If NO stars was an option, I would leave that as my review. My move in date was supposed to be the first of the month and they changed it because they needed 12 days to "fix" everything. So, I had to pay extra and move into a temporary storage unit for 12 days. I got my keys and showed up 2 hours before the movers were to deliver. NOTHING had been done, there wasn't even a walk through when the previous renters left (after 5 years there). Cigarette butts all over the front patio and deck. Filthy dirt, dust and dead bugs all over floors and window sills. The carpet had NOT been cleaned (even though they swore it was). Garage was lined with mouse turns 1/2 inch tall. I took loads of pictures and refused to move into the unit until it was cleaned out properly, so had to cancel the movers and find a place to live until they cleaned it which took them 2 days to get there. That was just the beginning of the Henderson Management drama! Racoons demolished the wooden door frame around the deck door and I pointed it out when I first viewed the unit. They never fixed or replaced it. 3 years later, I left the unit MASSIVELY cleaner than when I moved in. I hired a professional cleaner for 5 hours to do the final clean up. I had the carpet cleaned every year and kept the place up as if I was an owner. They refunded me $33 of my $1,395 deposit citing the following "mystery" charges: 3 separate charges for move out maintenance $34.00, $264.50, 69.00; Cleaning/Janitorial $247.50; Carpet cleaning $341.56; General maintenance $112.50; Home Depot charges-$34.12, 37.11, 163.30, etc. This management company has the WORST reputation for poor service and I would never rent anything from them again no matter how much I like the unit. Having heard many horror stories from other renters I would NEVER recommend renting any of their units unless you want an ongoing nightmare! I plan on posting my review in every social media outlet and local Loveland/Ft. Collins area news stations to spread the word on this unethical company taking advantage of unsuspecting people!

The tenant claims to have had a bad experience with Henderson and yet she stayed in the property, as a tenant, for nearly 3 years. We have dozens of photos and walk through reports showing the condition of the unit prior to her move in and after her move out. We are confident that the charges are easily justified and the condition in which she left the unit is clear to see when looking at the reports and photos. Every security deposit charge is accompanied by an invoice explaining what work was done and the receipts for any items purchased for repairs. In addition to the cleaning and general maintenance, the tenant failed to mention the unpaid utility bills she left which were also deducted from her deposit. The tenant also failed to submit a written dispute of these charges to Henderson, as directed, and went straight to libel and slander of the company. This claim is frivolous in nature and we have no other comments.
