Access Management provides zero service for the money our community pays them to properly manage the community. Each year they increase their management fee, however, they have removed services (such as: monthly on site visits, charging for an extra meeting if needed). The person responsible for managing our property doesn't do anything at all. He is in charge of over 20 other communities and cannot provide us with professional services. This company also allows the Board Members to use discriminatory proctices!

      Access Management Group Response

      03/07/2024

We are sorry to hear of the complainants dissatisfaction with the community. It appears that perhaps the complainant is confused as our management fee has not increased in 2024 and is the same as 2023. Regarding the contracted services provided (on-site visits, extra meetings, etc), that is negotiated with the ***** of ********* and agreed upon by both parties. It also appears that the complainant has been in contact already with the current ***** of *********, our property manager, as well as the association attorney and has received responses on all items. While we understand it may not be the answer the complainant was looking for, that doesnt change the answer or legal opinion already received by the complainant. We are sorry that this is not satisfactory to the complainant at this time.

Access Mgmt Grp is NOT what they claim to be. I have no idea why my subdivision board of directors even thought to allow this company to manage our small neighborhood. They've only been managing our neighborhood in ******* less than 3 months and already harassing people with bogus violation notices, instead of just managing what they're supposed to manage. We do not have a community events building, we do not have a recreational area, we don't have a community pool. We only have 52 homes and 2 unfinished lots that they're supposed to manage. Our community is governed by a covenant that the developer set in place through Rockdale County almost 15 years ago. It's still stands for 10 more years and that is what the neighborhood has been abiding by. I guess this company thinks they supersede our neighborhood covenant and wants the homeowners to abide by their little rules. They aren't actually managing, they are trying to be king and ***** of our domain. They have sent me notices on so-called violations that we actually do not have. Per our covenant, it states what we can and cannot do on our property, but yet this management company wants it THEIR way. Nope. It's not going to happen. If its not found in our covenant, then it doesn't exist! I think they are picking and choosing who they send violation notices too. I see some other homeowners who've done things on their property that is not approved in our covenant and nothing has been done about them. Not my business though, because it doesn't affect MY property. But for some reason, they constantly find stuff on our property that had been APPROVED by the declarant 2 years ago. What the declarant says goes, and thats FINAL!Many of the homeowners and I are certainly going to push for our board members to get rid of them. We don't need them or any other management group. It's a waste of our money. If you all are looking for a management company, don't choose this one. They want to take over, not manage.

We are sorry to hear of the complainants dissatisfaction with our company. We are the hired association management company that was chosen by the ***** of ********* to come in and manage this previous self-managed **************** of the tasks weve been hired to do is send out violation notices to the community. While it can be an unpleasant process, the goal is to enforce the governing documents for the association. If a homeowner disagrees with a violation they have received, we notify the ***** of *********, and it is their decision to either keep it in place or remove it and this decision does in fact have to match up with what is listed in the covenants. In this scenario, the ***** has already agreed to remove a past violation based on information provided to the homeowners by the declarant. That issue was considered resolved and closed. Unfortunately, there are other violations that weve been asked to enforce, and those violations remain active on the account. Again, while we understand this can be an unpleasant process, it is part of the job that management companies are hired to do. This has been explained to the complainant on multiple occasions by the property manager.

We received a letter from Access Management Company about 2 months regarding a small patch underneath our trees where the roots have popped up and killed the grass. The very next day I went to ********** and took a recommendation from a tenured employee in Gardening. I applied fertilizer etc as advised and the grass slowly started growing. It is not there yet, but it is at least 50% there. Every other day I walk around the neighborhood and I can tell you there are at least **** homes with worst conditions not even attended to over the whole Summer. I surely hope they are also accruing your $10 a day fee. I will stop here for now but be sure I will finish the story once I'm done dealing with them on this matter. So watch this space.

Thank you for taking the time to write a review. It appears as this issue may be a simple misunderstanding as the violation letter that was recieved does not mention anything about dead grass. Please re-read the violation letter and picture and you'll notice it says to "Please apply ground cover in the landscaping beds". That would include mulch or pinestraw that need to be refreshed. Based on your email on 10/19 and our response on 10/20, the property manager told you the same and even agreed to pause the violation since you were misunderstanding what was being asked of you. Again, please refresh the mulch and/or pinestraw and the violation would be resolved. Once that is complete, you may ask to have the fines removed and we will ask the ***** of ********* for their permission to do so. Thank you!

