    I usually do not leave reviews , but after my second lease renewal in June, Care Realty has left a bad taste in my mouth. I'm a young mom with a 1 year old and handle my obligations accordingly as I do not have family here locally. I started a new job In June that put me in a position to where my pay was never issued on time, I filed a formal complaint with my employer , but the issue was never resolved, therefore , my rent was late. I took it upon myself to even get rental assistance even though I didn't need it monetarily, just so it could be paid on the exact due date so it wouldn't get to this point. All while waiting for this to be approved, needless to say, including the expensive late and hand delivery fees, I got it paid within the same week, equaling up to $1000 (Rent was $890) each time and I never complained. Not a month later, not weeks later, but not on the 2nd, and that wasn't acceptable. Luckily I got approved for the rental assistance for October-December. But by this time , the decision was made my lease was not being renewed. I am not naive nor do I have a one track mind, this is very understandable coming from a business point of view. However, as a consumer, and during the holidays, I had to scramble and find another place. I was given until 12/31 from the non renewal notice on 11/8. Plenty of time, yes. But as I knew, my search was not easy given this time of year. I'm truly disgusted at how this was handled. Life happens, I explained to the owner(s) what I've just written, but the only was response was "you signed the lease , and rent is due no matter the situation".The professionalism is not there and rapport is trash. I do not appreciate how this was treated as just another "horrible tenant" when I've been here since June 2020, have paid my rent on time every month , during COVID and all, up until this situation. Along with dealing with the condescending hand written notes that read "all or nothing" on the late notices. Whomever is writing this on those letters, I hope you know that does not show anything but your ignorance. I'm sure this will receive a negative response, as I see a pattern of "let's put this person on blast " as retaliation , if you look at the other reviews of those who didn't have anything nice to say about Care Realty. I've pretty much outed myself as this would be an embarrassment for some, so anything else said is null and void. I suggest you rethink your company name. Care equates to having empathy, and there is clearly a lack in that area.

    After careful review of your tenant history with you and your roommate, The following occurred:

    You were late paying your rent on March, May, August, September, October, and December 2021 where the rent was paid on the 4th or later. This does not count the other months you were late prior to the 4th. As your lease states, rent is late on the 2nd of each month; however, Care Realty does not charge any late fees until the 4th of each month. 3-day notices to pay or vacate are posted on the 6th of each month or the next business day if the 6th falls on a weekend or holiday. Care Realty is allowed under the law to post these notices on the 2nd of each month. But Care Realty does not. This buys tenants time to locate rent funds to avoid the 3-day notice. There are some months, you did not pay rent until the 11th. In August 2021, you paid rent with a NSF check. Funds were sent to the owner prior to your check clearing the bank where Care Realty Group had to use the capital funds to cover your insufficient funds check. This is a misdemeanor. Due to this, there was no room to provide you more time to pay your rent. You stated that you pay your rent on time every month which clearly is not the case. Also, you are to be charged $5.00 per day for every day you are late per your lease that you agreed to. Care Realty Group did not charge you these fees to provide assistance. In fact, no tenant is charged these fees unless an eviction has started and a Judge determines these fees are to be owed. This keeps everything fair and equal. Care Realty Group is a Equal Housing Real Estate Company. Because of this, all tenants must be treated the same. I am not afforded to provide assistance on one tenant and not other tenants. Im not afforded to use my own judgement or opinions on situations with tenants since my judgement and opinion can differ from another tenant or consumer who did not get assistance AND may file a complaint stating Care Realty Group violated Equal Housing. Doing so can be a violation of Equal Housing.

    Further investigation revealed that you and your roommate were not getting along. Your other roommate stated he had no clue the funds he was giving you was not being delivered on time to pay rent. Your account shows you paying the rent via online and not him. He requested to rent the unit without you and assured the rent will be paid on time and was pleased with Care Realty Group and our services. He was able to move in and qualify for the unit. His rent has been paid on time since he moved in.

    Unfortunately, you paying your rent late for 6 months assisted in the decision-making from the Owner of the property directing us not to renew you. The owner has a mortgage to pay as well and his lender requests that his payments be made on time or suffer a late fee from from his lender. Mortgage Companies are also under Equal Housing. Once the owner notified us that he did not want to renew your lease, we immediately posted a notice of non-renewal on Nov 8 to provide you as much time as possible to locate another rental. It should be noted that a notice can be placed on Dec 15th to have you vacate on Dec 31. Care Realty Group was not going to do that and instead, provided you as much time as possible to locate another rental.

