    The **** system on a property I have leased from JR ******************** at ********************************, burned up in May of 2022. The repair service JR ******************** sent out stated the compressor was inoperable and needed to be replaced. Instead of replacing it JR rewired it. It then burned those wires in half and shorted out again in July. Work orders were turned in per JRs policy. The next repairmen sent out refused to rewire it due to electrical/fire hazard. This was July 20, 2022. The temperatures were over 100 continuously. On July 28th when there was no effort to fix the system I emailed JR ******************** stating the system was not fixed in accordance with the lease agreement, it was creating a hazard to my family and the property and that I would not be paying rent until fixed. I received a call the next day stating it would be looked into. On Aug 15, 2022 they finally got it fixed. I got on the tenant portal to pay rent as I stated I would and discovered they had added $400 to my bill for late fees and filled an eviction notice. I am currentl on all bills with property. I have followed the original and modified lease agreement. They refused to fix a hazardous system posing a significant fire and health risk for over a month. This was not the first time this system had shorted out in the past year. JR ******************** is currently not listing the property for re-leasing as per the new lease agreement. I believe I am due refund on all monies paid since mid July and released from the lease in good standing. Temperatures exceeded 100 every day. The single beat up little window unit they said to use would not bring the temp under 90 in the home, it ran non stop creating not only an electrical hazard itself but a bill I can not afford. The wiring on the **** was physically burned up before tripping the breakers. I tried to call and settle this matter with JR ******************** and was told the charges would stand.

    Just a heads up folks! PLEASE SHARE Without meeting these people in person I would not put a deposit on anything they rushed me over the phone saying that there were other people and it was whoever got their documents in first was the one that was going to get the house that you cant even look at until July 22 so I went ahead and got all my paperwork in and paid the deposit on the house over the phone with a credit card. I told them I have not even had time to look at the house yet and they said well its first come first serve whoever gets her stuff in her purse is the one who gets it and you know I have a three bedroom house for 800 is not gonna stay on long so I went ahead and done it they sent me all the paperwork over the phone they knew I was working and didnt have time to read things because I was driving an 18 wheeler they knew this I was talking to them on the phone and explain this to them they said oh dont worry about it everythings fine so whenever I finally had time to go look at the house it was not at all what they depicted on ******** so whenever I called them and told them I wanted my deposit back that I was going to pass on the house they tried to tell me that my deposit was nonrefundable an $800 deposit was non-refundable! So I looked at the contract it does not say the deposit is nonrefundable it says the application fee is nonrefundable there was no application fee so not only that but it says theyre only forms of payment or money order or a cashiers check so whenever they took an electronic payment over the phone they breached their own contract and they still wont give me my money back and now wont take my calls and they keep telling me the boss aint in.The lady in accounting finally called me back last night and told me that she has not heard an answer from him and that he was took my whole file because he wanted to look over it and there was nothing in the file other than the paperwork we signed yet theyre still attempting not to give me my $800 deposit back!These people are crooked and fraudulent

    Hello Delonda, the property manager here. I am not understanding your statement here. When I check the file you were refunded your security deposit that you place down to hold the property. Is this not a correct statement I am making here or am I in error? I will speak with the department that handle the processing of the application to verify that your security deposit hold was refunded and I will also verify the content of your statement you have place here. Thanks.
