I purchased a new construction home located in **********, ** on June 30, 2021 from Stoneridge Homes (builder) for the approximate sum of $399,859. The purchase included a **** buyers warranty for a one year duration. During the warranty period, I notified the builder that my septic tank system floods during a moderate rainfall. The flooding is due to the builder incorrectly constructing the drainage along the West property line. The builder did not follow the site plan that was approved by the Madison County inspection office. The builder denied making repairs after they were notified. According to the site plan, there is supposed to be a **** (utility and drainage easement) centered on the property line that extends 5 feet onto each property. The builder moved the center of the **** 7 feet onto my property. This results in my neighbors property draining onto my property and flooding my backyard and septic system. Water also is just inches away from flooding the inside of my home. The remedy for this is for the builder to construct a retaining wall on my neighbors driveway on the West property line. This has been done numerous times in my neighborhood for each house/property that has a similar topology. Also, sewer gas from the septic tank is forced directly into my home through an electrical conduit that was never sealed off by the builder. The electrical conduit runs from the septic tank to the exterior brick and there is a hole drilled thru the brick for the electrical wires to run. This is where the septic vents into the home. The sewer gas smell is exponentially worse when it rains due to the septic system flooding. ********* is toxic and a health hazard. I notified the builder and they have denied to correct this also.

In 2020 these pictures were taken and Stoneridge came out to make the repairs: https://photos.app.goo.gl/cztGZ19Rsd3AVZxd7 The wood beam running across the center was not connected nor reinforced enough and you could see the plaster separating. The repair person used several long screws, brackets to reinforce the wood. beam. Later came back to plaster and paint. The same area beam is separating again and the brackets and screws are no longer holding and therefore, the sheet rock is splitting where the two separate pieces of beam meet. The pictures below shows where the same situation is happening again because the brackets are not supporting the beam that are connected to each other. This is causing the sheet rock to once again separate. The solution that Stoneridge imlemented was not a permanant fix. I am looking for a permanant fix. https://photos.app.goo.gl/iYaoJkpwa5Gm5d8g8 I contacted Jim *****, the customer service representative at Stoneridge and was told that my warranty had expired. *** *** ***** *****, Huntsville, Alabama 35806 Since Stoneridge failed to solve the cause of the problem before the warranty expired and provided a temporary solution and provided a solution that would not be substainable, the company needs to send an independent engineer out to find a solution. I want these repairs to be made by a competent repair person that will produce a permanent solution.
