July 31 2022 my family (close and extended) stayed at ****** ******* at *******************************************************************cottage . The day we showed up there were apparently issues with the bedding, dishes, etc. But it's a beach house on the beach at a reasonable price - for me taking my wife and toddler on their first real beach vacation was well worth the minor inconveniences we were greeted with - these are just important notes to consider, if a high turnover rental agency is missing dishes what else are they missing. In the early morning of August 2nd we were going to find out! Aug 1 was my birthday so I was up late and my wife put our child to sleep and took a late night nap with him - so when I went up to bed we ended up hanging out on the floor next to the bed watching the iPad and around 1230am August 2nd my wife see BEDBUGS scurrying across the sheets towards my toddler! In complete denial I insisted it must be something else - aka prove it. We spent the next hour stripping down the sheets, captured, preserved and ID'd 4 live bedbugs and found dozens of carcasses on the bedframe. This was not something new. So after a sleepless night we notified my Aunt (who was handling the rental) and spent Tuesday - Friday dealing with pesticide applications, maintenance crews, all of our clothes and suitcases in garbage bags on the front porch, hours and hours and hours of washing already clean clothes (you know cause you bring clean clothes on vacation expecting to not have to wash out the beds bugs multiple times), and mattresses on the front "lawn". Saturday the 6th was our first bedbug free day in the home - check out was Sunday the 7th. But to really underscore the despicable service provided by Joe Lamb Jr & Ass. Inc their solution to their inability to provide a BEDBUG FREE BEACHFRONT rental was to offer us money this year towards another potentially bedbug ridden rental!

We stayed at the Ocean ***** house ******* The house was terrible. It was rundown and dirty. The issues have obviously been ignored with no attempt of any improvements. The kitchen was dirty with dried food on the back splash that had been there so long it was impossible to remove. The counters were permanently stained and the floor was not much better. There was not enough silverware to service 5 people, let alone the 11 we had unless everyone just used a knife to eat. There were ants and cockroaches as well AND they were present prior to us bringing food in.
The main room's ceiling had damage and clearly it had leaked...right onto the couch which had stains on the cushions and pillows. Some pillows were ripped resulting in feathers being everywhere. One of the bedroom's ceiling fan was hanging by just a cord over a bed. Had we turned it on, someone would have been hurt. This was repaired upon our request, but it was something that surely should have been noticed had the house been inspected before we moved in.
Multiple window screens were ripped and some windows were missing screens. One was laying in the yard along with a bench from the picnic table on the top deck. It had obviously been thrown over the deck and was laying smashed on the ground. Weeds were growing around it, so it had been there for awhile. Again, something that should have been noticed.
The mattress pads on the beds were stained as were some of the comforters. I mean MAJORLY stained. Thank goodness we had brought our own bedding. Hair was in the bathrooms and one bathroom had very few shower curtain rings left holding the curtain and another had some nasty reddish stains on the wall (I try to avoid thinking what those were). One room was missing a TV and another had a huge dresser mirror on the floor propped up against the wall. It was not anchored and was in the bunkbed room that most likely kids would use. There were only 3 lamps in the entire house and one shade was so rusty and stained, you would not want to use it. Ceiling lights had fluorescent bulbs which were like harsh spotlights and wall lights over every headboard did not work at all.
They had several mini fridges throughout the house. All of them needed defrosted. One wall in the basement was disintegrating, the Foosball table was broken and there was an odd, empty room as well.
The two chairs by the pool were ripped beyond use and the chaise lounges were so worn that they were not safe to be on either. The bushes around the pool were horribly overgrown and sand was in the pool and hot tub upon our arrival. Someone showed up midweek and marked on a paper they had serviced both, yet the sand remained. The yard was overgrown with weeds up to my knees, so no hope of using that area for corn hole or anything else.
The pictures advertising this house had obviously been taken in its prime. We have rented houses in *** six times and also at several beaches in Florida. This was, by far, the worse house we have been in ever and it was not exactly cheap. Except for the location to the pier and the elevator that aided my elderly mother, it was terrible. My son remarked that the elevator was the cleanest room in the house and, sadly, he was not wrong!
For the price we paid, we at least expected things to be clean and not rundown. The last thing we want to do is attempt to clean a beach house upon our arrival! That is what the rental agency is supposed to ensure. Cleanliness, furniture that is not broken or stained and a quality matching the price we paid.
This was a disappointing vacation. We made the best of it, but truly, felt ripped off by Joe ****, *** There is no excuse that none of their employees servicing this house spoke up to address the problems. Clearly the homeowners do not use this house themselves nor have they been back to see it in years.
DO NOT fall in love with Joe **** ***** pics of this house, they no longer represent it. DO NOT RENT THIS HOUSE. I would also caution against using Joe ****, *** & Associates. They do not seem capable of maintaining their rental homes.