    Based on the aforementioned and providing you several days for each month you are late on the 2nd, as well as posting the notice to vacate 6 weeks prior to you needing to vacate, and not charging you $5.00 per day being late, Care Realty Group did provide you assistance although your lease that you agreed to allowed for other fees and earlier notice-postings to occur. The total days you could be charged $5 a day was $125.00. Other negative reviews on Care Realty Group are tenants submitting reviews such as your self when tenants can not pay on time or damage the property where damages exceeded their security deposit funds. This is why links are posted on those reviews showing photos of the property when tenant's vacate and provide a negative review. it is only fair for both sides to be said with evidence. The positive reviews are from tenants who pay their rent on time and do not damage the property where their security deposit is fully refunded to them.

    There was a lack of empathy and THAT'S my issue, further proving my disappointment as I see only me being late on rent and the police report (that clearly wasn't read) was acknowledged. If you're truly stagnant on me being late 2-3 days after the 2nd, then it's fine being there's a mortgage on this property, in this event I still paid it plus fees without complaint. I left my review simply because of the foundation of the situation, I acknowledged my rent was late and gave reasoning, and getting the rental assistance I didn't need to resolve the issue, if that was going to be a problem when I applied, that should've been mentioned. By the way, any payment received on the 11th obviously came from the state of Florida and not me, you failed to mentioned that .Also I would expect all businesses to have core values and not what looks pretty to consumers, and not write cynical comments on those notices. If I was negligent, there would not been an extension to begin with. But there was no "investigation"on why nor a warning, but a listening ear for the other tenant . Clearly you guys are not capable of doing such, but regardless of what "technically" is in the lease, there should be a lesson here and that's to have better response when it comes to your tenants.

    Further more , in retrospect to reviews, I see my review miraculously disappeared from Google a week after I posted it. Which means it was read and flagged purposely and let's me know there was an issue with what I said instead of acknowledging it. So I brought my issue here. If it was violating any terms via Google, it would have been removed same day . Again, a lack of empathy towards your tenants...because somewhere in all that negativity is some truth.

    Please research Google Guidelines. I am unable to remove any reviews on Google; nor, do I flag them since Google allows two sides to every story. I never saw the review; however, if I did, the same reply would occur as what is happening here.

    Care Realty Group does not read every police report that happens in the properties that we manage unless a person has brought to our attention that a crime occurred and a tenant was arrested or property damaged. I reviewed your text, email, and call history and no case number was provided.

    Our Florida is not obligated to pay your rent. Our Florida did not agree and sign the lease. You did; therefore, Care Realty Group must come to you for payment. The only persons that can be held responsible for not paying rent are tenants that reside in rentals. Thank you for admitting that you were in fact late several months as you did not state that on your original review. Our Florida can take weeks or even months based on experience working with tenants. In some cases, checks are lost per Our Florida etc. It is YOUR responsibility to pay the rent on time, not Our Florida. There are tenants we manage that truly need help from Our Florida. It is upsetting that you requested funds from Our Florida where you did not need funds which took away funds from tenant that do. We have handled multiple cases with Our Florida where tenants paid their rent on time even though Our Florida has not sent funds yet. What Our Florida did for you is not only pay your rent, but stopped an eviction that was about to start on the 11th.

    3-day notices are governed by the Florida State Statutes. I am required by law when posting a notice that it reads exactly how the law dictates. If I were to change the way the notice reads, it would not be a legal notice. Contact a Real Estate Attorney if you want further confirmation. See Florida State Statute 83.56(3). This statute dictates what must read on the notice. If you are not happy with the way the notice reads, I recommend contacting your legislator demanding the wording be changed. I understand you see no Empathy on the 3-day notice. Unfortunately, it must be written exactly how your notices were delivered to your door. I agree there was no empathy from us when you provided us a check that was NSF. Being that is a crime, it is difficult for anyone in my situation to empathize with that person issuing the check; but, we did show empathy to you as we do all tenants. Late fees are 3 days after the rent is late instead of 1 day. No $5.00 per day fee was added to your account. 3-day notices were posted 5 days after you have been late. An eviction could have started just 3 days after the 2nd, but we provided you more time and delayed those steps toward an eviction as we do with all tenants. Care Realty Group covered the funds for you while you issued a NSF check. Care Realty Group did not contact the State Attorney Office when we were provided us the NSF check. I apologize that isn't enough for you but that is all we can do under the law and Equal Housing. How do you think the owner feels when he does not get his rent on time? How is he supposed to explain to his creditors why you have not paid rent? To his creditors, that is not sufficient. When you do not pay rent on time, your actions create consequences for all parties involved.

