      Worst property management service. I have been treated extremely poorly and they have caused my tenants a lot of problems with their delays. They also never take ownership. They insist your updates match their specs but have no specs to provide; when asked, they say its not their problem- they know that the *** tries to fine their tenants for anything and everything but still are not responsive. It also takes 48 hours and multiple calls to management and its still hard to get answers. They also talk over you and are exceptionally rude. They also ask for $199 a year to do paperwork for rentals but the only one who does paperwork is you and your management company. Heritage dont do anything to manage rentals.

Please keep in mind that Heritage Property Management operates as the right-hand of elected Boards of Directors of community associations we are not the association itself, and we do not handle day-to-day maintenance and management of specific properties in a community. Your community has chosen to include our Leasing services in their portfolio of services this is an oversight service that ensures leasing in the community meets the parameters established within your communitys governing documents, and helps to track any changes. We do see that a request for modification was submitted on 3/26/24 the *** for your community sent this request to the Board of your community the same day. The Board approved the request, and notification of the approval was sent back on 3/26/24. We understand additional verifications and details were requested, and these were reviewed and confirmed via the portal throughout the day on 3/27/24.Please keep in mind that per community policy, modification requests are processed and reviewed through the online homeowner portal, not via email. On 3/28/24, the *** for your community again responded within the portal confirming that the Board of your community approved the modification in the available style closest to the original or current item.

      Requests for modification are reviewed and ruled on by the elected Board of your community, not Heritage Property Management. These reviews are done to ensure modifications remain consistent with the guidelines within the governing documents of the community. Our records indicate that from 3/27/24-3/28/24, the *** for your community, members of our HSC team, and the Board of your community, have responded as quickly as possible with the best information possible through the online homeowner portal. Please review these messages in the portal if you have not done so already, and please be sure to use the portal as your first point of contact for requests and inquiries.

      If i could give zero stars, I would. HPM is by far the work *** i have ever had to deal with. We have two properties in this *** they "manage" and are on a community well. They have not had water for over 72 hours now. When i tried contacting the *** about this, i have to sit in a call que for over 30 minutes at a time, and finally get ahold of someone and then they hang up mid conversation. This then led to having to call again and be in the call que for even longer. Useless

We can confirm, however, that in the event of community-wide outages,it is standard policy in any community association for the ***** of ********* to work with relevant service providers to restore operations as soon as possible, and for the ***** to communicate updates as they are available via broadcast messages that are delivered via email to all residents of the community. If your community is experiencing an outage, and you have not received any broadcast updates, please be sure to check that your communication preferences allow for email delivery, and that there is a current email address on file in the account. These settings can be reviewed online at any time in the homeowner portal.       Heritage Property Mgmt Services **** is such a scam. Fees increase every year for no valid reason, services like mowing of the lawns are very infrequent. We pay year around for a pool that maybe 3 people use annually. Additional Assessments meant for emergencies are added every year. We're fined if our driveways suddenly grow mold after days of rain but the common areas, sidewalks remain black and dirty. The same day solution if you call the office by 4pm is a joke. Our Property Manager took a week to return my call and only after she was able to charge the account additional fees, and more. This company seems to act in a predatory manner and our board seems to support this which is odd. I recently made a payment using my bank account (as you can only pay using bank act or credit card) taking a screenshot as proof of a successful payment. Days letter I receive a letter stating unauthorized payment. What? Called my bank and they never received the transaction to void it. Notes on my *** account indicate I voided the payment. Not so. This is overall the worst experience, I dread dealing with this company and hate that my money must go to fund somebody's lifestyle because this is just unreal. It's like I'm a prisoner in my own ********** on the street for one minute and you're in violation! I think someone's forgetting we own these homes, we pay a mortgage. Dictating who can live in my home is no one's business, this sublease rule and paying *** fees 1 to 2 yr in advance is just plain ridiculous. An ex neighbor said once, be careful this *** will own your home if you're not paying attention. I laughed at her but I'm learning ... no truer words were said. Pls don't say the *** fees paid for our roofs. I've lived here for 19 years, it's taken you that long to save for new roofs that less than half of the community benefited from? Throughout the entire pandemic till now Heritage has been taking advantage of it's residents.

