Your inspection report did identify more than 60 specific problems with your home that needed repair, including multiple areas of rotted siding, missing caulking at the exterior and an incomplete flashing that you were advised could be causing water intrusion behind the siding. It also included multiple plumbing problems (including interior leaks and freeze damage to the lawn sprinkler system), problems that could cause mold growth in the attic and 14 windows that were either damaged or not functional. I discovered and documented water stains at four separate locations at the interior of the house and garage and advised you of possible causes and actions you should take. It included a visible crack in the foundation and my opinion as to the cause and action I advised. All of these problems were documented in a report (many included photos) and I explained them all to you in-person at the house on the day of the inspection. I'm surprised you only remember a small problem with an interior door when submitting this review.
Every home inspection has limitations which are detailed in an "Inspection Agreement". Clients should take the time to read and understand this Agreement. You were provided with a copy of, and agreed to, the Inspection Agreement several days prior to the inspection.
The damage you told me you discovered after purchasing the property could have only been seen by disassembling specific areas of the basement ceiling and then removing insulation. These steps go beyond the scope and Standards of a home inspection (which are referenced in the Inspection Agreement).
Of course, I would have preferred to locate the hidden damage you discovered after moving in. But as I stated before, home inspections have limitations. I accept your criticism and will add it to the nearly 22 years and 6000 home inspections I've completed to improve my inspection and customer skills.
