      Made my booking through VBRO which I never received an email confirmation number. Then all the sudden, night before by booking was to I received an email from Vacasa with my confirmation number, reservation instructions, address, how to enter property, etc I arrived June 21, 2022 and from that moment on, Vacasa started to discriminating against me, a year has gone by and they haven't stopped, it is on-going, and continually getting worse. They never wanted me occupying in the fist place due to my background and later based on consumer credit report. Where one past landlord was so crazy, drunk, liked me and became obsessed about destroying me. Wrote a horrible review about me and this same patterns happens every time I try to find a place to live. Back in Oct. when they told me they canceled my reservation after I had already paid , they are terminating our business relationship with you and will no longer rent you properties.Day one they gave the wrong unit to me so wanted me out every month (guilt for others of their vacationer's plans, no dogs allowed, I had two ADA ******* animals, emailed me in Oct. that they were terminating our relationship and kicking me off the platform, I had signed leases and paid already, broke my toe on Labor Day and injured by back as the back stairs collapsed, hospital stay, bills, they never responded to me in the least bite, making me pay them now directly as i'm blocked from my account, allowed a downstairs tenant to threaten, post illegal eviction note signed as a vacasa agent, they said "its a little girl spat" and that I should move out if I'm scared, not her, asking me every month what my exist plan is, pressuring me and I know they will soon go to court to evict me. I have an ADA ********** and by law you cannot discriminate against those. It is also illegal..

      7 Retirees rented a beautiful, older refurbished 3 story home on Mission Beach from VRBO hosted by Vacasa. It was located across from ****************** parking and sidewalk to ******************* walk so there was foot traffic and "looky-****" into vacant units on either side of the property. Front patio is open to the beach.A theft occurred on our last day to the couple in the first-floor bedroom off the patio. Front patio door with key pad code was found open. We were vigilant about securing the doors each evening so it was obvious the key code was compromised. Cash and jewelry were stolen. No emergency contact information or special instructions on premises but we referred to our booking info and immediately contacted Vacasa who notified their local office, Sea Breeze Vacation Rentals. We called Seabreeze each hour before checkout with multiple messages and text with no response. Police report was filed re: theft. SeaBreeze was called over the following days with additional messages. 3 days later they called stating they would notify upper management and contact me Mon., almost a full week later. The explanation for delayed response was inability to reach me despite my leaving my name and # repeatedly and having my phone with me at all times expecting a return call. SeaBreeze certainly appears unconcerned about the security of their property. I've posted reviews on VRBO and Vacasa to warn future renters. I've since read that AirBnB and Homestay have an integrated keypad system so the codes could be changed with each stay. It's apparent that is not the case with Vacasa / Seabreeze. In addition, housekeeping arrived at 10 am at checkout despite paying for extended checkout. Waiving this fee was the only compensation offered.I've rented before with VRBO with personal hosts who were immediately responsive to any issues at the property. Having Vacasa and SeaBreeze as corporate hosts left something to be desired: accessibility, ************************ service.

      This was in La Jola, **. Stay was supposed to be March 30 - April 3, but we left early.Location is very convenient, but we wont go back to the same listing.Cleanliness inside was fine.We appreciate the soap and shampoo.The exteriors of windows were very dirty. Such a nice view it'd be nice to see.The screen door was old, ***** and in general disrepair. There's a hole/crack in a kitchen tile (pic provided to owners). Our daughter cut a heel on it. that should be addressed before next rental.The walls and ceiling are very thin.The couple next door were arguing several times Friday/Saturday. Screaming matches, cursing at each other. Besides almost calling the police for fear of their safety, it made us very uncomfortable.There was also noise from the folks on the 2nd floor playing music - beyond 11p Thursday night after a long travel day cross-country.The grate on the wall furnace furthest from the front door is very rusted (pic provided). Hazard and unsightly.On Day 2, the entry code no longer worked. Multiple attempts at contacting Mgmt via text went unanswered. Finally got a rep via phone after 20+ minute hold.We intended to check out Monday but instead left Sunday because of the noise and general lack of restful stay so we've moved up our next stop.I contacted the property Mgr with most of these concerns (via text, as they instructed) along with pictures of tile hole, screen, grate, but they offered no reply.Subsequent attempts to contact someone 'in charge' has resulted in four different text exchanges over the course of 4 weeks. Each time being promised someone from the 'local office' will be contacted and reply but to no avail as of yet.We're asking for partial (pro-rated) refund given the very extreme conditions of our safety.***** seems thoroughly uninterested in standing by their services.

