3JM replaced my flat roof on my business after the storm damage that came though ****** in the of May 23rd 2020 Afternoon. First they didn't request a permit on the replacement, ask them several times if they did with no response, and when they gave a response they said the City said didn't need one and that they had a Universal State Roofing License. I called the ************** and they told me they did and they had not requested a permit. The roof had been install and now they requested a Permit. The installation was at the lease improperly performed. They installed a *************************** EPDM Product I found out later, and when all conversation prior I was lead to believe it was ********** I had not only talked to them about the ********* product in person during the installation, I gave the Detailed drawings from the ********* EPDM website on proper installation. They never corrected me. I gave Detailed drawing to the management and installing crew because what I witnessed on installation techniques. To Be clear I am not or claim to be an expert in the roofing industry, however I have been in the construction industry for 40 years, I know how to read a plan and I know the importance of manufacture Detailed Instructions and how it could impact manufacture warrantees if not followed. So I kept giving them details on seams, wall flashing, and gutter flashing and with no avail, they told me that was interesting and they know what they are doing. They used two Sided tap on all the seams, not between the seams but on top of the seam facing to the sky. The manufacture details drawing don't show that application. When I asked about it they it was better and added more security to the install. I have ponding water on the roof which sits over these seams. Also there is no gutter flashing, even though they order it and is sitting at my building they don't need it for a proper installation along with the other flashing made. Although after the gutter was installed they told me that the gutter guy made a mistake and they would fix it, now it's ok like it is. I contacted both ********* and *************************** to come and look at the installation because I am not an expert and the roof would not listen to me and my concerns. Both representatives declined because 3JM was not certified installers of there products. The Rep from ********* recommended I hire a roofing consultant that he worked with for many years so I did. I told 3JM about my action, I scheduled a visit from the consultant, 3JM wanted to be there but I declined that request, I did not want them to pressure or interfere with report, I wasn't there either when visit took place. I wanted an unbiased report which ever way it was written. The Consultant provided a 27 page report with detailed photos and a consultant estimate of $50,000 to do necessary repairs. 3 JM feels they have installed the job correctly still, they hired there own consultant, they walked it together and said it is mostly ok, but even his consultant had about 12 problem my guess is 3JM could not talk there way out of. The best part of the work with 3JM is the original contract price was $86,525.90 which included everything Roofing, Flashing ,Gutters and scuttle hatch. I had another bid for $69,800.00 but only include roofing only. After 3JM finished there price Changed to $128,000.00, they told me they didn't have to tell me about it that that was between them and insurance company. When talking to the Manufacture Reps they but indicate replacement roof rate runs about $15 square foot, the roof is 5500Square foot equals to a total of $82,500 should be total. I also verified that with architect I work with. Also to be clear is asked about the cost per foot back in May so the add inflation of now should not apply. This is all without telling about how my build was left a mess, roofing material everywhere, I have photos.
