      No hot water for two weeks, water leaking from upper apartments. Water filling up light fixtures and running out of electrical outlets. Drains clogged.

      I lived in Maplebrook Village Apartments, a complex Pepper Pike just acquired. From day one they showed they were not to be trusted. After the buy out Pepper Pike rose our rents by at least $300-$400 dollars with no more than a 60 day notice. The staff at Maplebrook is like a revolving door. Go into the office on Monday come back on Tuesday and there is a whole new staff; agents, managers, maintenance, all new. They are charging and advertising luxury prices and updated apartments but the expense of current tenants. Old tenants rent was increased to pay for the new apartment updates. Meanwhile current tenants were living in apartments with ran down carpets and old appliances. The building wiring is so old that when you ran your bathroom fan the microwave would go out. No security. The cops were in the community nightly. And that’s because they would rent to anyone. No per restrictions. Pit bulls and Chows were allowed. One of the residents was bitten by an aggressive dog. And sprayed dogs there is dog crap everywhere. No one cleans up after there dogs. Because of the maintenance staff be short or untrained, in winter don’t expect the sidewalks to be shoveled. And lastly this company is stealing security deposits. After following state laws and lease agreement rules I still have not received my security deposit back. I correspondence of damages or release letter’s NOTHING. And today makes day 39 after move out. I call every day and the office staff keep saying 30 days. They promise to look into it but they don’t. They give you a corporate number that just rings and has a full mailbox. Maplebrook was great until Pepper Pike came. Don’t live anywhere where you see them attached.

      So I will make this review simple. The only reason I will give this place 2 stars instead of 1 is that the manager at the property I will be mentioning was fantastic, and she did not actually work for them until they bought the property out. Here are my issues with Pepper Pike: 1. Dishonesty, the first thing that caught my eye was how dishonest they are, if you look at the Grants Trail website (a property of theirs in Saint Louis) they have a picture of a pool, but this property does not have a pool at all. 2. Incredibly hard to reach, these people always have a full mailbox and its almost impossible to reach them. I had to dial random extensions to get anyone. (This is their HQ) 3. General bad business practices, when I was getting trying to get my deposit back, the leasing manager made sure to tell me I was getting my entire deposit back, and it would be at my door within 30 days. This is Missouri Law, no ifs, and, or buts. After 30 days passed I called to ask about the state of my deposit every other day and I kept receiving the same response of not sure but maybe the mail etc, it was 51 days until I got my deposit back and that was because I called the property manager close to every other day and got in writing that I earned it back. When I finally received it, I found out it was only mailed 3 days before I received it, so they are either extremely disorganized or were intentionally making it very difficult to get it back. 4. Bad upkeep, the property had parking spaces that were completely unusable due to poor workmanship of the asphalt crew, and nothing was done to fix this. No lights were in the parking lot. The concrete above your head on your porch would fall off randomly. These are just a few things. So, my advice to Pepper Pike? 1. Clear your inbox and become approachable. 2. Invest into the wellbeing of your renters with updates. 3. Change your website with the correct pictures. 4. Give Liz a raise, she is the only thing keeping it together.

      Horrible place. I’m hearing they are going up on rent! I was supposed to be here for a week or two with my nephew. It’s a nice infestation going on now. I caught 20 mice ! So far and been trying to get help since August 31st. On Thursday pest control came didn’t do nothing they actually let the mouse go and left and said he couldn’t spend much time there. Before leaving he stated he hated working there because so many people deal with mice and roaches !!!! And I went back Friday September 2nd, they was supposed to have someone call or come out here… nobody came it’s Labor Day weekend!! The office closed tomorrow on Monday! So that’s about another. 40 mice I’ll have to catch between that time ! DO NOT RENT FROM SOUTHGATE DIRTY INFESTED HIGH PRICE APARTMENTS!

      Horrific experience. Gross negligence regarding health concerns and personal property damages. Very disheartening to see the lack of consideration and decline within my once beautiful community. Money is the root to all evil for sure. Sadly..only the hardworking are effected.

      Pepper Pike's Housing Management administers scam-based slums marketed as luxury apartments. These are managed in such a schemey way that the company, from top to bottom, is allegedly complicit in illegal acts of discrimination and fraud.

He has put in work orders that have all been addressed in a timely fashion.
