            I signed the lease in my apartment complex in May 2021, and into it in the month of June. In July I applied for rental assistance which I received and got my rent paid Aug-Nov In October the apartment became under new ownership. Somehow the transfer of rent did not go thru and I received an evection notice stating to be out within the next few days on my door. When I called they didn't know who I was or had any record that I lived in the apartment. When I went to the office the lady I spoke with ******** was very rude and unhelpful. She apologized about the problems but was unable to work with me on getting out of the apartment. (Due to all the issues already) I told her I had already let the previous owner know I would be wanting to move out around the time that my rental assistance was up seeing that I am a single mom and can't afford the apartment anymore. This lady pretty much said "I don't believe that you gave him something in writing" which was true I just wasn't sure while I was speaking with her if I was able to get ahold of him tp prove so. I was panicked and I felt like she backed me into a corner without options on what to do because she said I was lying. I ended up getting ahold of my old landlord and he said he will get the copy of me asking to move out to them. I just want to make sure I can move out at this point and there won't be anymore problems. They only even knew I lived in the apartment as of yesterday. They are very unprofessional and I want to be done. I am worried because of this ordeal that they also might give me problems about the return of my $400 deposit. Also I have proof my rent should have been paid through November and I don't want them to try and get me to pay when it was already paid for.

            When we moved in our townhome we went through ****** Way. The place was disgusting when we moved in. I specifically asked them if the carpet would be cleaned before move in and I believe it was cleaned the day we got our one key because it was still wet. It smelled terrible for weeks. The one key we got only worked on one door. We spent months trying to get them to address the situation and we finally spent over $100 and changed the locks ourselves. We went months without air conditioning upstairs and it was only fixed after I threatened to call and have it fixed myself and deduct from my rent. When we moved out we, we followed the move out cleaning instructions. We even steam cleaned the window seals and windows and power washed the garage and porches. This place was left so much better than when we moved in and someone could literally move in the day we moved out. They charged us a $495.00 cleaning fee. This place looked amazing when we left however they do thier best to find SOMETHING. There was a bit of dust on one of the blinds and so I was charged for that. There was a scratch on one of the baseboards that was already there and I was charged. I left some brand new shelf liner in the kitchen that could literally be picked up and thrown away. I was charged for that. They claim they "can't find" the move in form we filed out when we moved in which lists all the flaws. They takes no responsibility for themselves or thier actions. They have unrealistic expectations of what a rental should look like after you move out even there have been several tenants before us. If you choose to use this company, keep meticulous notes, emails, etc. Take pictures of every square inch of the place when you move in. Make sure you are there when they do their walk through. They will look for anything to take a picture of and say you didn't clean. This is one of the most unprofessional companies I have ever dealt with.

            When you moved into the townhouse, ******-Way did NOT manage the property. We did not complete the make ready, nor were we responsible for maintenance. You paid your rent directly to the owner, not ******-Way. Your move in form was also due directly to the owner, not ******-Way. At some point during your residency the property sold and ******-Way became the manager. When the old owner transferred the files to the new owner, and the new owner provided them to ******-Way, your move in condition form was not included. We did not lose the form, it was never provided to us. We have no way of knowing if you turned that in to the old owner. However, you also did not have a copy to provide for us when we requested it, so we have to assume it was not completed. We did manage the property during the air condition repair. This repair did take an extensive amount of time as we had to wait on a specialty board for the equipment that took a very long time to arrive due to a back order. However, the day it arrived, we did complete that repair for you. Also, it is worth noting, the air conditioner did work during the entire time, it just did not keep the upstairs as comfortable as it should. In regards to the move out, without the move in condition form, we have to assume everything was clean and in good repair. I have personally reviewed your file and all charges. I also have plenty of pictures of the move out condition and I stand behind the charges. Unfortunately, this platform doesn't allow me to post pictures in the response. That said, I do agree to your point that the renter should take the responsibility of protecting themselves at move in. This is why we utilize the move in condition form. This is also why we recommend the renter keep a copy of the signed form for their records.
