      Cortland Brier Creek is an absolutely terrible place to live. We have had no exterior lighting in the courtyard since September, the complex manager is beligerent and not able or willing to help any resident for any situation present. They also do not disclose that the phone and email lines are recorded and corporate will make decisions without including you or finding out more information. The office is terrible to work with and refuses to help residents with anything unless corporate is involved. I have been here less than six months and have been discriminated against, retaliated against, and the complex has entered my unit multiple times without consent which is against the law. They are unwilling to apologize or make amends for their mistakes, as well. The do not consider resident feedback to be important and will not make changes to their horrid practices.

      Having been a resident since its inception under Bainbridge ownership, I can attest to the remarkable standard of customer service and resident experience set by ************************ ***** contrast to Cortland's subpar performance, which I would rate as zero. The state of the package room, for instance, is a disorganized disaster, prompting me to cease having packages delivered to my residence due to the ensuing inconvenience. The hallway walls and baseboards are grimy and desperately in need of a fresh coat of paint, with some walls displaying signs of mold growth. Despite notifying Cortland of these issues, their response was lackluster, resulting in a rushed and unfinished paint job.During Labor Day weekend, the pool was an unsightly green which resulted in closure on the holidays itself. When my apartment flooded during a hurricane, I requested a dehumidifier, but it was forgotten, once received days later it was taken away within 24 hours to be used elsewhere. Since becoming a resident, I have endured 4 leaks/floods, with one occurring under ********************** during which their exceptional care and professionalism were on full display. Conversely, the three subsequent leaks under Cortland's have resulted in elevated mold levels within my apartment. In one instance, I was compelled to hire my own company for proper water damage remediation, as maintenance's initial plan to merely paint over the water damage and mold mirrored their approach to a prior leak. Despite my repeated communication regarding my mold illness and the urgency of addressing the issue, Cortland has been remiss in providing adequate assistance. The financial toll incurred from mold remediation, medications, and property loss has been substantial, with Cortland's refusal to offer any compensation, exacerbating the strain. Given the recurring maintenance deficiencies and the preventable nature of the recent leak, I find the request for reimbursement of only thedeductible to be entirely justified.

We understand your concern regarding the condition your cabinet was in when we acquired the community, and our team was happy to remove the contents shown in your photo, clean the area, and restore it to a brand-new state. After our service team member arrived to find a third-party vendor during the timeframe he had previously scheduled with you, he fortunately did not detect any other growth and has not since then.While the extent of the water intrusion you mentioned does not align with our record of it, we did provide a dehumidifier for the amount of time necessary to help remove what moisture did enter before lending it to other residents who were also affected by the storm.It can be helpful when residents make us aware of any lights being out, however our security patrol regularly checks for this and notifies us of which lights need to be replaced.       The office manager at cortland south end should not be allowed to be a property manager or representative company she literally approved me, then denied my application after me coming into the office. she terrorized nitpicked until she was able to find an excuse to be able to say oh, Im sorry were going to deny the application. I feel its because of her personal feelings towards me. *********************************** is horrible!

      Firstly, when we moved into Cortland ********* Estates/Terraces (************************************************), in August of 2022, the administration was very accommodating. Upon our move out in September of *********************************** my mouth from all the issues that were piling up.MOVE OUT EXPENSES There was one glaring move out expense. The Carpet replacement of $816.28. Why in the world would we, the tenants, have to pay more than $800+ to replace carpet if it only had normal wear and tear?***** Prop. Code 92.104(b)Which states "The landlord may not retain any portion of a security deposit to cover normal wear and tear."In more general terms as stated by the ***** Attorney General:"The landlord may not charge you for normal wear and tear on the premises and may only charge for actual abnormal damage. For example, if the carpet simply becomes more worn because you and your guests walked on it for a year, the landlord may not charge you for a new carpet..." (Source: ***************************************************************************************************)OR from the trusty Renter's Rights handbook:************************************************************************************************************************ On page 20 under Security Deposits "...the landlord cannot withhold part of your security deposit for worn carpet... A landlord may be able to deduct for large, permanent stains on the carpet and pen marks on the walls caused by you or your guests. Even in these cases, the landlord may not be *********** replace all of the carpet or paint the entire house at your expense"MALFUNCTIONING APPLIANCES.Dishwasher: Broken multiple times; left broken at move out A/C went down in the middle of summer multiple times and wasn't seen as an emergency repair even when my pregnant wife was trying to sleep inside a boiling apartment Character limit is too small for me to list all the things wrong, I advise looking at ****** or Yelp reviews

      Do not rent at Cortland on Coyote Ridge. It is nasty since the new manager took over. The breezeway are dirty, smell horrible, and are filled with trash, and gross juice reminants from trash bags. The yards are littered with trash, lent ***** from the dryers, and dog p*** The sidewalks are covered with trash, used wipes, and what appears to be dog p*** Let's not mention the spider webs that hang like Halloween decorations in the breezeway, surrounding the entryway to your unit, and on your patio. There are stray cats running around. The parking lot area is filled with sitting water, that is a breeding ground for mosquitoes. An old tire was even located in one of the parking spaces. You get charged for valet trash disposal, which is a joke. They leave more mess tnan its worth, and will not pickup anything that they drop. not worth the money. I have pictures to backup my rating which in my opinion is too high. Management does not care about your compaints. Simple issues turn into problems, when left unattended here. Don't get fooled by the front management area. That area stays nice to reel you in. Check out the filthy cabana area. This is not a LUXURY APARTMENT COMMUNITY! I repeat, This is not a LUXURY APARTMENT COMMUNITY!!!

