Complaint: I was approved for section 8 in ******** Wyoming. I called around and found frontier properties that said they had a house. they stated the house had heat and new floors and also lied about the size of the house. I was told rent was 1150.00 a month. once I got to ********, they would not let me look at the house until I signed a lease. also,they told me the house was 1200.00 a month and to lie to the housing authority about the price and tell them it was only 1150.00 a month and we could give the extra 50 dollars and say it was for a pet. after seeing the house,it had heat in one room. it was smaller than they said and it reeked of mildew. I went back to frontier properties and told them I did not want the house. they said that I had rented it on 12/01/15 and charged me 454.58 for 9 days. it even stated on the lease that rent started on 12/07/15. I have a recording of the whole conversation that I had with donna and the owners husband.

Desired Settlement: I want the money back that I feel is owed to me. they drafted 1245.00 on the 1st for a deposit and 1270.00 on the 7th for prorated rent and pet deposit. they kept over 450.00 by making me sign a lease before I could even see the property. office manager Donna stated that I could see the property and if I did not like it,they would give my money back.

I am responding to a complaint that was filed by ******* ***** about myself and Frontier Prosperities, LLC .  Mr. ***** called our office looking for a rental property around the $1200 a month.  I told him that we had one that was in the price range.  He wanted pictures so I sent him the MLS listing that gave all the room measurements, pictures of all the rooms and the exact size of the house.  He asked about the living room and I told him you could get a couch, 1 chair and a TV, he said that would be fine.  He decided to rent it, sent the Application, Deposit and application fee on 12/1/2015, he also changed all the utilities into his name and processed a USPS change of address. This was all completed by the time he arrived on the 9th of December.  When he arrived on the 9th of December with his ***** and family, they had previously processed before they arrived all their paper work for ******** Housing for Federal Aid Section 8 housing.  We finished the landlords portion of the paperwork immediately after they went to housing and brought it back to our office.  They were in a hurry to get the paperwork done immediately, so they could unload their ***** truck the next day. We did the lease and gave them the keys and within an hour they were back in our office wanting their money back for the house, because they said the house was too small. 

When my husband was doing the lease they told him that they were getting second thoughts about moving here when they hit Kansas, so the house really didn't have anything to do with it.  The day they arrived we had a cloudy day

with 20 deg temperatures and the wind was blowing that day.  Anybody who decides to move half way across the United States in the winter and never experiencing a real winter like we have in Wyoming, may have second thoughts.  Our application specifically says that if you are approved to rent and send a deposit to hold the property and you decide not to take it, you forfeit the deposit, which in this case was $1195.  As for the $50 extra a month for the pet, that's what they was required  to pay for the required pet fee to rent this house.  I have attached the documents that show that they signed and agreed to the terms.  They paid a total of $2515 for the rent, deposit and pet fee.  We felt sorry for them so we charged them for only 9 days of rent (period of time we held the property for them) and also in our lease it says that there will be a $150 administration fee for releasing the property for a total of $495.00.  We could of held the whole deposit of $1195.00, per the terms of the application,  but we told them if they agree to pay a prorated rent and admin fee we would refund the deposit to them, which we did.  I really don't appreciate the fact that they said we lied to them, when we gave them all the information available with pictures and dimensions so they could make a reasonable decision to move or not to ******** Wyoming in the winter. We shouldn't be held responsible for people that can't make good decisions.

I am rejecting this response because: the lease didn't start until the 7th of December. They were supposed to charge a prorated rare. Instead they claim the lease started on the first. I also have the email exchanges stating this. And as far as pity,that's apparently blatantly false considering I was told if I didn't like it,I would receive my money back. Like I said,the whole exchange with everyone I talked to in their office was recorded on my phone.

As we stated in our original response they were to forfeit their deposit so we told them if they pay the rent from the 1st of the month since we held the property for them and our owner was out the money since most renters want to start the 1st of the month, we would give them their deposit back but they would pay the rent for the days we held it.

They are lucky they got any money back again they were the ones who made the decision to move to ******** and rent a house before they saw it!

I am rejecting this response because: you are a bunch of crooks and I could not care less about the money. I was not allowed to even see the house before I signed a lease. I can keep this up as long as you can. But I will use every resource available to me to let get something done as to not allow you to do this to other people. That includes the housing authority.

