under house. I am curious if the owner of kabco would like to live here with bacteria and mold and if proper remediation is done, they will need to seal off area their working on to keep mold spores from spreading even more. They need to ask themself would they want to live with this much repair on a new house or live her with bad mold and Bactria. They r clues how serious mold Issu is and if their attorney would like to call and explain y I should put up with all this, would be happy to speak to them. below is other concerns.

I am rejecting this response because: They sprayed ceiling in February told me I don't have mold after 7monthes of their repair I have major mold issue. Sinks still leaking after 3 repairs concerns with things I can't see like bad wiring smoke alarm was going of for no
reason it was shorting out due to wire not being connected. Master bedroom and bath have lights that go off and on replaced bulb several times it's the wiring.
The water damage to this home will have to be disclosed when I go to sell and will depreciate value greatly. **** wants me to let them due Remedition when the already showed me the don't know what they're doing using stain kill on a major problem. We have offered to coordinate with a local provider to remediate the home for any mold found. We have offered to provide temporary lodging while work was performed. The customer called us this morning and has rejected all offers. We feel we have exhausted all options to convince this customer that we can and are willing to repair all issues. sorry prior message was not done kabco can't even fix ****** sink after 3 tries yet they think they r qualified to fix major mold issue which they insisted I didn't have. ***** said he has fixed a lot of mold issues, so I am not the only one they have done this to. This place is going to need the insulation, ac coils, walls, ceiling, wood, cabinets floorboards replaced. They want to put me in hotel come in and due lame job like they did in February when the insisted there was no mold. I can't leave my animals unattended and stay in hotel. **** from Kabco said he will attempt to fix mold and in two months if it comes back then they will replace the home. First mold doesn't die just goes doormat second and it can come back. I can't be subject to harsh chemicals used to make it go doormat nor should I be dealing with this. I am tired of being sick and take advantage of. It will affect my resale value as it will have to be disclosed, or I can get sued. They need to do what right and give me what I paid for a new home not a water damaged home with electric issues as well which have not been all been repaired. The smoke alarm was not hooked up right the stove was shorting out the whole house. Still have two light that blink off and on. They want to replace cabinets but not the floor under it which is more than likely full of mold. This home is toxic, and I am immunocompromised along with asthma and mold allergies. If retain an attorney I will also be seeking punitive damage as they knew there is a mold issue her and they just want to cover it up. I am suffering mentally and physically as well as my small dog is suffering. This is neglect on their part when the water came through the ceiling and left a huge stain and a large puddle on the floor, in February they should have had this place tested. The cut in the shingles has been there since March of 2023 mold can grow with 48 hour of water damage. I have been suffering for long time with this the smell from the ac/heat unit which was sucking up moister is awful it is spreading mold spores and bacteria throughout the house. Perhaps they can take this disgusting home fix it properly on their time and donate it to needed family use it as a tax right off and then they will get good publicity not the bad publicity they about to get next step is to take this problem to news shame on you. I gave them the opportunity to fix this in February they didn't do it right then there for I do not trust them to know what they are doing. It is not right that I have to go through extensive remediation which has not guarantee. The decrease in value is bad enough they want me to live through major work if it is done correctly. Don't think it's right. Their lack of quality control is leaving me in a mess. Common sense if there was a water leak for long period of time their will be mold, yet they just sprayed ceiling for stain which is still visible as state inspector noted. This leak is negligence on their part. I gave them the opportunity to fix this in February they didn't do it right then there for I do not trust them to know what they are doing. It is not right that I have to go through extensive remediation which has not guarantee. The decrease in value is bad enough they want me to live through major work if it is done correctly. Don't think it's right. Their lack of quality control is leaving me in a mess. Common sense if there was a water leak for long period of time their will be mold, yet they just sprayed ceiling for stain which is still visible as state inspector noted. This leak is negligence on their part. I'm wondering would they be okay with living in a house that has severe water damage mold and bacteria let some unskilled person with no biology background just come in and random spray chemicals then I have to come in and rewash everything in the house make sure everything sealed before they do come in and spray the chemicals it's a nightmare the wood needs to be replaced the insulation the Ducks need to be professionally cleaned the coils on the ** need to be replaced but they're just going to come and spray chemicals and let me suffer several more months I cannot be inhaling the toxic chemicals if they do it right they're toxic chemicals they need to tent off this entire house so that the mold doesn't spread throughout the rest of the house they couldn't do it right the first time they couldn't fix simple leaky sink three times in a row do you really think I'm going to trust them to do proper mold remediation I bought a new home I deserve to have a clean new home not a water damaged home this all took place from day one it is in the warranty they sold me defective home and now they expect me to suffer the consequences because they did not properly inspect before they released this home to beBusiness Response