      Do yourself a favor and never live here. I thought this would be a good place to live but i was horribly wrong. The entire place is just a money grab. I have been renting for 6+ years and this is by far the worst management company I have ever seen. For starters the parking lot does not have enough spaces so you will be getting towed and paying $200 each time. My roommate and I have been towed 6 combined times while both our cars were properly registered. The tow company comes every single night. When there is an issue, ******* the manager, provides ZERO help. He is the most incompetent manager ever and does not care about any problems you have. I also lived on the 6th floor with a balcony facing the skyline. It was nice until we saw a homeless man masturbating right below us in broad daylight while we were trying to relax after work. We reported it to ******* and the management team and they did not even respond to us. No, that story is not a joke. I also hope you like the smell of pet urine and f**** Weekly i would enter the elevators or see urine and f**** everywhere. The great management company that they are don't pick it up or hold other tenants responsible what so ever. I wish I could give this apartment complex a 0 star review because that is what they deserve. I'm convinced the whole management team but specifically ******* and ******* are pocketing money from tenants just making s*** up they can charge you with. Every week there's another thing you have to pay. I just really cant express how bad ******* is at his job. When I first started my lease, ******* was working at the front desk. He was promoted to manager in less than 6 months. To say he is under qualified would be a MASSIVE understatement. ******* also stated to us we would have a flat rate for our rent. That was a complete lie. Our rent payments change monthly and its impossible to get a clear answer on why. Please don't live here you'll regret it instantly. I can't wait to move out.

      Rejected everyones renters insurance and forced them into paying them for for insurance unless you add an additional P.O. Box to insurance, with no warning. Second time this happened. Refuses maintenance - gave me a de-humidifier instead of fixing water leaking up through floor

      Ever since ******************** took over the property late last July 2022, a once beautiful, clean, safe, happy luxury apartment building was turned into h*** Minimal cleaning, totally inept group in the office. The furthest thing from professional they were literally backwards. The trash room was forever filthy, with garbage strewn and the one chute backed up due to cutting the number of pickups, the pool started having major problems and did not work properly and was closed for the summer and half of the winter, the landscaping was let go to withered plants bushes and trees werr unsightly and the hall as and Residents Lounge were no longer air conditioned. The staff was way over their heads and were defensive at all times when they werent threatening, lying and swearing to it, antagonistic and vindictive too. The only people who worked were the maintenance staff who did their best in the apartments but the housekeeping became non existent. Doors and ***** went unfixed or improperly fixed thru the year, security went out the window. It because unsafe to live there with a vagrant living in the Resident Lounge that hardly anyone used anymore, due to a lack of air conditioning and cleaning and maintenance, and was arrested twice. Its public record. They claim it didnt happen like the 2 drug busys with major police presence, guns drawn. It became unbearable and very depressing and scary to live there. They really ruined it, now that the air conditioning was cut off. I could go on about the improper rent increases intended to cause original residents to leave, giving people 2 weeks notice to move into an updated much more expensive apartment at their own moving expense and labor? because management decided it was necessary to upgradethe apartment at that time, despite the fact that there were plenty of upgraded apartments available. I could go on about specific ways they went after tenants for more money but Im glad to be out of CORTLAND ALTAMONTE

      Worst place I have ever lived. They locked me out of my own house performing a "maintenance Check" once and i filed an Emergency service...They NEVER called me back. I had to get a hotel for a night. My vehicle was towed from the property by a 3rd party, hired by Cortland's Property Managers, due to an overdue parking permit, clearly posted in the window. Contracting with Incompetent, self-serving, vendors, such as this towing company is typically something I would associate with "Slum Lords". I have never heard of a propery manager going this low. Of course, getting a hold of someone was impossible. Staff was beyond incompetent.

      Rented from their property on *********** in *****************, **. Our security deposit was returned $100 short with no explanation. I left a negative review on ******* after which ****** from management called and tried to pressure/manipulate my partner into convincing me to take it down. She had nothing to do with it and was unare I had left one. At no point in this did management communicate with me. They responded to my review publicly calling me a liar, to which I edited the review to include evidence from police reports of what I wrote about. The review was then taken down by management. I still have no itemized bill of why my deposit was returned $100 less, they have ignored requests for this. Management left a fake email to respond to in their response.