Wed like to first begin by clarifying that Heritage Property Management operates as the right-hand of elected Boards of Directors of community associations we are not the Association itself. The governing documents of the Association create the guidelines under which all residents who own property within the association agree to abide. Assessments are paid to the association per the governing documents, the Board of your community develops a budget that outlines projected expenses for the Association in an upcoming year. Any increases to the assessments stem directly from the determined budget. All governing documents of your community are available to review online at any time in the online homeowner portal. Our records indicate that members of our AR team and ************************* team have logged several recent phone communications, sent over relevant documents, and responded to inquiries submitted in the homeowner portal, oftentimes within the same day. With regard to the transaction referenced here, it looks like our A/R team members have responded to several inquiries about this transaction in the online homeowner portal and have provided the contact information for the payment processing party who is best able to address this question. Please be sure to review these messages and contact the payment processor if you have not done so already. We do see that Broadcast messages were sent to all members of the community earlier this year regarding parking restrictions as well as the new leasing amendment.The parking restrictions are again enforced per the governing documents of your community. The leasing amendment was adopted for your community following two-thirds of eligible homeowners in your community voting to do so. This is once again per the governing documents of your community. If you have questions about enforcement procedures, leasing or other amendments, or maintenance of common areas in the community, please submit an Inquiry in the online homeowner portal for the Board of your community to review. Please also reach out to the third-party payment processor regarding the transaction inquiry using the contact information provided by our A/R team members if you have not done so already.

      Heritage property are a bunch of broke desperate vultures if you are late by whatever reason and you mail your payment with delivery confirmation they claim they get it after the scan date so they can charge you a late fee which they'll mail back to you later than the date letter originated. And there policy of allowing ten days that payment must be received before due date is ******** actual credit card companies don't even have this illegitimate policy. I can only imagine who the owners are.

Please keep in mind that assessments are paid to the Association itself; Heritage Property Management is an intermediary party in this process. The governing documents of the Association set the due date as well as the late date for each community, not Heritage Property Management.Assessments are due on the date which they are assessed, and the governing documents determine the date by which a payment must be made before late fees and interest are assessed as well. Heritage is proud to provide a variety of ways for homeowners to make payments toward their Associations assessments,including online or check payments. Please be sure to review the most current payment information to ensure that all mailing and account information is accurate. This ensures that payments are delivered and processed in a timely manner. We certainly understand that many homeowners prefer to mail assessment payments, but unfortunately Heritage Property Management cannot control mail delivery times; payments are processed as soon as they are received by our A/R team members. If payments for your account are consistently posting beyond your communitys late date, we strongly advise discussing payment options either by calling our ************************* team or A/R team at ************ from 9:00am-5:00pm, Monday through Friday, or by submitting a Billing Inquiry in the online homeowner portal. You may also consider adjusting the mailing date for any check payments or payments processed through your banking institution to help ensure payments arrive before the late date as determined by your community. We are unfortunately unable to locate your account with us based on the information provided here and unable to provide more specific resources for your account. We again strongly advise contacting our HSC or A/R team to speak about solutions.

      Terrible company. Does not upkeep the cleanliness and safety of the neighborhood. There have been numerous gun shootings because the gates are always broken. One happened right on my street. Im pretty sure nobody likes being awoken to the sound of gunshots and looking out your window to see CSI truck. The gates are also damaging cars by opening and closing randomly. When confronted with this issue they caught an attitude. This is a very lackluster property management team that does not care. Save your money and find a house somewhere else if they are managed by this company.

