              I submitted a warranty request in July of 2022 for a Foundation issue with my house. Several severe cracks, separation and most doors would not close. Beginning of August, the Construction Manager Norberto **** came out to look at the issues and decided to escalate the Foundation issues to the next level. ******** ************ came out to do an inspection and on 10/5/22 Mr. **** sent me an email stating that he got the report back from the engineers and ******** recommends doing another follow up inspection in 6 months and they will contact me to get everything done. Six months comes and I had heard nothing from anyone. I finally called customer service a new Construction Manager Guillermo ******** contacted me and said he had no information of my file so I forwarded everything I had. He sent the same company out again to do the inspection on 06/13/2023. I did not hear anything for 3 weeks so I called several times to Guillermo and he finally got back with me to say that they will not cover the cost of the work since it has been more 10 years but he could refer me to someone. I then told him that I put in the warranty claim while I was still under the 10 years and he asked me to email him everything again. Again, I had to call customer service because I could not get a hold of him for a while. He then called me to say that they approved the work and to call him direct from now on. ***** ****, the company that was going to do the work came out on 08/17/23 to do the inspection. A few weeks go by and I haven't heard from anyone so I call Guillermo again and he says that they haven't received the inspection from Perma Pier. I then called Perma and they resent the Inspection. Guillermo call me back on 9/7/23 to tell me that his boss (Dustin ********) said that they will now not fix my foundation issue after they already approved this. Guillermo said it is out of his control and he could not give me a reason why they will not fix this anymore.

              We were working with a Perry Homes sales person at M3 Ranch in Mansfield. TX beginning the first week in Sept 2023. The builder was about to release some lots that fit our needs better, well at least according to the sales team. On 10/24/2023 (a Tuesday), the sales person told us he would update us about the release of the larger lots "by end of day Thursday" (10/26/2023). He finally got back to us on 01/06/2024. After ghosting us for about 11 weeks, he emailed us to say "please go ahead and either provide proof of funds for a cash sale or complete the pre-qualification here. Once I have received that, you will have the opportunity to put down Earnest Money and secure the lot." There was no apology for being completely out of touch and non-responsive for so long. He just picked up the conversation as if it was just two days later, as he promised. You have to consider - if someone has been working for a company for many years, they probably have a good understanding of and are a good representation of the corporate culture. If the builder team is willing to completely ignore you for months at a time when they want to make the sale and get paid, how will they respond once they have made the sale? Are you going to experience this same ghosting when you have questions about the build? What about when you have warranty repairs (which any new home will have)? We consider ourselves fortunate that we saw what Perry Homes was like before we signed a contract. We hope other buyers consider this corporate culture and how it may impact their home before buying from Perry Homes, especially in M3 Ramch.
