Complaint: I purchased a quadrant home after the original buyers changed their minds. After closing I discovered/noticed two very unsafe features. First is the back door patio outside light. An average person hits there head on it every time you walk into or out of the back door. Since there is a step it is very unforgiving. It also illuminates you in the door at night and does allow you to see what or who is lurking in the back yard in darkness. It is a safety issue and quadrant will not change it.Next - the heater is in the attic since this is a single level home. A reasonable and average person cannot access it since it is above the washer and dryer in the laundry room. Per the floor plan and specs I was provided when purchasing the home - this space was supposed to be the entry area from the garage into the home - an open area that would have made the attic access accessible. The floor plan was changed and I did not notice until after I complained about the dangerous access point. I am very agile and fit and I cannot access my heater. I cannot have a pull down stair installed because there is insufficient room. Quadrant told me I should have noticed it during the walk through and will not address the issue. I was also told by a anonymous ************* employee that heaters are installed at the framing stage of the home (here in "*********") and that if the unit goes out in the future there is insufficient space to remove it so they simply abandon it in the attic and install a new one. Another heating & A/C salesman told me they would have to move the washer and dryer completely out of the laundry room to look at my heater and/or service it. I was also told that ceiling molding around the crawl space may need to be removed. I borrowed someones long ladder and I still could not get it to safely fit so I could gain access to my heater. An average reasonable person/homeowner should be able to access a heater. I would like a proper access made in my garage or hallway entry.

The exterior light fixture on this home is installed per plan at the height required by the City of Gig Harbor, which is no greater than 7 feet off grade.
Several managers at our organization have reviewed the request to move the attic access. Routine maintenance on a heating system by a homeowner involves the replacement of the furnace filter; while the furnace is located in the attic with the attic access in the laundry room, the furnace filter is located in the cool air return which is in the hallway. When determining the attic access location it is important to make sure it is close enough to the furnace platform to allow for ease of serviceability. While the location above the washing machine requires more maneuvering upon entering than in the reverse view of the plan, ultimately it has been serviced by the ************* technicians on two different occasions. The current attic access location does allow closer proximity to the furnace platform and meets all applicable building codes.
During the purchase of the home, there were several conversations between the site team and the buyer about the history behind this home and that it was being built in accordance with a previous buyer's customization requests. The home was under construction at the time of the Purchase and Sale Agreement, and the buyer expressed concern that the home may not turn out the way she would like. As a result of her concerns, we added a portion to the Purchase and Sale Agreement that stipulated that "Earnest money is refundable if buyer is not satisfied with the home on day 55 of construction", providing an opportunity for her to walk away from the deal should there be any aspect of the home that did not meet her expectations.

The placement of the light fixture and attic access on this home are not defects, nor are they covered under the warranty that was provided with the purchase of the home. Neither issue was documented at closing on the Orientation checklist, which was signed by the buyer prior to closing. The homeowner is welcome to modify the components of her home to her personal preference, but it will be at her expense. Quadrant Homes is not obligated to, nor have we committed to, move the light fixture or the attic access, and will take no further action on these issues.

Complaint Resolution: BBB determined that despite the company's reasonable effort to address complaint issues, the consumer remained dissatisfied.