Access Management Group is not a good management company to work with. For those looking for a management company for a community I would highly suggest you do NOT select them. Previous community I lived in managed the community/HOA and the customer service was not good. When reaching out to ask questions or get help had to reach out multiple times to get any response. When asking questions about upkeep of the neighborhood the response was that is the way we do it basically - Was very obvious from what my fulltime job is to see that money was being wasted and cold be organized and spent more wisely. One time had asked that an HOA zoom meeting be recorded for those who could not attend and was told NO we are not required to - that tells me you want nothing in writing. I asked for notes taken and here is is 7 months later and still no notes even though I asked more than once. Access Management is definitely not looking out for the homeowners in this community (and many others from the multiple reviews I have read)Please select another group that cares about the community and is reputable.

We are sorry to hear of the dissatisfaction of this previous homeowner. We do apologize if an email was missed but in looking at the email archives, it appears that almost all emails from the homeowner were responded to within 24 hours. We understand that there were some questions regarding the *****'s decision to raise dues and how they choose to spend money, but that is at the discretion of the elected ***** of ********* for the community, as well as choosing to record or not record their meetings. We will be happy to share this feedback with the ***** of ********* for the community and we thank the homeowner for their feedback.

      Customer Response

      06/12/2023

It was more than not recording the meeting - but pertaining to that by not wanting to record the meeting just shows that they do not want anything that can be used to hold them accountable. Also I asked a number of questions regarding the management of money - and expenses and basically offered suggestions to help maximize HOA funds since my career I have to do this and there was no willingness to even consider suggestions...... there are other incidents with former homeowners that I was quite honestly so shocked at how was handled and did not put Access in a good light. No need to share with the Access Management team there as it will not do any good just wanted to share for other communities to think twice before making a decision on who they work with. Do appreciate your response.

I've lived in my new construction neighborhood for less than a year, and I'm already experiencing issues with Access Management Group which is a bad sign. Like many of the others who left reviews, my customer service experience has been beyond terrible. **************** is responsible for my community. I've been in contact with her several times about updates regarding my neighborhood such as timing for the community gate installation and timing for regulating parking etc. ****** has been less than helpful and condescending EVERY time. We recently had our first annual HOA meeting. ****** communicated that residents could contact her in the portal for towing assistance for matters such as people parking in front of residents' driveways blocking them in. I contacted ****** in the portal, and she responded nearly an hour later telling me to call the police. Even though the car had moved by the time I received a response, I reminded her of what was communicated in our HOA meeting. She then changed her tone and was willing to provide assistance. Not only has she provided poor customer service and a condescending attitude, but now we can add that she is too dishonest. Is this the Access Management Group way? I'm even more disappointed in my builders for choosing a company that barely has a 1-star review. If the issues with ******/Access Management Group continue, I will do everything in my power to push my builders to use a different company for my beloved community.

We are very sorry to hear that the complainant is dissatisfied with our service within their community. Our understanding from the previous communication with this resident that the concerns are around the gate being installed as well as parking on the streets. This is a community that is still being built and under developer control. Typically, the gates are not installed until the community is completely built out. Either way, that decision is up to the developer and not Access Management Group. Regarding parking on the streets, the residents have been told by the developer and our company that they should call the police first and if the police will not respond to towing, then to contact our office. Towing companies can be very busy and sometimes will not make it to the location for hours so the police is typically the quicker option. For this particular instance, the property manager responded within an hour and the car had already been moved. We have reviewed the written communication and do not see where the tone has been condescending but we will be happy to speak with our staff about this and address as necessary. Thank you for bringing this to our attention.

Thank you for your response. Ive called the police, and the city police can not tow vehicles on private property. They can only issue a warning on vehicles and then tow them if theyve received a warning and are still there after 24hrs. Between the police not being able to tow, the slow responses from your associates, and the potential that the towing company will not move quickly, it seems like residents are just out of luck which is highly unacceptable and unsafe in the case of an emergency. Please consider a better solution to regulate the parking rules of the neighborhood and ensure residents do not have to go through hoops in order to get to and from their homes.

Archaic web system basically a scam. They make the process so convoluted and difficult that I am left with no conclusion other than it is intentional to scam people out of their money. Knowing many HOA members are older and not tech literate - I am young and fully tech literate and it is absurdly difficult. They don't update autopay when HOA fee changes, notify me only after fees are assessed, don't let me update my autopay until I pay those fees, the echeck option sends me on a loop asking me to create an account for their own site which I am already logged in to, then I have to navigate an ancient system with paragraph long text prompts to find my statement to get a set of coded numbers off the bottom to pay by card, which I have to enter manually rather than them being auto-loaded, then directs me to pay a $10 processing fee for a tiny balance because I have to use card due to echeck glitch, then i go to customer service and only address option preloaded is a glitched on that isn't even in my neighborhood, then inquiry doesn't submit big surprise takes me to blank screen, so I'm forced to keep paying fees and the exorbitant **** era card processing flat fee. Use paypal, use a 3rd party checkout system if you can't develop one, do ANYTHING but what you do. yikes I would be ashamed to own this company.

