I recently purchased property and the survey I paid for did not show the 50 foot utility easement (25 each side) that is running along the border of my property. The porch on the side of my house is 21 feet from the line. After calling PA on-call to dig, the gas company arrived and said I can do nothing with the 25 feet from the property line! I'm getting a run around from the title company and the contractor dumped me because he said I should have known this and it should have been on my deed. My deed has a reference to someone else's deed written in it, but that's it. Should I get a lawyer?

I have an agreement to purchase a property and the lender is requiring me to purchase a LENDER'S title insurance policy AND an OWNER'S title insurance policy. Can they require me to do that? I don't want one. Seems to me that the lender's policy adequately protects their interests and the benefit to them of from an Owner's policy, if any, is indirect and duplicative.
