SELLER Beware!! We live in ********** and have a home in ******* that weve rented out for 4 years. We received a post card from Freedom offering to buy our house for cash, with no closing cost, no repairs etc., etc., etc. we contacted Freedom and was connected with ********, we discussed the property, and other specifics regarding the potential transaction. At the time the market value per Zillow and Red Fin was around $470+K, and we settle on a cash price of $440K. Freedom set the closing date for Nov 30, 2022. Right from the beginning we disclosed that the property is currently occupied by a tenant whose lease wont end until Nov 30, but ******** said that would not be a problem. We signed the contract on 9/19 and waited patiently for the closing date to arrive. We put Freedom in contact with our property manager to coordinate access to the property and provide other assistance as needed. Several weeks later Freedom contacted us saying we need to sign a listing contract with a real estate agent to sell the house. What the Hell? The whole premise of the deal was Freedom buy our house for cash, what they want to do with it after would be their prerogative. Why would we contract with Freedom if we wanted to involve a real estate agent to sell the house? But since were already a month and a half into the deal, we reluctantly signed the listing contract. Then we got a call from Freedom requesting we extend the closing date to Feb 2023!! Reason they gave was they were not given access to the property. I reminded them the property manager has to work thru the tenant for permission to enter the property while it is legally occupied. I contacted the ** to ensure Freedom was given ample opportunities to view/inspect the property, and the ** share with me multiple emails in which the tenant has agreed and set aside times and Freedom did not take action or respond to those notifications. The final straw, last week Freedom informed us they are cancelling the contract, and cited Paragraph 9 (related to access and inspection of the property) as the rationale for cancellation. I caution anyone considering doing business with Freedom to do their due diligence!! Their business model to lock down your property so you cant sell it, while they help you find a buyer (whom they will refer to as investors) and collect a finders fee once you close, even though there is a real estate agent involved in the actual marketing and sale of the home DO not fall for this trick. If you are in the market to sell your property, go with a traditional agency or has the buyer Show you the money. Because of this deal, we had notified the tenant we would not renew the lease when it expires at the end of Nov. who would have continued their occupancy, so now we have no sale, no tenant and a down trending market.
