This is the third stay I have had at the Boardwalk Resort. My daughter invites me to accompany her, and we have always had clean rooms and linens, and the furnishings and decor have been nothing but inviting. I've never seen one insect or rodent in the rooms we have stayed in. We're very pleased.Emerald Beach Properties, Inc. Response

We stayed at Emerald Beach Properties during October 2021. The condo was 1101, when we first walked in the condo seemed very nice. However, as we started to unload our bags and get settled we started to notice things. The refrigerator drawers are broken, there where stains under the cabinet, the cabinet doors didn't close. The dishwasher had broken bottoms, that there was a plant vase that was broken. The TV's 3 bedrooms and living room are outdated (meaning they are not smart TV's and you can't stream), as I had two small children with me, I was disappointed, however this wasn't a deal breaker. The shower doors don't close all the way, and in one of the master baths, the shower head is so old it won't stay in place. If I could get it to stay in place it sprayed the wall and not down. The kitchen pots and pans could use an update. They just really showed their age. However, there is a Keurig, as well as a pot coffee maker. All of these things are not really dealer breakers for us. What was a deal breaker is the floors were completely nasty, the sheets had sand in them before we even got in them. The number one deal breaker was the bugs. There were roaches everywhere. There where bugs on the tub (dead). There were fleas in the Skipper King bed. The living room recliner chair was completely broken, and my daughter and mother almost got really hurt sitting in it. This would be a great condo for children, they do have a rail up on the queen bed, a pack and play. They have left sand toys and things for the children. However, if your children like to watch TV, I would bring something to steam with. You could use the DVD players in the rooms if you could find the remotes. There is one smart TV in the Skipper King size room. There is a Smart DVD player in the living room, but there is not a remote in sight. The pool does require you to wear wrist bands to be there, but you have to wear them. They can not be on your bag; they must be on your person. I would also suggest that you make them loose so that you can remove them. Once you put them on the only way to get it off is to cut it and they don't give out extra. Security was very nice and did however give us new ones because we put them on our bags. The pool personal are very rude about it, and quite hateful. I would suggest to Emerald Beach Properties that they get wrist band that are easier to remove, for those that may not want to wear it the whole time they are here 24/7. There was always at least one elevator down, if not two. Good luck with finding a luggage rack at any point. I feel this has more to do with guests than staff here. The couch is very uncomfortable, but the beds are very comfortable. Overall, I would not stay here again plainly due to the bugs and cleanliness. Those are deal breakers for me. The floor should not turn my feet black the first hour, sand should not be in my sheets before I even get in it or gone to the beach. At no point should I see roaches anywhere, the bathroom should be very clean when I arrive. There should never be dead bugs on the tub lip or ¼ inch of dust. After posting this initially the property manager emailed and called me within 3 hours. She stated that she felt it was unfair of me to post a 1 star review with pictures without allowing them to work with me. Mind you I checked in on Saturday and contacted them on Sunday. They did come up and stray for bugs, but nothing about the housing keeping. I do see and understand where they want to fix the problems. However I am not going to lie in a review. This was my experience. This property seems to have quite a bit of housing keeping issues. The condo was nasty. When I told someone they said housing wasn't there. In ether case, I also feel as stated above I should not walk into a dirty and nasty place. Specially considering the amount of money I paid for the condo. Saying all of this, I would rather spend my money somewhere else. The property manager telling me I was unfair 100% confirmed that I will not come back.Emerald Beach Properties, Inc. Response

This guest checked in on Saturday for a 7 day stay. Our rental agreement clearly states that if guests notice any issues upon check in that they should call us immediately so we can take care of the issues. The guest did not contact us regarding any of the issues outlined in the review until the night prior to departure. The guest posted a Google review the following Friday, one day before her scheduled checkout, which was our first notice that the guest had any issues. When we called the guest on Friday to inquire about how we could take care of the issues she reported in her reviews, our call went straight to voice mail and the guest did not call back after we left a detailed message about trying to correct any issues. We are puzzled as to why we hadn't heard a word from the guest about these issues until the afternoon prior to her departure the next day. Our pre-arrival inspection found the unit clean and ready for the guest's arrival with no insects or sand in the beds. Prior and subsequent guests did not report similar issues. Upon checkout inspection, the recliner was not broken as stated in the review and there were no live insects observed. The condo was left in good condition.Customer Response

I contacted the staff within 24 hours of arriving at the condo. They did spray for bugs, however, nothing about the housekeeping was done. I have called back and got no answer. As it is not my goal to get and things free and I am gone. I don't see the need to keep calling you backing. I do find it funny that in every bag review. The owner puts the problem off on the guess. Instead of a simple ", I'm Sorry". As for the bugs. I have pictures of them and of my wife will one. There were bugs. You have a big problem. Let's not even throw in there that it hasn't even been a week and I as well as my family got a cold and we have all been since we got home.
