Complaint: Frame to Finish did not do a satisfactory job with the plumbing in our bathroom remodeling job. Specifically, for this complaint, we are looking for resolution to the plumbing for our vanity/sink. **** did not raise the pipe in the wall to a proper height so that it would meet the appropriate drain pipe/p-trap for this vanity. Consequently, we are left with a sideways, PVC contraption under our open vanity. **** has offered to fix this issue (I'm not sure what all that entails) for $175 but given the history of his work at our house, we do not have confidence in his ability to do the job well and on time.

Desired Settlement: Refund of $375 - $275 for payment to a plumber to complete the in-wall pipe repair and install of the appropriate drain, $100 for payment to another contractor to repair the wall around the pipe. This way the work would be done quickly and well, as this is our main bathroom.

We started working with the client back in June of 2012 to remodel the bathroom on the first floor. One of the objectives was to keep the project at set budget. To do so, the clients did some of the work them shelves and reduces some of the work to be done.
The contract for the job was rewriting with the clients doing some of the work and removing some of the thing off the first proposal. Once the project started and the clients added a few things to the project. The house had 1 1/2 bathrooms, this one was the one with a tub. I understand that it is an inconvenience not to have a working tub so we worked a few late nights and Saturday to get it done for them. We completed the job on August 27th, three days over our expected schedule.
At the time of the completion of the job we did talk about the p-trap and the options we had. The original contract didn’t have anything built into it for reworking the waste line. I did mention that we could fix it but we would need to open the wall and that it would take two more days to finish. We went three days over the time line to finish the job and the clients where starting back to work so finishing the job and being off the job seemed important to the clients at the time, so the current p-trap was acceptable at the time.
The client expressed disappointment with the time line being three days over, the p-trap and the white finish on the medicine cabinet. I had the cabinet refinished and I gave them $462.08 off the final bill as a gesture of good will and the client paid the balance.
On January 20th 2013 the clients contacted us about a loose shower handle and spicket. Per our guarantee we went over to fix it. At this point the clients are now questioning why we didn’t change out the toilet and why they were not giving the option of the p trap. I sent them a copy of the email they sent asking not to replace the toilet and the contract showing that moving the waste line was not in the contract.
I offered to install a toilet for free if they provided one. The p-trap works fine but can cosmetically could look better if the waste line when straight into the wall. To do so the waste line in the wall would have to be moved up 4 inches and the P-trap then could go start into the wall. I offered to open up the wall move the waste line and fix the drywall for $150.00.
I feel that we were fair in the offer that we made. We gave them a credit when we finished the project. Then we offered to install a new toilet for free and fix the p-trap at a fair price. The client was not giving us the opportunity to fix the p-trap and was asking us to fix things that were not in the contract

I have reviewed the response made by the business in reference to complaint ID *******, and have determined that this complaint is still begin resolved.  For your reference, details of the offer I reviewed appear below.

The company has offered to repair the broken tile, although the timing of this repair is uncertain.  The day and time has been changed three times now.

The company has also offered to pay another plumber and contractor to re-do the plumbing for the sink, raising the piping and attaching the appropriate p-trap/drainpipe.  However, as with the above offer, the repair is not complete or paid for, so I do not want to list this complaint as resolved until **** ****** comes through with the wall repair and payment for the independent plumbing/drywall work.
