The journey with LMS Homes was fraught with disappointment and frustration. Initially, drawn to their seemingly reputable portfolio and the promises made by their team. The reality of their business practices quickly unraveled, leaving a series of unprofessional and unethical issues and their continuous dishonesty. The builder failed to honor our agreements, continuously lying about the progress of our home. At one point, we were misled to believe that the house was ready to close, only to find out it was still weeks away from completion; we had been disputing a breach of contract and addendum at the time, and only learned of the delays after we signed their addendum. This was not only unethical but also caused significant disruptions to our planning and financial arrangements. The dispute included their attempt to alter the terms of our agreement and change the private use line months after going into contract under different terms without our agreement. The situation further deteriorated when, within 3 weeks of moving in, our house experienced severe water damage due to water backing out of the main shower. Initially, the builder said they’d be fixing floors and damage. However, after weeks of excuses they are now reneged on their commitment, attempting to shift the blame onto us, while still having plumbing issues with draining. This demonstrated a lack of accountability but also a disregard for the impact of their construction on our lives. Compounding these issues was the revelation of the builder's collaboration with plumbers. We were told and verified that one of their plumbers had family connections with a city inspector who would approve his work, a practice that poses a major conflict of interest and jeopardizes the integrity of the inspections results. Concluding, my experience with LMS Homes was a nightmare. It’s a stark reminder that choosing a builder requires diligent research and verification of their business operations and practices.