In any community association, we strongly encourage homeowners to contact local law enforcement in the event of any suspected unlawful activity. Our records also indicate that this community regularly sends out broadcast messages related to community safety updates and opportunities to meet with local law enforcement; we encourage a review of those messages if you have not done so already. According to our records, the gates of this community have been damaged by repeated misuse, and the Board of the community takes a proactive approach in repairing the gates as expediently as possible.Our team members do not have any records of reports to damage to cars via gate malfunction except for one report made by this account earlier this month. As part of the Boards efforts to maintain the gate functionality, there are cameras positioned to view both incoming and outgoing vehicles, and the Board is happy to review this footage in the case of any incidents reported.Unfortunately, the information provided in the above-referenced report does not match footage reviewed from the provided time frame. If the window of time provided in the report should be updated, or if there is any dash cam footage available of the incident, we encourage you to please submit that as soon as possible for the Board of the community to review.

      So pleased. ******* was so smart and was able to fix exactly what had made my heating system go on and off. Had to leave and get the part and returned right away. There was still a problem and he returned the next day for no charge and fixed it permanently.

      Terrible and the company does not care about the community and its people spending almost $300 a month on HOA...for what? My car was towed without my knowledge and find out days later because I was out of town for the weekend. When I called, they didn't even have a record of who called in for the tow which led ME to calling the towing company in the area to find out myself that my car was towed by them. Not only are they going to charge me $200 but someone from the board called in and didn't even let me or the community know what was going on. Also found out that someone called in for a tow because I parked "illegally" when it was literally the visitors parking, where people park every single day because they don't want to expand their parking lots, and it was the weekend I happened to be out of town so I wasn't ever updated until I got back and had to find out everything myself. Imagine spending your first half of a Monday trying to figure out where your car went and torn between calling the cops, HOA, and a tow company...ridiculous. Would at least love some courtesy if I'm paying you $300 a month for a condo. I am literally looking for the next possible opportunity to move out from here just so I don't have to deal with them again. Truly the most selfish and worst property management company I have dealt with.

Please keep in mind that Heritage Property Management works as the right-hand of elected *****s of community associations we are not the association itself. It looks like in your community, towing and parking enforcement is at the discretion of the ***** and fellow residents.Per the Association notes, any resident is able to contact the towing company.It also looks like in this community, all units have a space or spaces specifically assigned to them per the deed of the unit. There is additional parking available outside of the garage between the 200 and 400 buildings, and visitor parking is in front of the community clubhouse. Parking information can be found in the community guidelines dated 2017, which are available online at any time via the Documents tab in the homeowner portal. Your community enforces visitor parking as being for visitors only vehicles parked in visitor parking for more than 4 hours are subject to towing, and any vehicles belonging to owners or tenants are prohibited from parking in the visitor area and are subject to tow without notice. If you have concerns about the parking options or parking enforcement in your community, we advise speaking with the ***** of ********* for your community who handle parking enforcement and would be the best point of contact to discuss options moving forward.

      My son and I purchased two properties in the same community. They claimed we were leasing the properties to each other. HPM claimed this was in violation of the community bylaws. However, this was incorrect. We were not leasing the houses to each other. I asked repeatedly for them to provide the details where it states that family cannot live in each other's property and received nothing. The property manager even told a few of the *** members in a snarky, unprofessional email where she made derogatory statements about me (where I was cc'ed by mistake) to come to my house and take pictures. A couple of the *** members sat outside of my house, basically stalking me based on what the property manager told them to do. They even refused to provide a pool key to me as they said I was in violation of the community bylaws. When I was able to go to the pool, I was basically supervised. I feel harassed, insulted and discriminated against. They charged us $25(x2) per day based on their unfounded allegations that we were breaking one of the bylaws. When we sold the properties, they charged us fines at closing and still haven't refunded these. They even charged me for *** fees this year for a property that I no longer own. For two years I've tried repeatedly to work with several members of their staff. I had to continue to escalate all the way up to their senior management, including their COO. The only response was to speak with their attorney. Apparently, they are not worried about their reputation. All I wanted was to try to resolve this situation and unfortunately this still has not been able to happen after going back and forth with them and their attorney. I wish I could rate them with negative stars after having such a terrible experience!

