I’ve rented from paradise properties numerous times for extremely lengthy stays. I’ve never had a complaint or issue until this summer! I arrived at my property and found another family in it without Angie or anyone telling me they rented out my first few days because I wasn’t 100% sure I could use them. I had no choice to book an Airbnb last minute because they had no availability. I returned to my rental a few days later with my family only to find it infested with roaches! I called immediately over & over . A few days later someone came & put traps down but roaches were coming from everywhere still. I finally went to Home Depot & purchased 2 large bottles of roach spray with a sprayer. I sprayed constantly for weeks to get the roach problem under control. The management company was well aware of the on going issue but never sent back anyone to exterminate again! I paid a lot of money & should never have had to deal with something this disgusting! BEWARE future renters of Venetian Bay this is what you’ll be paying for!!!Paradise Properties Response

As noted, Suzy has rented from us several times previously and had no issues. As she is aware, she had cancelled the first three days of her stay, so they had been rented again. Effectively, she showed up two days early for her stay without mentioning anything to us. We refunded her for the first three days of her stay. When she complained about roaches, we immediately sent our operation person out to treat for them and contacted the professional pest control company that treats it regularly to have them out to treat it as well. When she complained days later, we again sent out operations for further treatment, however, we found three puppies left alone inside a small cage in the home, which is not a pet friendly home. More importantly, we cannot treat for pests with animals in the home. She was advised of this but failed to remove the puppies for the balance of her stay, so we could not treat for them any further. Near the end of her stay, we received a notice from the Home Owners' Association that she had not registered the puppies with them (as required) and had not been picking up after them when she took them outside. When she departed, our cleaner spent twice the normal time cleaning and we had to pay her double. This guest had destroyed all bath mats, damaged several linen pieces and some decorator pillows. All of the kitchen towels were gone. Much of the silverware was gone. Despite having hosted this guest several times in the past, she has been placed on our "do not rent" list due to the damages, the presence of animals in a no animal home and what we view as animal abuse.Review from Tiffany F

I stayed at this property June 2020 and the home was beautiful and clean. I booked through ****** back then and was told by the property manager Angela, if I ever wanted to return to the property to contact her directly for a discount and not to go through ******.
I booked this very same property October 2021 for a vacation stay for December 9-12. I arrived to the property 0600 hours Friday morning, only to be disappointed on how filthy the home was.
Immediately you can see the dirt tracks on the carpet from the front door leading throughout the entire home. Instantly, I started videoing and taken pictures because I was in total shocked of the condition of the home. The walls were super dirty and looked like no one have cleaned them in months. White touch up paint was painted on a Marone wall which definitely stood out like a sore thumb.
The kitchen chairs were filthy and looked like they haven't been steamed in months. Roaches were crawling in the kitchen, bathrooms and some were dead under the cabinets (kitchen) and never removed by the so called cleaning company. A rodent was found alive in the refrigerator which made me even more upset.
I checked the downstairs rooms and desk was everywhere. The towels were dirty, the showers looked as if they haven't been cleaned in months. I became even more upset, when I found the toilets had urine stains on it. Paper was wrapped around the toilets as if it's been clean. I found a use panty liner stuck to one of towels in the closet.
I walked upstairs to find the walls leading to upstairs with dirt stains all over them. There were four rooms upstairs with only one television. One of the restrooms had rodents in the tub and the sink had left over residue as if it haven't been clean before my visit. The comforter sets on all the beds had a smell and had to be cleaned by me. All the dresser were dusty throughout the entire home. After walking into every room of the home and taken pictures and videos, I contacted the property manager Angela to inform her of my findings. I explained to her my son and I both have horrible allergies and needed this manner resolved in a timely manner. She stated she was surprised and not sure what happened but promised she would contact Darren, the owner to see what can be done. It took several hours for a response in which I had to call back to see the next step. Angela stated her boss Darren stated he can refund me money. I asked if there were any other property she can assist with and she stated all of their properties were booked. I explained to Angela, I had nowhere else to go nor would I be able to find another home then have to spend another 700 plus dollars until a refund get deposited back into my account and that my kids birthday trip would be ruined if so.
From that last conversation I took a nap due to not feeling well from my allergies flaring up. I didn't hear back from Angela until later that even, when she sent Laura the inspector over to clean the home. Laura only was able to do so much and the house was still not clean throughly like it should've been from the beginning.
There was no cleaning supplies or materials left in the home for me to clean. I went to Walmart and spent $100 dollars on cleaning supplies/ materials to clean the home from top to bottom as well as new towels and wash cloths so they my stay wouldn't continue to keep me miserable and ruin my kids vacation anymore than what it was already ruined.
The entire weekend, I was given the runarounds by Angela. I've been waiting all weekend long to hear back on how we can resolve the issue. After I checked out Angela stated her boss informed her all he can do is give me half of my cleaning fee back of $92 dollars. That was a slap in the face and I felt disrespected as well as my concerns were not being taken serious.
I texted and called Angela numerous of times throughout the weekend and she promised the owner will reach out to me through email. Darren never contacted me until today (Monday) after I contacted the office and spoke to Laura the inspector. She informed me she would reach out to Darren and have him contact me through email.
Darren emailed me 5 minutes after I called the office and was not helpful. He was very rude with his response. I checked the reviews and to my surprise others who stayed at this location had the same concerns and issues I had with the property and with Darren. All asked was half of my money back for the hassle I went through. I never asked for a full refund, because I stayed after cleaning the property because it was cheaper for me to do so than paying another 700 plus dollars and another location to accommodate my time and needs for me and my family while in Orlando.
Darren told me not to communicate with his staff members and to only communicate through email. I did exactly what he requested and now blocked via email, he will not respond to my messages. I called the office back and was immediately sent to voicemail.
I explained this is a horrible way to conduct business especially with the concerns I have and Covid still lingering. I strongly feel my health nor concerns were taken serious. I was hoping we could've resolved this issue the proper way, but he refuse to do so.