    You were provided a notice to vacate due to your payment history. This was done prior to your roommate wanting to rent the unit. Your roommate approached us once the notice was posted to rent it and agreed to the increase of rent based on area rentals. The steps Care Realty Group has taken was the result of you not paying your rent on time. You were given time to pay and fees were waived. I can not take what your excuse is for not paying rent into consideration because I am not allowed to under Equal Housing. But we do listen to them as we try to figure out the best plan for you. You should spend your time complaining to your Employer for not paying you on time the past 6 months than here since you cant deny that you were in violation of your lease and fully aware what actions Care Realty Group must take against you. The lease is simple. In exchange of you paying rent on time, the owner agrees to provide you rights to the home. When you fail to pay rent on time for 6 months, the owner has every right to not renew in fear that you will continue to pay rent late. Had you paid your rent on time, you would have been offered a renewal as do all tenants who pay their rent on time and take care of the property.

    To debunk your "crime" theory about that NSF check, you should know the bank send these checks to directed party when using an account and routing number instead debit card, not the account owner. However, it was not filled out correctly on their end. I called about this issue and the receptionist prompted us to drop it off with no problem. 2, I definitely complained to my employer formally, but that was not acknowledged. You try to work out the "best plan" but that was not an option as is was automatically an assumption that I was being negligent instead of communicating .3. It's clearly not about the statue on the late notices, whoever physically wrote "all or nothing" on those notices is the problem when you don't know what the situation may be. My point is clearly being missed time and time again. No matter how "technical" a lease may be, this goes to show you're not willing to make the effort to handle a situation better that it was and that there was no prior warning before it got to this point

    Instead of talking about your other complaints since that has been explained multiple times, I will gladly talk about the "all or nothing" stated on your 3-day notice. When a 3-day notice is posted on a tenant's door, I am required by law to accept the full amount listed on the 3-day notice if paid within the 3 days. I do not have to accept any partial payments; however, I allowed you for the first 3 months you were late to pay partially and re-issue you a new 3-day notice with the new amount due. This is a courtesy Care Realty Group provides which in my opinion, shows empathy toward those tenants needing help. After 3 months of being late, we will no longer accept partial payments; therefore, "all or nothing" is written on the 3-day as a courtesy to let you know not to send a partial payment. Because if you do, we will refuse the payment and mail it back certified. This will cause a whole new mess of problems for you. Once it is mailed certified, it can take up to a week or longer for you to receive those funds back in the mail. This could make matters worse for you not having access to those funds. If you sent in a money order, it can take an additional 2 to 4 weeks for you to get your money back from the Money Order company you used when purchasing that order. In your opinion, that should not have been written on the notice because you felt we are not empathizing with you. In our opinion, it does show empathy and is an extra step to let you know to pay in full so your funds are not tied up for weeks when you could have used those funds to pay the rent in full or use those funds to move. "All or nothing" has assisted tenants for years of managing properties so that they do not have their funds tied up. I understand that not everyone can be satisfied but most tenants in your situation are thankful for our assistance on helping them get back on track to getting their rent current to include notifying them to not send partial payments so they can use those funds elsewhere such as moving out before an eviction is started avoiding an eviction on their record. This still may not be satisfactory to you and unfortunately, we are at an impasse. Hopefully, you will pay your rent on time to future landlords to avoid this situation that you have put yourself in.

    Yet, you are refusing to take accountability on how this was handled and what you as a business could do better if someone else was to experience my situation or some type of hardship , but you continue to point out what was signed in the lease. If it was problem the first second or third time, that should have been addressed like some landlords will try to communicate to their tenants before it gets to this . But i'm receiving a constant rebuttal. I don't expect anything different to come from you. This is why I brought it here, so my review would not be flagged and others can form their own opinion.

    We did communicate with you by posting notices on your door which is the only way we can legally let you know you are late. There is no need to contact you every month you are late to pay your rent. Your rent payment and times are all listed on your lease and what will happen if you do not pay. What you are stating is that we deviate from a legal binding contract which is your lease. I can not do that nor will I. In any Real Estate transaction, that transaction is conducted what the contract states. Again, you not paying on time is the epicenter of your situation. We did not prevent you from paying your rent. If you do not learn from your actions and blame others, then this will not be a great learning experience for you to prevent this from happening to you again. Have a good day.
