Very Unprofessional & NOT responsive! I put in my $60 application fee for a property. I waited almost 30 days only to get NO response from Deca about the application I applied for. A simple call back of denial or approval would have been the proper & professional thing to do. I've never experienced this before and hope no one else has too. Deca was a big headache on top of the already tidous apartment hunting.DECA, Inc Response

Deca and I started off with a very ***** experience but they have done what they told me they would to get me in a home... and they been great with assisting me afterwards. My apologies for being hard on you from the beginning, its just that when it comes to placing a home over your families head *** come at urgent times... but thank you Deca, i would recommend and i would rent from them again after my experience.DECA, Inc Response

I moved their June 1 found out somesthing was eating my food out cabinet reported it has to wait couple days for pest control to come out also first week I notice a order which was gas causing me to have a headache. Call laClede gas to come out found out it was a gas leak. But they say an inspection was done. Gas still strong at my house movers an everyone smells it. I moved half my still out a week ago an the rest june 29 I will move the rest of my stuff. Still finding dead mice an seeing the Bm . Ask can I get out my least told them why the fix the door where micr suppose to be coming from gas still strong an I traumatize from seeing the mice Im my house an washers . Now my stuff in storage after I payed 500$ for movers. So o have to pay July rent **** an **** to end my leases.DECA, Inc Response

Our rental criteria is made available to all prospective residents prior to viewing the property. We do this in order to be transparent because we do not want any surprises. You did acknowledge that you read our policy prior to applying. It is clear in our rental criteria that credits scores under 564 require a co-signer. There are numerous reason why we ask to see the voucher. One, is to confirm that it has not expired. Two, to make sure it matches the same number of bedrooms as what you are applying for and three, to confirm it is city or county. It is up to the housing program whether they will allow you to have a co-signer. Unfortunately is it out of our control. We are sorry that your low credit score has impacted your ability to rent from us. Giving the option to get a co-signer shows our willingness to work with people and give them an opportunity. STAY AWAY FROM THIS COMPANY. I recently applied for a property with the company. I was first told it would take 3-5 business days for processing and it took over a week before I got any response. I completed all the paperwork and provided all the documentation verifying my income and everything else needed. After they finished processing I received a call from Jenny(whom I had been working with) and she rudely tells me that I owe money to my recent rental property from 2018 (this is not true) I informed her that is not accurate and that how would I owe funds to a company that gave me a refund when I moved out. She rudely dismissed my statement and continued on to say well thats what it is showing. I myself did further research ( man I love *******) and found that in fact I do not owe money to my past rental. I then sent an email to Jenny and Michelle letting her know that the information she was given was in fact incorrect and sent her a ******* screen shot. Then yesterday I received a letter from them stating my application was rejected due to my credit(which is almost a 700 score). I took the letter to another rental office and was informed this was a generic letter and all the reasons they listed for my denial were inaccurate. For example, they stated on the letter I had a recent bankruptcy on my file,. This was not the reason Jenny gave me and also inaccurate as my bankruptcy on my credit is past 7 years old. They stated I do not have sufficient credit history, however I am 39 years old have owned several cars, lived in many homes and have 2 credits acct with either no or extremely low balances. There was another 4 reasons besides these including saying I have several inquires that also effected the decision (which is also not true because they were my first application for housing in over 4 years. Jenny was extremely rude to me and when I emailed her with the correct information she has still yet to respond to my email. She flat out lied about my rejection and then they sent me a made up letter to try to justify their decision. In the letter it doesn't state anywhere that I owe money to my other renter as she told me. If you are a person of color please be aware of this company it seems they are taking an active stand to keep people of color out of these properties. I have lived in this area for over 10 years and have dealt with many companies in this area they were the first to ever treat me this way. I am not usually one to make a fuss about stuff like this, or try to throw the race thing at anyone (I myself have mixed children) but I just couldn't let this one go and allow them to treat someone else this way.DECA, Inc Response

******* - Our rental criteria is available for everyone to see. It clearly states that in order to qualify for one of our properties you must meet our income, rental history, credit score and criminal background standards. You met 3 out of the 4. The one that was not acceptable was the fact that you had a landlord action (rent and possession) filed against you in December of 2018. Although you satisfied this judgement, our guidelines prohibit us from leasing to someone with any negative rental history during the past 3 years. Prior to applying you verified that you read and agreed to our criteria. It is interesting that you answered no on our application when asked if you had any landlord actions within the past 3 years. Had you answered honestly we would have not qualified you prior to going through the application process. Our rental criteria is the same for all people, regardless of color. You either qualify or you do not. Our standards are high and this is done as a protection to the property owners that we represent. Your denial letter was sent directly from the tenant screening company that we use, Resident Research. They are required to send a letter to all prospects who do not qualify. Their letter does discuss factors that affect credit scores, like your bankruptcy in 2013 but it had no bearing on our decision, since your credit score met our standards. We are sorry that you did not qualify and had to go through this avoidable process but tenant screening is a very important part of the services we provide to our many property owners and our success of over 30 years is proof that are policies are solid. Per your statement: "The one that was not acceptable was the fact that you had a landlord action (rent and possession) filed against you in December of 2018" Yes it was filed as a rent and possession, however they never took possession of the property since it was satisfied and I lived in the same property until May 2020. I did not falsify my information because I was not aware that even existed until you informed me which I thanked Jenny for when I sent her the information. I have email proof that I was not aware of this situation. So here again you are making a false statement that I falsified information to justify your denial of my application. Also if you use an external company for research there should not be lies told to customers by the staff on the issue then a random letter is sent with different information. Also after research your company has been accused of racism by other people of color and you currently have only 2 stars via BBB after being in business for 30 years. I was not aware that anything that was satisfied and no where listed on my credit file is considered a negative. This in its self is contradictory and you sit behind your so called guidelines that are obviously open to your own personal discretion.DECA, Inc Response

The sole reason you were denied was because you had a landlord action filed against you. We are consistent with all of our applicants and every applicant that is denied will receive a letter from the company that does our screening, Resident Research. That letter is required by law and comes directly from them. You can continue to use the racism card it you want but I can guarantee you that our criteria is the same for people of any color. Our 30 years of experience and many happy owners and tenants will attest to the quality of our company. We understand that because of the industry we are in we will get a fair amount of negative reviews from people who do not qualify for our homes or apartments. Although this is unfortunate we do not apologize for keeping high standards and having a great tenant screening process. We are an accredited business with the BBB and rated an A+. I understand your reasoning however how did you obtain that information? It is not on my credit file and from what I understand if you got it off of case net that is illegal. I spoke to the rental office and they even stated to me they had none of that information on my file in their system since it was never reported to the credit bureau.DECA, Inc Response

We obtained the rent and possession information from your credit report provided to us by Resident Research. You have the right to obtain the report within 60 days. Feel free to reach out to Resident Research to obtain a free copy. Their information is on the letter that we sent you but if you do not have it please let us know and we would be happy to send it out to you again. As far CaseNet, it is a website open to the public.