      Place was filthy/unhealthy. The intake filters covered with grime. The rental smelled of dirt. The window screens were all broken and our cut so flies infested the house. Theres is no air conditioning so you have to open the windows. There are broken outlets. All of the ceiling fans have gunk on them all so when you run the fans youre breathing all of that stuff. So unsafe due to covid. The place sleeps 6. Only one beach chair. Only one boogie board that wasnt broken. What they show on line doesnt match what you see. I did speak to the manager, in person. He said that this place and the unit above are so bad hes trying to convince the owner to clean it up, but she refuses. According to the manager, the owner hasnt put any money into those units in 3 years. I asked for a 25% rebate. They are sending me $250. I believe what they offered on line was NOT what we got for the price. We paid well over $4000.

      Vacasa picks and chooses their reviewsthey wont allow a truthful one in. Fake reviews and dirty business. Heres my real review that was submitted that they didnt post for future bookersThe hot tub was not functioning our entire stay, no response/action to remedy. Beautiful property although the main reason why we booked it was to enjoy the pool AND the hot tub but the hot tub was cold/not heated upon check in. When we originally called to report it we were told that maintenance was going to be there the following morning to fix it but instead I receive a text- yes a text not a call - giving me instructions and a video to watch to fix it ourselves. After watching the step-by-step video, comparing the valves/switches to the photo and then taking our own photos and video to ensure that all valves/switches were in the correct position STILL no follow up call or any response to when the issue would be resolved. I even told them that the needs service light was on which was included in the photo but it didnt seem to make a difference or heed a response to take action. They should have a local person that can handle these types of maintenance issues in a timely manner as it was very frustrating to not have anyone come out to fix the issue and instead just tell us to check the valves and watch the video. Im all for fixing the issue if I can, but I am a GUEST - not a hot tub technician- so I shouldnt have to take time out of my trip or away from my guests to repair/check what should have been right in the first place. After multiple calls to customer service and no response from the local rep regarding the issue it just really soured our trip and enjoyment of the home. As you are aware, this is a higher end home with a nightly rate that reflects that so we expected everything to be in working condition and at the very least, given the proper attention and legal awareness.

      Where do I even begin? This is the first time in my 45 years of life that I have written a review like this. We of course have had our share of disappointing experiences with businesses, but none of those come close to our experience with Vacasa. Let's start at the beginning shall we? I always like to start with a positive. The booking was easy! That's all I have for the positive. This was a very special weekend my mom, best friend and I had planned. It was the 2nd anniversary of my fathers passing. We made it a tradition to get away on this dreaded date. We arrived at the vacasa rental in Capistrano beach, ca on April 29, 2022. The beach house of course looked more dated than the pictures showed. The coffee pot was covered in mold. The patio was very dated. We got past all of this real quick. The view was amazing! Hey, that's another positive I didn't think of! Nice! Let's move ahead to the second morning of our stay. We woke up, bleached the heck out of the coffee pot before brewing coffee, poured ourselves a cup of coffee and stood on the deck to look at the beautiful ocean. A few minutes later, my best friend literally fell through the deck. Yup, part of the deck collapsed. It's was terrifying. She had cuts on her lower leg and injured her hip. We frantically looked for a first aid kit in the house. When we couldn't find one, we called vacasa. They told us someone would be right out with one. A few hours later a man arrived with one. He was also supposed to check the deck. His jaw dropped when he saw it. Pictures of course don't do it justice. He then told us, "yeah actually I'm not surprised. These patios are not secure.." No joke people. He then told us someone would be back out to make sure the deck was safe and that we would receive a call that day about a compensation. Nobody showed up and nobody called. I tried calling and was put on hold over and over again. We did stay the entire weekend, but had to avoid most of the patio. It was important to me that my

