      These cabins are very dirty Cobb webs dust that has built roof is leaking trim that is apart lamps that are broke shower not working the list goes on and on

      If you are a cabin owner, please do your due diligence and really consider if CabinsUSA is right for you. I am an owner (own 2 $1M+ cabins) and CabinsUSA absoluetly wrecked my cabins. Every time I went in there, there were huge problems. Some examples - in our theater, CabinsUSA never cleaned the carpet or under the theater seats. The carpet was absolutely ruined. Our dishwasher was broken and they never fixed it, allowing it to leak and ruin the flooring. We have a cabin with an indoor private pool with a water fountain - the water fountain switch broke and instead of fixing it, they "fixed" so that it would just run 24/7. The pool technician messed around with our pool pump and now it leaks will likely need to be replaced. Multiple items went missing or were broken and they do not reimburse you for anything they may have charged guests for. If anything was broken, I only knew if I went in and saw it myself. ALL of these issues were found by me when I went to check on the cabin and nothing was ever reported. On top of the obsolutely terrible care they take of the cabins, they do not clean well at all. Every time I came up (and they know when I am coming) I would find gunk in the shower grout, dust and hair all over the cabin, etc. Another thing is the fees - they charge a crazy amount of fees and every month there are about $200-$300 of random charges for really small things. This is on top of the maintenance fee, pool fee, etc that charge. Finally, the cabin booking is dismal. I was routinely getting 2-4 bookings a month and losing money. I finally switched to a different management company and now I stay booked - same cabin. If you are not able to come to the cabin to manage CabinsUSA's work, you care about your property, or you care about making money, I would highly recommend using a different management company. If you are a guest, this is the kind of cabin you will be staying in.

      Cabins USA isn't what they used to be. I've rented from them for years and was always satisfied until now. Their reservation specialist don't care, their cabin owners don't care, and neither does management. The only ones who is sympathetic to bad situations are their maintenance people. Bear Cove Escape was a HORRIBLE EXPERIENCE! I paid over $1400 for a cabin who's hot tub was disgusting and hardly had water in it, the separate game room had dust an inch thick- a TV you couldn't use- a busted speaker- a pool table that needs refelted- an arcade game with a sloppy and junk joystick- and a dart board without good darts. The inside of the cabin was even worse! There were 2 china cabinets with an inch of dust on each shelf- locked in with chicken wire so they cant be dusted (had to call my doctor to have allergy medicine called into a pharmacy in TN)- the sofa downstairs is pleather and peeling- the bath tub faucet downstairs was stripped out therefore the water wouldn't turn off unless we tightened it each time- the beds aren't attached to the bed frames (rather a cheap frame under the bed which was very flimsy)- the dishes were all broken and chipped- there was no wifi or cell phone signal and just a corded phone- the drive way was washed out with huge holes and places the water washed out- there are no bear proof trash containers so animals tore up trash- the steps are very narrow and my children fell and hurt themselves- the light post us laying on the ground next to the outside steps. This is not a cabin worth renting! Management decided that knocking $60 off my bill was the answer when my allergy medicine cost more than that- not to mention the damage done to the suspension of the vehicles. I will NEVER rent from Cabins USA ever again!

      I did not complete my reservation. I had some questions and possibly wanted to make changes to a pet-friendly cabin but had a difficult time getting in touch with a customer service rep. I tried chat several times, I tried phone, I submitted a contact form. I finally eventually got someone to answer a chat. The person was kind but not super helpful and I kept my same reservation and booked a kennel for my dog. When I went to finally pay off my reservation in full, the website errored on me twice after I entered my payment information. I tried another device and got the same result. Again, no one answered chat. And then I found these terrible reviews. I submitted a cancel request and forfeited my deposit. Too many red flags.

      very nasty bad cabins.. we stayed in one of the cabins for Thanksgiving when we got there it was dark we had our children. They gave our cabin to someone else and did not inform us. I finally got in touch with someone three hours later she apologized and put us in a smaller cabin horrible, horrible, horrible never again.