State inspector noted holes in the floorboard and said manufacturers responsible to fix so they are not from the dryer . He said nothing of the dryer causing the mold growth if there would be any mold growth caused by the dryer that would be underneath the home outside . I did know about the dryer but yet kabb Co seems to have this only response as their weapon I had a hole in my roof since date of purchase March **************************************************** to the living room apparently the sheetrock and insulation was absorbing it for a long time and then finally it gave during during heavy rain. So if a dryer could cause issues from moisture I cannot imagine the damage in the Attic the ceiling the I beams the wood the insulation have been soaking wet for 10 months at the point of the final leak through I have a severe mold problem swabs were taking from in the home and the vent system not under the house where the dryer is improperly vented cabco came out in March sprayed stain kills on a wet ceiling called it a day and left me suffering another 7 months with mold . I couldn't afford to get mold the test done now I have one. They expect me to trust them to come in and do a proper job of mediation when they're not qualified or certified remediation company mold can never be gotten rid of entirely on porous surfaces which means it can be sprayed whith chemicals on it go into remission but could come back at any time it is not fair 3 months down the road from now or 6 months when I decide to sell that I will be responsible for full mold remediation which means replacing everything that's been saturated the value of the home has been depreciated due to this my health is taking a hard hit but they keep playing games with me and they just want to do more pathetic repairs three different times on the sinks and one is still leaking spraying stain kills on a wet ceiling and calling it a day the state inspector noticed they're still staind there it's not like it was but it's still there with the mold is the issue it will never be completely gone I bought this place brand new perhaps they'd like to come live in it please help me get these people to understand that mold is a serious problem serious condition and that just coming in and spraying some toxic chemicals replacing part of the ceiling and subject me to them as well is not rightCustomer Answer

This is incorrect not one thing the state cited has been corrected except the dryer vent which I fixed their first offer was initially to replace just the ceiling I got an email over the weekend saying the replace the ceiling in the insulation and have a company come out and clean they did not mention the damage to the rafters the beams and support beams in the wood in the attic and all the damage to the ceilings the walls the crown molding the sinks have not been fixed the cabinets have not been replaced the AC heating duct system has to be completely cleaned and the coils changed they want me to live through a nightmare five days being kicked out of my house only to come back into chemical filled home with subpar repairs as I would like this home replace it is one big mold ball and they will not replace it they only want to do a partial job of repair so in a few months I will be stuck with a bigger mold job nobody is properly helping me with this I reached out to everybody that's supposed to help me with this and it seems everybody's hands are tied and nobody can help me not one thing I will repeat that the state has cited has been repaired yes home showed up here unannounced while I was sick in bed as I've been very sick from the mold in this house therefore I did not hear them till they were gone I said I didn't want any more repairs done as I want this home replaced I'm tired of playing games with this company they need to replace it I bought it brand new and now I'm living with the house that needs major repairs this is truly unfair unacceptable yet they're getting away with it I am not the first person who's had problems with leaky roofs there's another person from 2022 on their website said water is coming through their light fixtures. they try to say the holes in the floorboard were from the dryer vent when the state said they were from them and they needed to fix them I don't understand why this case is not being handled correctly and they are not being directed to do what is correct I bought a new mobile home yet I'm living in a mold water damaged home all they want to do is subpar repairs and then leave it to me to deal with later in the futureCustomer Answer