      I would give this company zero stars, but in order to write a review I have to put one star. We recently rented a property from SeaBreeze in ************* **********. When booking in January of this year, nine months before our stay, we read reviews of the property on VRBO and looked at the pictures of the home. All were stellar. A month prior to the trip I got back on VRBO to look at the bedrooms to arrange where all of us and our friends joining us would sleep. I look at the reviews again to find bad ones. Concerns with cleanliness and with items advertised for the homes that arent supplied. In hopes of preventing problems that others described having, I reached out to SeaBreeze prior to our trip. I phoned them and spoke with a rep and just to be safe, emailed my concerns as well. I was assured over the phone and by email that all things I mentioned would be provided and the home clean upon arrival. None of this happened. We booked eight nights at this rental and upon arrival discovered the house smelling of animal urine. The entire home. All four area rugs had to be removed from the house and put on our balcony that leads to the roof top living space overlooking the ocean. All of the rugs were soiled and were covered in grime. The couch in the living room was disgusting and covered in stains. It was a pull out sectional where our kids were to sleep. When we opened the couch the plastic mattress cover was torn and bunched up. No one could sleep on it. Underneath the mattress were crumbs and pencils. The floor of the home (which we swiffered) was filthy. When we used the swiffer on it the pad was almost black. We found hair in all but one of the restrooms which were poorly cleaned. The vacation home had dirty drawers in the kitchen, was poorly stocked with kitchen supplies, and had no knives for us to chop with or to use for our steaks. Pots and pans were minimal and horrible. Master bedroom tv didnt work and wasnt fixed until two days before our departure. Filthy urine smelling rugs sat on our balcony obstructing our staircase to the roof top for six out of the eight days we were there. Outdoor tv never worked. The hot tub upon arrival was full of sand and animal hair. It took three times of cleaning it before it was actually usable. The pictures of the home on VRBO are complete false advertisement. All furniture on the rooftop overlooking the ocean are extremely worn and fabric is ripped. No outdoor heaters are provided as advertised. Walls in home are dirty and scuffed. No fitted sheets on beds. Only top sheets that shift when you sleep and you end up on a bare mattress, which no one renting wants to end up on! Washer and dryer are on their last leg. It took two hours to dry one load. One of the two master bedrooms did not have a shower head so our guests had to take a bath or use the other shower in the home, sharing with another couple. When we arrived to the filth of this house and smell of urine, which btw, the home had just been cleaned by the SeaBreeze cleaning crew, I called and reported all concerns and requested all to be cared for. SeaBreeze said they would remove and replace all area rugs, reclean the hot tub and home, as well as the roof top and balcony, fix the TVs, bring knives and work on compensation for our troubles. The home wasnt cleaned until our third day there. The hot tub took three cleans for them to get it right. The master tv wasnt fixed nor the filthy rugs removed until two days before we left. The kitchen supplies were never brought to us. Thankfully our friends were staying at another BEAUTIFUL beach house a few blocks down by a well run owner and company, that was exactly as advertised, and brought us knives for our steaks. I spent six out of my eight days there emailing back and forth our requests and concerns to SeaBreeze. They do not want to speak on the phone, only email. You get a response from a different person each time you email them. You cannot reach the owner of the homes or a manager for SeaBreeze and do not at all get the help you need. After spending over $7000.00 for this home for eight days, with our it being cleaned properly, having to deal with the smell of urine and no clean place to sit and relax (we literally had to put sheets over the living room couch and outdoor seating) having to email them multiple times each day for six days straight, we were offered a check for $100. This home was disgusting. Their excuse for that was that the home is heavily trafficked by large groups of people. They take no responsibility. I will never rent from them again. I recommend no one rent from them ever. I am writing this in hopes that someone who is considering them doesnt rent from them and experience the same kind of problems we did. I wish I had gotten on the BBBs website and checked into them prior to giving them our money. This ruined a much need and looked forward to vacation, and their offer of $100 added insult to injury.       I had a group of 8 girls flying in from across the country for a trip. Less than 12 hours before I boarded my flight I received an email (not even a phone call!) notifying me that there was construction going on next door that was so disruptive they were cancelling my reservation. Construction doesn't just pop up overnight, so the fact that I only found out about it then was absolutely ridiculous. The fact that I didn't receive a single phone call was absolutely ridiculous - what if I hadn't seen the email?? The fact that I called in multiple times to speak with a manager and the manager refused to ever talk to me on the phone is absolutely ridiculous. The fact that they did nothing to find me a comparable home with a pool and refused to compensate me for having to pay a much higher cost elsewhere because I was now booking something totally last minute is absolutely ridiculous. They offered to refund me my money. The entire trip has now come and gone and I still have not received my refund. BEWARE OF BOOKING WITH THIS COMPANY. THEY ARE A SCAM - YOU CAN'T TALK TO ANYONE OTHER THAN VIA EMAIL, AND THEY ARE SO SHADY IN THEIR BUSINESS PRACTICES IT'S DISGUSTING. Don't be fooled like I was.

      The first shocker I want to write about is how this business is actually claiming themselves as proud members of the BBB, BUT that should be removed from their site as their accreditation has been REVOKED. It's not surprising to see endless negative reviews about this place! I haven't even stepped foot into one of the properties, but thank goodness because the way management deals with their customers is undeniably the worst customer service experience you will ever receive. You'll receive better service from a toddler than here. We were planning on visiting a La Jolla property for a bachelorette party and the groom came down with a severe case of Covid. Three weeks ill and one week in the hospital, sent home with oxygen to still monitor his levels and hope he recovers. The entire wedding has been pushed back and out of every single vendor we have worked with, this is the only one who isn't even willing to help us change the date. We weren't even asking for a refund, just some compassion to help us out. These are not times to be joking around with the pandemic and what's even more baffling is that their Covid refund expired in March of 2020! What. On. Earth! The pandemic started then and from the beginning, they straight up said they did not give a shi** to people who have been sick and dying. Unbelievably inhumane. I feel like we could have booked at Motel 6 and still received some sort of compassion throughout this entire process. You guys should be ashamed of yourselves.