Complaint: I have a few problems. The whole time I lived at their property, I was trying to get to come and fix my leaking ceiling. I lived there for at least two years. They never fixed it. The ceiling in my upstairs bathroom had to be wiped with bleach constantly because of mold. Their property manager waved some late fees as a courtesy to help me out. He no longer works for them so they are trying to make me pay for them for the past nine months, which is obsurd. He spoke on behalf of the company. They still havnt provided me with an itemized statement for where my deposit went. I also have pictures of the place

Desired Settlement: I would like for them to accept my offer of $1200, which is me being generous about this. Anything other than this will lead to court and me suing them.

I am not sure where you are coming up with $1200 to settle up when you owe $2691.67.  You are charged late fees for you never paid your rent on time for the entire year.   Why should you be special and not pay late fees when every one else is charged late fees.  You also left the place without cleaning so we have added another $500 for cleanup and carpet cleaning and repair.  I have contacted the our attorney so we will be going ahead with a court date and I sure the judge will decide what you owe.

I am not responsible for fees waved by a previous employee of your company. So, as I stated previous, that's my one and only offer. I never said in anyway I was special/different from anyone. Regardless of that, I'm still not responsible for those fees. Me and your old employee had a verbal agreement about those fees. As far as the court threat, I will see you there with a counter claim. It will include all the health issues from the time we lived there till now. Also, I was being nice, I've changed my mind, so let's do this. My offer will stand from this moment, 3:20 pm Sunday October 5 till 4:00 Wednesday October 8, after which point I'll proceed with my own court claims in an attempt to crush your company. Good day.

Complaint: My husband and I have repeatedly contacted Frontier Properties concerning repairs that need to be made to the home that we are renting through them with not one repair being made since March of this year. Our children are freezing in their bedrooms because our heating has not functioned properly since we moved in, our ceiling leaks in 3 places in the living room. There are leaks in the tub and toilet in the master bath. These issues have been reported repeatedly to Frontier Properties with nothing being repaired.

Desired Settlement: I would like all of the repairs to be completed properly so that my children stop getting sick from being so cold and can sleep in their bedrooms. I do not want to pay rent until these repairs have been made.

I thought I had responded to this complaint but it must not of gotten registered.  this tenant was 3 months behind in their rent and we had sent them eviction notice  when they filed this complaint.  We had no written notice from them that there was any repair issues.  We have this happen all the time when tenants can not pay rent.  They have made payment arrangements and we have sent over are handyman to see if they truely have a maintenance issue.

We were not three months behind on our rent. We have had months where it was not paid on time or in full, because we have repeatedly called and gone into the office to notify them of the repairs needed since March. Our water was shut off because of a past bill for frontier properties had left unpaid from previous tenants. After repeatedly notifying their office they finally sent one person out here to the property to look at the roof and the heater. The heat still does not work. We were told by the repair man that he would have to order parts and come back to fix it because the heating system is too old. Our home is constantly cold to the point that our children can not sleep in their bedrooms because it is too cold. They sleep on couches in the living room with multiple blankets and the heater runs non stop all day because it doesn't warm our house. Our family is constantly getting sick because of this. The repair man looked at the heater more than two weeks ago and we have not heard one word since on when we can plan on having a heating system that will work. When did it become good company policy to allow families with young children to be freezing cold when it's 17°-40° outside and just as cold in the house. This is very saddening to know that this is how Frontier Properties chooses to do business. Also, when we moved in John Roberts, the representative for Frontier Properties had stated that their would be a lesser deposit due to the repairs we had to wait completion of before moving in. However, after we signed the lease and moved in then we were informed that we needed to pay more of a deposit. We were also told that the rent would only be $900 a month because there were more repairs that needed to be done. However, yet again, after we moved in and signed the lease, **** ******* went back on what he had said again and the rent went back up to $1,050 a month and none of the repairs have yet to be done.

Business Response: I have attached our ledger to show how much rent is owed by the tenants, ******.  I have also attached a copy of all the repairs that were completed prior to them moving in.  We were never told of any problems until they got behind in the rent and we took care of everything.  It is really hard to fix something when we don't know about it.  They have also let their utility bill revert to the owner so they owe for that also.  I am sorry they are having problems paying their rent but the owner has given them plenty of time to catch up and he is wanting to evict them ASAP.