Letter to Kabco Hi I do appreciate your offer to repair this home although I feel the amount of damage is extensive and you're not going to repair it completely as required I purchase this home March 2023 it has been leaking up until February of 2024 the water damage in the Attic I'm sure it's extensive although I cannot see it simply because the wood, insulation, and the ceiling has been absorbing water for over 9 months it finally busted through when we had a slight rainstorm the amount of water on my floor was indicative to the fact it's been building up in the attic for quite some time. The canister lights had to be changed twice when the guys came back out for the leak one of the workers said he saw the stain in the ceiling but couldn't say anything so that means it has been leaking since day one before it busted through the ceiling. The fact that leak is from the spare bedroom on the side of the house all the way into the middle of the living room leaving a massive puddle on my living room floor tells me there is extensive damage up there. The HVAC system needs to be completely cleaned, and the coils replaced as it has been sucking up so much moisture there is an issue with that as well. (I am allergic to mold I have asthma I don't think you understand how severe this issue is.) If you miss any of the mold in the wood in the walls it will come back. There is mold that you do not see with the naked eye that eats wood. Months from now when you are no longer obligated to do any more repairs as you will have stated you already did repairs, I will be stuck with major mold remediation again. I purchased new I should have a clean new home if I wanted to deal with Renovations and aggravation I would have bought a house because I have rehabbed numerous homes. I did not want to go through that again that is why I bought new. For 7 months Faron you told me I didn't have mold which I darn well knew I did on how sick I've been then I get a mold test and you tell me my mold company isn't legit. Now you're offering to repair what you claim I didn't have I've seen your answer to repairs three leaky sinks and one is still leaking your worker spray painted over wet pressboard that's how you fixed my cabinets and sprayed stain kills on a soaking wet ceiling left me for seven more months to let the mold grow even more and suffer more now you're willing to fix things when I've seen how you fix things in the past and have no faith in your company. This issue has depleted the value of my home when I go to sell next year I will have to Disclosed the water damage and the mold remidiation. I did not purchase used I did not purchase a scratch and dent. I can't be around the chemicals for 3 days they won't be able to spray until you rip everything apart and replace everything and I'm sure you're not going to be replacing the I beams, trestles or the rafters. When you open up the ceiling you will expose this entire house to the actual physical mold spores themselves. I do not want my personal belongings and my furniture as well as my hundred-year-old artwork covered in chemicals as I do not tolerate chemicals, some of the things will be ruined if sprayed. This is the list of things that have been repaired I'm not quite sure why you told the Better Business Bureau you fixed everything on the states list nothing's been fixed but this is what I've dealt with already bad element in the hot water heater, sand in the HVAC, AC unit didn't have enough freon in it, stove was miswired to the breaker box and was shorting out the house, canister lights blew out within a few months bedroom and bathroom light keeps shorting out and blowing bulbs about every 2 months, leaky sinks to the point of destroying the cabinets after the second repair the leak was made worse the primary bathroom was flooded while I was outside doing work. Carpets had to be replaced in both spare bedrooms as they were dry rot and had holes . The marriage line is not snug the crown molding there's a gap just filled cauck so that has me concerned is the home married correctly together. Then their is the long list of repairs the state cited that I was not aware of that are not repaired. I'm begging you to replace this home and give me a fresh clean start as that's what I wanted when I bought new I can't reiterate how unfair this is an unjust that your going to put me through this after you and the chemical company comes out and do everything they have to do then I need to come in and clean the entire home so that my animals and I are not subject to this harsh chemical which I will at that time be subject to it either way I do not think this is fair I bought a new home I should have a new home not one that's had extensive damage remediation Etc would you like to live through this would your family want to live in a moldy house with water damage would this be okay for your child to live with? Yet you expect me the person who paid cash for this place that's supposed to be brand new to put up with all these repairs not to mention have to vacating my home for 3 to 4 days cannot stay in a hotel I will not live in my truck for that amount of time I bought new to get a fresh clean start I have plethor of health issues that I'm not going to even get into other than the two I have mentioned over and over please replace this home give me a clean fresh start there's no excuse for all the problems this mobile home has had being new

We have purchased a home through ******************. We have been in the home going on two years. We had a 30 day list of things for Kabco to fix. Two years later and it is still not done and its causing more problems in the home because they continue to not come. I have a rotted floor in my kitchen, a very bad smell coming from under my bar and my shower is in need of repairs and we are uncertain if moisture is getting behind the walls. Again this has all been on the 30 day list. I have tried contacting them and ****** has also tried to get the work done. Someone came that was an outside contractor. I purchased a Kabco Stagecoach from a dealer in ***********. My final audit, which was required in order to have my loan to be funded, was never completed. After numerous unsuccessful attempts to get the dealer to perform needed repairs, I decided to contact Kabco myself. Around September of last year(3 years after purchase) some cabinets in my utility room began to fall apart. Kabco sent out repair men in November, but the cabinets were beyond repair. I have contacted Kabco about once a month since our cabinets were removed and was recently told that the dealer would be visiting to install new cabinets. After establishing water supply, 4 different water leaks were discovered due to staples and screws in the water lines. Those repairs had to be paid for out of pocket. I also have had to hire an electrician to rewire our HVAC system due to a short in the wiring. We also had a smoke detector overheat and nearly cause a fire, I recently had to hire a roofer to repair some shingles that were not properly applied, ALL of our bathroom sink fixtures are leaking, k**** on stove are arching, and one of my showers is not working. The lines of communication between the dealer and Kabco are outside of my knowledge, but this home cost us $155,000 before fees and interest. When we are done with this mortgage, this home will have cost us about $314,000. Kabco did not repair any of the above mentioned issues, although some others were taken care of. It has now been nearly 6 months since our cabinets were removed and we are being given the run around. Perfection was not expected, but it seems as if our home was poorly constructed. This poor level of quality was not reflected in the pricing of our home. The fact that I have had to hire service men to perform repairs on a home that is less than 4 years old is absurd. My wife and two young daughters deserve better. There were also some smaller issues that I had to repair myself. Drawer tracks not properly attached, loose trim, ect.Business Response