      Where do I begin? The pictures online are amazing. Unfortunately, aside from the views and exact physical stature of the house itself, what you see is not what you get! Because there are so many complaints I had on this vacation home, I have decided to let you read the main email thread I sent Seabreeze vacation rental so you know this is all factual and not exaggerated one bit (see below). The propertys rental agreement states that we are to let Seabreeze know of any issues while at the property and not after the stay. The problem with this is that there is hardly any service there. I tried numerous times to communicate with them while there, but calls got dropped or texts did not go through or get answered back by them. I asked for compensation as the below reasons ruined our very expensive vacation and was denied as was told normal wear and tear is expected and that I did not let them know of the issues while staying therethat since I reached out after my checkout, per their contract, they are not entitled to provide compensation back. I emailed them proof (text thread pic attached below) that I tried to reach them when we were there, but still got denied. Please see my email below:Thank you for your response after I called yesterday the customer service number to get an update on my claim that I sent in on 7/1/2021, one day after we checked out. I find it unfortunate that I had to call a few times during these past two weeks to get a status update or to even verify that guest services got my email complaint. I find it even more unfortunate that after speaking with you over the phone yesterday and telling me that guest services denied my claim and I am not able to talk to them directly. I find that poor customer service so I will write down and hope my email reaches a supervisor.***..deleting the persons name here can you forward this email to management since Seabreeze wont let me speak to anyone directly?!You said that the pictures I sent in were normal wear and tear of the property and per contract, that is expected. However, I firmly disagree with you for the following reasons:(Please refer to my complaint letter dated 7/1 with videos, descriptions and pictures) As soon as we started to settle in we noticed that the master bedroom was at 86 degrees. The AC was not working. I immediately tried to call hospitality, but had no service and kept getting disconnected the few times I tried calling back and spoke to someone. Please check your records of calls. This is not normal wear and tear. The very very poor internet connection, or phone service is not normal wear and tear. Listening to the stovetop make a ticking sound every single time we came to boil water, or cook for a long duration of time is not normal acceptance. That is a malfunction in the appliance and was not fixed prior to our arrival. You said I should have let seabreeze vacation rental know of my complaints while there and not after. However, if you can refer to my 7/1 email, I specifically said I tried several times to call and even got in touch with a rep, but we kept getting cutout and disconnected. I tried texting as well and even going through the Hospitality app to see how I can get in touch with anyone to address all our concerns. Mold on the shower faucet is not normal wear and tear. That is in fact dangerous to inhale and a risk to my kids and my family. Rust on the toilet bowl cleaner is normal wear and tear. Rust should not be part of the usage for guests and to inhale or touch that toxicity. The safe door posed a huge risk to my kids that wanted to go down stairs to do movie night in the theater. That is not normal wear and tear. That is a huge liability risk had anyone gotten hurt with that big metal piece hanging out. The wall in the racquet club room falling out is not normal wear and tear. To have a piece of wall just hanging off from the top is a huge liability and risk to my kids and family. I expected dishes to be clean and not spotted with old dry food on it. See the pyrex picture I sent on 7/1. That is disgusting and Im not sure if it was expected for us to eat off of someone elses old dried food on the pyrexEspecially during COVID time. The microwave did not work at all. That is not normal wear and tear. Pee stains from previous guests is not normal wear and tear. Doors to the guest house and main house did not lock. That is a safety risk.I drove with my family and kids 6 hours to this property. The pictures on the website are highly filtered. I understand it wont look all brand new as the pictures did. Normal wear and tear I understand. The pillows and patio set cushion seats were completely run down and torn in a lot of them. I consider that a bit more than normal wear and tear. But, anything that is a risk to the health and safety of my family and children, I in no way will accept as normal.I didnt drive all these hours to turn around and go back home. We had theme park tickets that had I gone back home, would have lost thousands of dollars. I had no other place to go so we muddled through the days. Our vacation was ruined. We spent over $6,000 for only 3 nights and are extremely upset.I am requesting you reconsider the compensation denial. I do not want to be lead to disputing this entire transaction with my credit card company. Further, I do not want to be lead to leave a very very detailed negative review with pictures and videos (basically everything I have written to you so far today and on 7/1) on EVERY single entire review sites out there (****, ******* you name it) so others do not experience what we did. I have emailed several times trying to relay my complaint and finally got a guest service rep to call me. Once he saw my picture proof of a text I sent to them while staying there, he said he will escalate this again. I never heard back so a week later, I called again (very poor customer service might I add). They again said they cannot help me. This is all facts folks. You decide if this is a place youd like to spend your vacation at.Please see attached pictures I took while at my stay at ******* ** ******.
