The reverse division of Open Mortgage is incredible, I have worked for them for 6 , close to 7 years. I have had to take time off due to health reasons during my employment with them . They are kind and considerate. Th reverse side is amazing. I have worked at other companies and Open is the best in Reverse Mortgages!Review from Mehdi K

Not good. I did everything correctly, per company guidelines and was laid off. I was the most productive in my department, but yet was still laid off. The current manager, ****** has her favorites and that is evident.Review from Rosarito V.

Horrible. Unprofessional. Unresponsive. Lies. Misinform. Ask for papers over and over to raise points weekly. Gave me a pre approval letter with condition to have a full time job in the state I was buying. I submitted the offer letter with paystub They couldnt figure out the deferential with salary. Mind you I am a Registered Nurse and make the money. They asked me for a co-signer Gave them someone with a credit score of 800 and they turned him down for a recent late payment which was disputed with credit bureau. Got another co-signer and they couldnt read the bank statements and taxes filed because they were in Spanish To make the story short after 2 month I withdrew my application and went with another bank who gave me a lower interest rate gave me an incentive to close and was able to get the loan without a co-signer Working with ****************************** was a nightmareReview from Joseph E

I would give them a 0 if I could. I am going to make this all fit into this and not go into to much detail. The *********** ** location was the most unprofessional experience I have ever had with anything. Requesting documents over and over and some even being some that are not relevant to the mortgage. You can tell they were only in it for the money and they very well made it known. As someone who does not complain I want others to know so they dont have to go through what we went through. I have been through the mortgage process sign other mortgage companies and NEVER have I had this much trouble and unprofessionalism with them. I will not be recommending them or the company in general to anyone. Its sad I have to leave such a bad review for the entire company but when you have someone like that as the face of your company. This is what happens. DONT USE OPEN MORTGAGE there are way better mortgage companies out there. Do your research.Review from Liz A

Open mortgage is a joke..they approved me for an amount on July 2nd and had me pay $4800 on a car loan that they said was a requirement in order to get finance.. this company never had me approved after dealing with them for more than 30 days but they gave me a pre qual letter... the company told me after paying the loan they made a mistake... this company likes making mistakes with your money and you have to deal with it... Once they know they cannot approve you they still have you pay for extra services like appraisals and things that has no benefit to you because they never actually had an approval in the beginning..once we got close to closing they told us it would take like 42k to close we agreed. They called us back and said 50k we agreed ..they said the numbers were not right and we would need 67k to get approved... we still agreed and then they said 72k and go turn your car in that we made you pay $4800 on.This company and all of its affiliates are a joke. They emailed me a disclosure saying I had insufficient income for the approval.. before they even gave me an approval I had emailed them check stubs and w2s they approved then but it changed 30 days later after all there affiliates got paid... stay away from themOpen Mortgage Response

1. ******************* stated in his complaint that on June 9, Blackstar Mortgage directed him to pay $4800 on his GM lease vehicle to reduce his DTI. RESPONSE: ***********************, the ** at Blackstar Mortgage, is not an employee of Open Mortgage. Blackstar Mortgage is a broker that partners with Open Mortgage. Open Mortgage, the Lender, did not receive submission of this loan until 7/8/21. Open Mortgage has no knowledge of, and did not direct ******************** to pay the $4800. 2. ******************* stated the down payment was increased multiple times, and he was also told he would need to return the lease vehicle. RESPONSE: I cannot vouch for what **************** stated to the borrower, and as he is not an employee of Open Mortgage, the company has no way to investigate what **************** may have stated. I can state, however, the loan file contains no references on the Conditional Approval that would substantiate these comments. No other information identified in Open Mortgages investigation of this matter has provided any evidence that the down payment was increased multiple times and I could find no reference to returning the lease vehicle. That all remains outside of Open Mortgages knowledge.In addition, the file did show that ************************ loan was suspended as a Conventional loan on 8/2/21 because the verified income was lower than the income stated on the loan application. 08/04/21 - The file was restructured as an FHA loan in an attempt to still qualify ********************. When the spouse's credit was pulled, it was determined the file would not qualify for an FHA loan. 8/6/21- ****************, the **, responded to this information requesting that Open give him until the end of the day before we denied the file. 08/10/21 - The file was processed through our Underwriting second review and denial process. The Notice of Action was issued to the borrower stating the denial was due to insufficient income for total obligations.Please note that this response has also been sent to the **** in response to your complaint there. They are still a PITA. Can’t get hold of a person. Gave wrong address on “first payment coupon”. Sent my payment on 3/10/21 and the envelope, unopened was “return to sender, unable to forward” by the post office and received by me today. Just sent a complaint online on their website with a plea for help with an address in sending my payment. The whole loan process was a PITA. The agent was nice, but I can’t say anything positive about the company at this point. I don’t know if they sold my loan yet to another mortgage company because I have had no notification from anyone. I just want to make my first payment that is due on 4/1/21. I’m running out of time.Open Mortgage Response
