We have dealt with three different property management companies (two in Indiana). Central Florida Property Management has been by far the best. They are very attentive to our needs and their fees are very reasonable. I feel that our 5 units are in good hands and grateful since we live out of state.Review from P. T.

Steve ********** made many promises of superior service and competent management. We were with CFPM for about 3 years and experienced turnover of multiple agents, in the beginning things went well, but Devin******* took the prize for ineptitude only to be surpassed by Ryan********. Missed deadlines, lack of communication, disrespectful and dismissive conduct, and even not bothering to look at the lease when asked for clarifications. We had to begin to only to communicate through text and email with Ryan****** as he would misremember or misrepresent elements of our conversations. When Covid19 hit the tenant lost her job but secured financial aid, the tenant was unable to get in contact with Ryan******* on several occasions to negotiate a lease renewal so she contacted us. It was Steve's********* advice not to renew her lease agreement. With no faith or evidence in Ryan's abilities we didn't want to have to absorb the cost or time for him to find a new tenant. We instead negotiated and signed a month to month agreement with the tenant increasing the rent for us and commission for CFPM. Then they had the audacity to want to charge us for the new agreement while doing absolutely nothing. Explaining to Ryan****** why CFPM didn't warrant payment for non performance Ryan******* agreed but then changed his mind later. It was time to sever our business relationship, we had difficulty receiving the tenant's deposit to hold into a new bank account and we were told by Ryan****** CFPM didn't have our keys (then how did they do scheduled inspections?) again having to bypass Ryan****** the office staff(which were always helpful when the agents weren't) located the illusive keys. Pamela, Hope all is well. Providing some context to this comment is in order for future prospective clients that may be relying on this review. We started managing this property in 2019 after you parted ways with another management company due to their apparent poor service. We did not place, screen or vet the tenant that you brought over with the property, yet they occupied it throughout the time we managed the home. As you mentioned, when Covid hit the tenant lost their job. Considering there was a federal and county-wide ban on evictions at the time, we did not think it in your best interest to renew the lease of this tenant while they were unemployed since we could not evict them in case they did not pay rent, regardless of the temporary rental assistance they were receiving at the time(with no guarantee they would keep receiving it after it lapsed). As for the 'lack of communication' - our team was always more than willing to assist you via phone to address any issues you had, including accounting specifics available on your owner portal which we provided instructions on how to use many times over. Finally, regarding our fees - we pride ourselves on having a transparent and easy to understand fee schedule. Fees charged for our services are fully disclosed upfront and are clearly articulated in the management agreement (which was signed when we first started working together). We abide by the contents of that agreement (just like we expect our tenants to abide by the contents of their lease) and we expect our clients to do the same. CFPM Team, I was looking for a new company to manage my property that already had a great tenant in place. I spoke with Steve the owner and felt confident in what he had to offer. Things were going great and didn’t have much contact with Steve. Then I was told Devin would manage the property. He was not a good property manager. Yes I did have problems with the portal because I received a check with out a statement. The ladies in the office were great in customer service and were my go to when I couldn’t get a hold of my manager. Then Devin was gone and Ryan was assigned to my property. I had managed my property for 30 years with the help of my son-in-law who is an Attorney. I am well aware of the process. I wanted to travel so that is why I hired Steve to manage my property. Well I got Ryan. In our telephone conversations he was dismissive and rude and would promise to call back with information. After not getting a call back, I would call him and he would deny parts of our conversations even when he was on speaker with my husband in the room for every conversation. As advised by my Attorney, the past year I have only communicated with Ryan by email so that I can easily refer back to our written conversations. I did sign a contract and understood its contents however when Covid hit it did cause a lot of disruption with peoples lives. I managed to keep the tenant with an increase in rent going forward on a month to month basis something Ryan was unable to do. When I had asked for the keys back when I left there service Ryan said they never had keys. I called the lovely ladies in the office and once again they took care of it and found the keys.. In moving forward I still have the same tenant and she is back on her feet and I am managing the property again.Review from Pam W

My husband and I needed to rent a house while our new home was being built. Christie was amazing. She was able to find us a rental within our budget and worked with us in getting our lease extended for 45 days after the lease was up. She was easy to reach and promptly responded to my calls. I would highly recommend this company for your rental needs, whether as a renter or renter.Review from Bob D.

I own multiple rental properties. I've tried several different property management companies in the Orlando area, but all have been a nightmare except for Central Florida Property Management. Their tenant background check process has always resulted in finding responsible, good paying tenants. When a tenant has a maintenance problem, CFPM immediately addresses the issue and doesn't wait around for the problem to get worse. I've used CFPM for over 4 years and have never had an issue with their services. I would definitely recommend them for rental property owners!
