    My apartment, along with 7 others, were flooded over the holiday season due to faulty heating systems within the building. This damaged my unit to the point of needing to be gutted, which forced me to move out early. The building forced me to pay a move-out fee to reserve the elevator for move out, which is NOT stated in my lease, even with extenuating circumstances and not having a choice in the matter.The building manager and property management company have been nearly un-reachable and avoidant on the subject. I keep getting the run-around, non-answers, non-commitment, with the impression they hope I just go away. I'm 95% sure this is illegal. They've been completely unhelpful, negligent, and avoidant, and the fact that they're somehow an accredited business proves that this label has absolutely ZERO weight or meaning behind it.

    Be Aware!Its really sad for a company that lets you sign the lease and the day you move in they did not inspect the apartment. I found mice p*** under the kitchen sink and roaches in the bathroom. Unprofessional handing the keys to your tenant without inspecting the place. Its almost a year now and i called this entire week to report a mice problem in my apartment again that jumped on my 2 year old daughter. There are no mice traps in my apartment even though they came to service my place. I called several times for 4 days to get help and they did not answer until I toke that mice and left it by their office entrance. Poor management. Technician are poor management as well. Major problems in their pipe lines. Bathroom and sinks do not have a good drainage.The managers at old orchard think they own your place and can do whatever they want. They do not care for their resident needs. I will also be reporting this to the city and *****************.