****, we are very sorry to hear about your experience. After doing some digging, it appears that you are still using the old payment method and site, which I agree is not user intuitive and one of the main reasons we switched software several years ago. You are currently paying through the ************* website as opposed to making payments through our website and software. Several times over the last two years (most recently on 10/17/22), you were sent an email through the portal that talks about the Go Green option. Included in these emails are the instructions to Go Green as well as the proper site owners should be using to log in to their account on our site. The ************* site that you are having issues with is not mentioned on purpose. On 12/14/22, the coupons for your community were sent out and you wouldve received the Payment Options letter. Please note that this letter also does not include options to pay through ************* on purpose. While I wish we could go in and delete your payment setup with *************, we cannot as that was set up directly by you years ago and we are not authorized to do so. We also cannot remove the ability to pay through the Alliance website as that is obviously controlled by the bank. We choose not to advertise it for exactly the reasons you stated in your review as its not user intuitive and it does not auto-update the amounts. Our recommendation to anyone who has an auto-pay set up through ************* is to cancel that and have it set up directly through our site where the auto-pay will automatically update each year if there is a change of amount. If you need another copy of the payment letter or if you need any assistance in setting up your new payment method, please reach out to our office via the portal and we would be happy to assist. Thank you, ****.

I have lived in the ******************* neighborhood since 2007; this management company (Access Management Group) is the worst ever. There were no bylaws available when I got there, and neither did I obtain a mailbox key or an access code to enter back into my property.I questioned the neighbors, who advised me to address board members who reside in the neighborhood. After trying to install a new toilet and locate the proper water main that was linked to my unit, I soon discovered that the water mains had been placed wrongly. As a result, I was charged $25 for each water main that was affected and turned off during my search.I filed for bankruptcy in 2016 because I was having trouble paying all the additional fees and my water bill. However, once the bankruptcy was resolved, this company sent me a bill for all the association dues and fees plus interest that I had already paid to them. They additionally threatened legal action against me and property foreclosure if I didn't pay the sum they are asking for.Every receipt for the money they are demanding as back pay is in my possession. In a nutshell, this is an example of extortion.

We are very sorry to hear of the complainants dissatisfaction with Access Management Group. Unfortunately, there are many items in the complaint that cannot be addressed via this BBB review platform due to privacy laws. We are not able to comment on most of this due to the status on the account and any concerns regarding account balances would need to be addressed with the attorney for ******************** Regarding the mail key, these matters are handled by the ************* ************** and not the community association. We appreciate the feedback and will use this to improve upon our processes and procedures as necessary moving forward. Thank you.

This is the WORST management group I have every worked with. I am a member of one of the *** boards in our community (our community has 2 *** boards) and Access Management is responsible for "managing" typical *** concerns/complaints for our community. ******************* is specifically responsible for responding to our concerns/complaints. He never responds to emails if he doesn't deem them important. He will take at least a week to respond at times and more often than not, he doesn't respond at all. I have never had to work with people who simply do not respond to emails. Our community pays this group at least $160,000 on an annual basis and it does not make sense how horrible their customer service is, their reps for each community, and the lack of accountability and effort there is.

      Access Management Group Response

      08/24/2022

We are very sorry to hear of the complainant's dissatisfaction with our firm and apologize if the response time is less than satisfactory by the community manager. We will be addressing this with the individuals involved. To clarify, the management for fee for this particular association that is still under developer control is $550 per month or $6,600 annually so not exactly sure where the $160,000 number is being referenced from. Regardless of the management fee amount, we will be addressing the response time with those involved. We appreciate the feedback and will continue to strive to always find ways to improve.

I never had such an experience!!! The property manager, Fawn, didn't visit the property for over a year now. As a result all vendors stopped doing any work in here and they're still getting their cheques. Lawn is dead, weeds everywhere and pool has a disgusting smell. Same for houses in here after realizing that violations and not punishable. Trash cans sit outside for a week, lawns are unmaintained and trash is in front of houses. I will be working with the *** on replacing the Access Management Group for sure