This guest found some cleaning issues (dust, stains in carpets, dead bugs in a cabinet and a dirty toilet) at her arrival. The morning after her arrival, she gave us a list of complaints about the cleaning and we sent our operations manager who dealt with her specific cleaning complaints. We offered to let her leave after the first night (a third of her stay) when she made the initial complaints and provide her with a full refund. She refused our offer (telling us that her children were having fun in the pool and she didn't want to ruin their birthday weekend) and proceeded with her stay. We also offered to refund half her cleaning fee and any expenses she incurred for cleaning products for additional cleaning that she says she did.
At her departure, she demanded that we refund half of her stay or she would proceed with complaints wherever she could, including with the Better Business Bureau (we do not buy off guests to prevent complaints). She also added substantially to her complaints, making up issues like dirty towels and bedding and rodents and live roaches in the house. At no point during her stay did she mention any of these things to us and, based on her own account, she saw all of this before we ever sent our operations manager out to help her, but failed to mention them to her.
In regard to the reviews she says she checked, she noted reviews from May, 2021, however, failed to note that since July 1, the average rating, across 12 reviews, has been 4.6 out of 5 stars, with many reviews noting how nice and clean the home was.
The guest advised that she was going to obtain legal council so I advised that she was to only deal with me (the owner of the company) and that all further communication must be in writing. I have not blocked her ability to email with me. I restated our position in regard to what we were willing to refund her and reiterated my offer to pay for any cleaning supplies she had purchased if she supplied receipts. She did not supply any receipts and in her response, said that she was clear that i was not going to give her the refund she demanded and proceeded with further threats. I did not see that there was any need to respond further to those threats, so did not respond to her. I remain willing to reimburse her for any cleaning expenses she incurred.Customer Response

I am very confused and even more upset this person would lie with his response. I have all the proof of our emails which only took place on Monday after my stay because you were dodging me. I've been asking to speak to you from the moment I walked in the home and you refused to communicate with me until I bypassed Angela who kept blowing me off and called the office myself and spoke to Laura who stated you would email me. Now, the proof is all in writing, you never stated you will refund me my money from cleaning supplies so please stop lying....if I were you I would go back and read our emails there weren't many because you stopped and blocked my email and when I called the office again I was sent to voicemail. I never said my kids were having fun in the pool, I missed that part of the email and you definitely need to reread our conversation which wasn't much because you shut down after my second email and never responded. I arrived Friday morning at 0600. I immediately contacted Angela your property manager at 0612 hours with all the proof of my findings and messaged her with videos. Why would you lie about me not mentioning my concerns until after my stay? No, the problem is you never contacted me until after my stay when I continuously asked to speak to you the entire weekend. You sent an older lady with some Daisy dukes and who looked very unprofessional to spot clean. She barely had any cleaning supplies to clean the home, I had to go over her work and clean thoroughly. Another lie you told was you fixed all the issues I had concerns about and that was another lie, the carpets were still filthy the towels were nasty looking, dust were still everywhere throughout out the home. All the lady did was spot clean the restroom and swept the rodents up something I could've did myself from the beginning. Yes, on my ride back home I checked the reviews on Arirbnb to see if anyone else had the same issues I had and to my surprise you and your team knew about these very same issues because you responded to each person who had something to say about your property and failed to fix the issues. Now again, I have proof of me and Angela conversation throughout the weekend as well as our communication via email. I would never get on this site without proof. I never threaten you, I told you the truth and you did not want to hear my concerns and felt on your own it was a threat. Like I stated, I drove 6 hours to stay at this location and had my budget already set for my stay and paying another $700 plus dollars was not apart of my stay. Your property manger kept prolonging my questions and concerns as well as my request to speak to you the entire weekend. I contacted her 10 times and not once have she communicated with me properly. I will be glad to post our conversation and proof of my finds with time stamp.
