My review will grow as time goes on, I returned keys yesterday at 11:45am April 4th to the office on Business Center Dr. I was asked to put my forwarding address on the outside of a small brown envelope then place the keys of the home I was moving out of into the envelope with my new address on it? The lady said she was going to move me out of the system . Today I received a call asking if I had returned the keys,Review from Melissa B

Just moved in Sunday March 3 2024. Have been without a working toilet for 6 days. Nobody at the office is responding to me. I am contacting the Health Department to get this resolved.Review from Charise P

VINEBROOK HOMES LLC is the Business that has trends of Civil Rights Violations. I signed a lease on 11-21-2023 than I was told that I will need to wait till 11-24-2023 to move in a resident that I felt would be fit for me due to the fact, I am disabled single 52-year-old woman. AS A RESIDENT OF VINEBROOK HOMES LLC (I Charise P****). was placed in a home that was inhabitable due to the fact, at the time of move in there was no working heating system (furnace did not work) and no working wall vents in temperatures -7 below , countertop doors hanging off, No insulation around the doors. The main office of VINEBROOK HOMES LLC here in Missouri at 6100 Connecticut to hear them say, call the service line to make a work order, so, I did same day. I ended up having to live in a resident without heat/cooling for up to 5 to 6 days. On Thursday November 28, 2023, (Thanksgiving/ Christmas) I could not have my children or grandchildren over to celebrate the holidays with me due to the unfit unhabitable conditions. It states on their lease that maintenance requested work orders limits are for non-urgent 5 to 10 days and Urgent work orders is to completed with (2 to 3 days for urgent orders and Emergency is 1 to 2 days) I had to wait a week in the cold with no furnace and 2 months of being uncomfortable not having working vents (no ventilation) in my bedrooms that was investigated by the City of Kansas City Healthy Homes who I contacted who also submitted a claim to VINEBROOK HOMES LLC gave them timeline that was ignored till for 2 weeks. By law a tenant who is not provided with necessary services and maintenance of the leased premises as required under Act suffers property damages because of the leasehold is decreased by absence of necessary services (such as plumbing, heating/ cooling etc.) I have been threatened, I have been mentally suffering, dealing with anguish, discomfort, intentional infliction of emotional distress and breach of contract. They are obsessed with my home even though I have a NOT FOR SALE sign on the house. They refuse to take no for an answer. It's almost like they believe if they keep harassing me ill end up selling.Review from Victoria T

If I could give this place ZERO stars I would. Just check the google reviews! How is this company staying open? They have been rude unprofessional and down right nasty attitudes when all we were trying to do was rent a house. They threatened us with deadlines saying we had until a certain time to upload documents (in which we had already sent in) And please don't think about calling, all you will get after hours of run around is someone who can barely even speak English who can't help you at all . I'm so very thankful we didn't get roped into their horrible buisness, like unfortunately others are stuck with .I am still waiting to be reached out too over the removal of our information from their system. It is a complete shame how they are treating people and ignoring these innocent people with life threatening maintenance requests. (Mold,water damage, holes in the floor etc) They need to be shut down immediately.Review from Casey B

Vinebook Bought the home we’ve lived in 10 years 2 years ago. After first year we had our first issue with heat going out and turned out we needed a new furnace. Vinebrook responded next day and within 4 days we had a new furnace as well as new central air unit. Our roof started leaking this week and 2 days after maintanence request roofers are her me fixing the problem as well as making plans for indoor repair to ceiling. I have no complaints, my invoices for utilities are always emailed to me before added to account and customer response has been amazing in my experience!Review from Markina D

If I could give 0 stars I would! The worst rental company ever! Can never talk to someone regarding any issues or problems you are having with the house or online requests! None of the phone representatives can never answer any of your questions it's always someone will get back to you in 24 hrs which then turns into almost 2 weeks before anyone calls you back. Then if they do call you back they still can't give you any answers no one knows shit at this company! They raise your rent every year by almost $200 when the property isn't even worth it! They're remodeling skills is garbage when it comes to homes. It looks like they hire anyone to work on their properties for remodeling just to make a profit!Review from Ashley D

I initially didn’t have any issues when I moved in (2022). The rent was $1550. I renewed my lease in 2023 and they increased my rent by 13.55% to $1760 in just 1 year. I did not complain as I thought it wouldn’t raise anymore due to the high increase during my this renewal. Now in 2024 they are attempting to raise it again to $1830. Reminding you I maintained the house, never called them for anything. When I complained about the total 15.5% increase in just 2 years, they offered to make $1795 which is still outrageous given the home is simply not worth it. If I move out, the house will be listed at $1600 max, so I don’t understand why they would rather lose a good tenant instead of accommodating my family as we already are paying above market. They take advantage of good tenants and wonder why people are breaking leases. It’s unfortunate but luckily there are a ton of homes that are bigger on the market for what I am currently paying.Review from Ardthare R R

I live at Vinebrook homes, on January 5th I paid rent according to the charges on portal. It did not state that late fee of $50 should be included. The portal will only accept what is showing. I received email, stating late fee due or eviction. I called and received phone call from their customer service telling me that a late fee is charged the 5th. I need $50 for surviving and it's not right that they charge late fee if payment is accepted on 5th.Review from Trish T

This company is deplorable. Definition of a Slum Lord. DO NOT rent from This company! RUN don’t walk RUN! Rented a home from Them. 1 day after moving in, found a hole in the walll behind the stove where rodents were entering and living in the stove. Finally got ahold of someone to be told they would bring another stove on Jan2nd which is 5 days later. They expected someone to live with that in their home. Day 2, woke up with whelps on ankles. Pull the base boards and find a bed big infestation. Allegedly the flooring is new. This means they laid new flooring on top of this disgusting mess. Garage was filled with dog feces. Day 3 we have removed ourselves from the disgusting place. Have complained, left message after message and filed requests online to no avail! No response. This is disgusting and we have sent emails and have left messages with the city code enforcement to have the property looked at. We have left a message with code enforcement, health department and other agency’s. Next step is to notify the attorney general and the city of Fairborn along with the surrounding neighbors. No one needs to be living in this property. It needs to be condemned! It’s a shame there are companys out there that have zero regard to the homes they are renting to people. Do your research! Take a look at the google reviews and BBB complaints for this company! Save yourself from the loss of money and time. DO NOT RENT FRON VINEBROOK HOMES!