      We stayed at Bluff Mountain Lodge in May 2023 in the Smoky Mountains and had mixed feelings about the overall experience. We don’t recommend staying on their property, and our interactions with them were less than professional. Firstly, one of the houses lacked hot water, and the washer unit did not function. This was a major inconvenience, as access to hot water is a basic necessity that should be expected from any accommodation. This was incredibly frustrating, especially considering the expectations one might have for a nearly $15,000 four-night stay. Moreover, the cabins lacked proper cleanliness and upkeep. Beyond the presence of rodents, we noticed various cleanliness issues, including rings around multiple toilet bowls and layers of pollen on most of the outdoor furniture. It was evident that the cabins were not thoroughly cleaned before our arrival, which was unfathomable to us considering the price we paid. Adding to our frustrations was the lack of response from the management when we contacted them about the problems we encountered. We made multiple calls during our stay regarding the pest infestation, the uncleanliness, and the lack of hot water in one of the houses, but management did not sound concerned, nor was very responsive to take action to improve our stay. This lack of attentiveness and disregard for guest satisfaction was deeply disappointing and demonstrated a lack of professionalism on their part. Although the scenic views from the cabin were breathtaking, the issues with cleanliness and the absence of hot water outweighed the positive aspects of our stay. After speaking with management later on, they offered to refund the $500 cleaning fee. Only after negotiating with them at length, did we receive a 15% refund as a gesture of goodwill for the lack of hot water. While this was a step in the right direction, it was not enough to fully compensate for the multitude of issues we faced. This will be our last stay at Cabins USA.

      If I could leave no star I would. I have used cabins usa for 4 years and each year has gotten worse. This year we arrived to a filthy cabin a nasty hot tub. Mold growing in the upstairs shower handle. I was offered to move cabins but due to our health issues we could not. I sent pictures of all this and was told that they saw not dirt I. The house or hot tub. The only compensation they did ended up was offer a $160 dollar cleaning fee. Do not use them. They basically called us liars! Stay clear of them!

      Heaven for bid you accidentally leave something behind. We called immediately when we noticed it was missing said they only clean the cabins on Wednesdays and Thursday that we would have to wait since it was a Sunday. Wednesday and Thursday pass nothing so called again said the lady over lost and found was sick have to wait for her to get back. 3 weeks have past and today they told us they don’t have our stuff ??. The cabin we stayed in was also nasty. Dust and cobwebs everywhere. No remote to the tv to turn it on. Dirty dishes in the cabinets just awful. Won’t stay with them again.

      No STARZ!!!!Since I checked in nothing but bad things cabin USA will not fix roach infested kitchen two rooms up stairs not getting heat. 3 tvs not working and pool room door froze open so cold air coming through. Keep getting told maintenance is coming since day 1 and nothing. Customer service is rude and no help kept a getting hung up on when asking for reimbursement or compensation!! Game room games didn't even work paid 3800 for my family and kids to not enjoy everything we paid for!! DO NOT BOOK WITH CABIN USA VERY UNPROFESSIONAL AND NO HELP!!!! I'm currently looking into seeking legal action!!

      Every year I rent from CabinsUSA but no more! When we arrived to the house (Whispering Pines) it was filthy. The floors hadn't been swept or mopped, cobwebs with dead spiders, as you walk up the steps you can see dust and debree under the bed, the outdoor area where the fire pit and grill are located was filled with a ton of leaves and trash. Of course I called to speak with someone and was told someone had cleaned the house that day and they had pics to prove it. So I told her, then I need to send you some real pics. I forwarded pics, she apologized and had a supervisor to call me. The supervisor had a totally different story from the young lady I had previously spoken with. I explained to her all the issues and the fire hazard out back. The supervisor said someone had cleaned the day before and not the day of. I explained to her they couldn't have because this house was a total mess. We cleaned and my husband took care of all the debree. Oh that's not it y'all.... we got up this morning to get showered and dressed to leave.... there was NO WATER!!!! I called every number they had listed but of course Noone answered the phones....not even the emergency maintenance! I'm over it!!!!!