      Thank you for reaching out to Heritage Property Management and the BBB and allowing us to look into your concerns. Please keep in mind that as communicated by members of the Leasing team in 2021, this communitys governing documents do not allow a family exception to the leasing portions of the documents as the documents of this community consider any occupancy other than the deeded owner to be leasing. Any resulting fines related to a leasing violation would have been applied to the account per the same governing documents, and could only be waived or adjusted per the decisions of the elected ***** of ********* of the community. With regard to HOA payments, any auto-draft or auto-pay set up through third-party providers can be accessed and updated at any time, but only by the account holder. It looks like members of our team communicated this in reply to a ****** review in July of 2022 as well,along with the note that Heritage team members are unable to activate or deactivate any accounts payment methods as part of industry-standard security.It does look like in July of 2022, auto-drafts on one of the properties were then halted, and a refund was processed effective 7/27/22 for the auto-drafted amounts dating back to when the property had been sold. With regard to a second property, it looks like our A/R team received a request for refund on 8/31/23.This was reviewed by our A/R team  and approved on 10/3/23. Notification was sent to the account holder that the funds would be refunded and credited to the payment method originally used.

      Our records indicate that all refund requests have been processed and notification of those statuses have been communicated to the relevant account holders. Please keep in mind, again, that Heritage Property team members cannot activate or de-activate auto-drafted payments. For assistance in adjusting or de-activating any payment methods, or for any questions about the above-mentioned refunds, our ************************* team can be reached by calling ************ from 9:00am-5:00pm, Monday through Friday.

      This company is discriminating and harassing my family because I lease a home and isnt a homeowner. I have been threatened with fines every day on trash day in ******************** Community in ********** *******. There are no trees, amenities, shrubs, bushes or force fields to cover the back yard from on coming traffic being able to see my trash receptacle. I have been on a lease purchase for ******************************************************************************************************************************************* the front yard; but mine thats in the backyard is a problem. They are racist against renters. Im telling everyone purchasing and renting to steer clear of this Predator. I wish I could rate this company a zero.

Our records do not indicate that your community is currently part of our leasing program, and as such Heritage team members have no active involvement with leases within the community. Potential violations are reviewed by the ***** of ********* according to the governing documents of the Association, and when a violation occurs the ***** proceeds with notifications according to the same governing documents requesting the violation be resolved within an allotted time period.This process is the same for the community at large. Our records indicate that in previous instances where a violation relating to the trash cans has been assessed, the ***** has reviewed and removed the violations when they occurred directly following the trash pick-up day for this community. Our records also indicate that only one Intent to Fine notice has been sent regarding an open violation on this account on 7/27/23, allotting a standard 10 day period to either resolve the violation or appeal it outright. If you feel that the violation is resolved, please submit proof of resolution online via the homeowner portal. If you feel that you have received a violation in error,please submit a message for the *** for your community to pass on to the ***** of your community for their review. Please also keep in mind that homeowner accounts and any actions relating to specific accounts, such as violation letters or notices, are private. Heritage team members cannot discuss any action that is or is not taken in regard to other accounts. If you have concerns about the violation process in your community, please reach out to your elected ***** of *********. It is the ***** who determines when a violation has occurred, and the ***** who determines when a violation is satisfactorily resolved.

      Heritage is one of the worse companies. Had them for our HOA in ******* and we moved to only find the manage our HOA in ***********. They do NOTHING, take your money and can't return calls and ****** and dime **. The staff is rude, can't send documents out correctly and always main office voice mail indicates they are closed for one reason or another. If BBB could rate them with a negative that would be best.
