    I recently purchased a property from Daedalus Properties and have been incredibly disappointed in the level of service we have received from them. From the beginning of the process, I have had nothing but issues with this company. Initially, the contractor they hired to do the flooring, stairs, and punchlist was incredibly slow in responding to inquiries, and there were many times where we were given misinformation about how to submit warranty claims. The contractors made several mistakes in the installation of the plumbing, hardwood flooring and the back stairs, and despite numerous requests, they never finished their punchlist. We had to threaten legal action to get any response from the company and even then, the response was half-hearted and unhelpful. We purchased the property May 15, 2020, reported initial issues in June 2020 and there are still issues that remain unresolved. Daedalus Properties have been unresponsive, evasive, and have left ** with hardwood flooring that was not installed properly or finished correctly. I am extremely disappointed with the service I have received from Daedalus Properties and their warranty company and would not recommend them to anyone.

    I purchase a home from Daedalus in early 2019. The style, materials, and layout of the homes are great, but the workmanship in certain areas is not up to par. I suspect the sub-contractors used were the cheapest and not experts in home building. I've had the following issues amounting to $15,000 in repairs in the first three years of ownership:1) Caulking and flashing were missing from the upper roof area causing water to go behind the siding and cascade down the side of the house creating discoloration of the siding. 2) The paint used to paint the house was the cheapest and wasn't recommended by the siding manufacturer or *******************************. The house has faded considerably and paint comes off on your finger when you wipe your hand on the siding. 3) The siding planks weren't secured properly and now require pin nailing to secure them. A neighbor told me their siding fell off at one point. The siding sub contractor clearly wasn't professional and the manufacturer of the siding that visited said it wasn't installed properly. The worst part of all of this is that Daedalus didn't even offer any guidance on how to repair these problems or who could help. I've had to research this on my own for a year now and cough up $15,000 to fix issues that shouldn't be occurring this early in a new home. I'd make sure you have a very good home inspector if you purchase a house from Daedalus.

    **************** purchased his home on January 31, 2019.  Prior to his purchase, a "pre-drywall" inspection and a "pre-closing" inspection was performed by his own inspectors in which all items were completed with nothing outstanding.  He was provided a one-year walk-thru and provided a punch list which all items were addressed and there was no mention of any issues in January of 2020.  We were first notified of an "issue" on October 18, 2021, which was almost three years after his purchase which was well beyond any warranty coverage.  However, as a courtesy, we sent our siding installer to inspect and secure any boards that *** have been loose, which he did.  Upon inspection of ******************** home, it was also noted that due to the dark grey/blue color he chose to paint the house and the amount of sun exposure due to its Eastward facing position, the front of the home has begun to fade more than the rest of the home.  This is beyond any warranty coverage and a larger portion of his complaint. He will likely be required to paint the front of the home more frequently than the remained of the home if he chooses to continue with such a dark color and the full exposure of sunlight.   Additionally, there is scaling from water overflowing from his gutters causing additional markings on the home increasing the fading as well.  

    We were then contacted by ******************** attorney on March 10, 2022, which was then over three years from his purchase.  She notified us much of the same complaint.  We again agreed to send the siding installer to the home to again inspect and secure any potential pieces of siding that *** have become loose but only with the stipulation that **************** sign a "hold harmless" agreement.  We could not continue providing maintenance on a home that was over three years old with no warranty in place and that it would be his own responsibility to provide any future maintenance. 

    No response was given for over three weeks until a vague "hold-harmless" was received by ******************** attorney.   After much back and forth, we then decided that it was no longer our best interest to perform this courtesy as it seems **************** would not sign an appropriate and complete "hold harmless."  On May 4, 2022, we informed ******************** attorney that if they wished to further press the issue, they could direct any future correspondence to our attorney.

    We have had no further correspondence until this review which is now almost four years from the time of ******************** purchase.  

    We feel this issue is purely cosmetic in nature which is not warrantied and furthermore well outside of any warranty period.  There is no damage or evidence that this siding is not performing properly and therefore no further action will be taken.  

    We feel this negative review is solely out of spite and completely unwarranted.

    There was no work done in October 2021 as noted by Daedalus. If the siding boards were secured as they mentioned, why would I spend money on a lawyer in March 2022. Makes zero sense. The only action during October 2021 was a comment that the house was past warranty and no further action would be taken by Daedalus. My realtor was copied on the emails and can confirm my account to be fact. You can also still stop by to feel the loose siding. Unfortunately my home inspector didnt do a good job catching some of these issues and these issues arent always visible to the untrained eye until siding starts to sag and water starts dripping behind the siding onto a covered porch. Moral of the story is to hire a very good home inspector and dont expect any assistance from Daedalus after the warranty runs out. Id insist on a longer warranty with Daedalus to cover poor workmanship.
