Additional Complaint Information

Our file contains a pattern of complaints from consumers alleging International Buildings used deceitful sales tactics and will not allow consumers to cancel their orders. Many consumers say the company misrepresents the buildings purchased and charges the consumer's credit cards immediately after the sales pitch. Consumers go on to say that when they contact the company to cancel the building order the company threatens to send the consumer's account to collections.

International Buildings responds to complaints with an explanation of their services and informing that custom blueprint have already been drafted; therefore, these consumers are not eligible for refunds due to the "NON-REFUNDABLE BLUEPRINT DEPOSIT" clause in their contract.

On June 13, 2013, BBB sent certified correspondence to International Buildings requesting their voluntary cooperation in resolving complaints on file with BBB and providing steps it will implement to eliminate the pattern of customer complaints.

On June 27, 2013, International Buildings responded to BBB's concerns. The company states they are in the business of selling prefabricated metal buildings to customers that contact International Buildings directly with regards to their interest in purchasing a metal building. It is not company policy to contact any customer that has not contacted International Buildings directly. Most customers contact the company via their website requesting assistance with their purchase, thereby leaving their name, telephone number, address, and email address. Accordingly, once a customer contacts International Buildings, the company immediately tries to respond to the customer and provide them with information and assistance in their purchase.

International Buildings goes on to say they do not have high pressure sales tactics and has never or will never conduct deceitful sales tactics. All calls are monitored by managers and every order that is placed by a customer with a building consultant is subsequently verified with a processing agent that verifies the order in its entirety just to assure its accuracy before the formal contract is sent to the customer for their signature.

With regards to not permitting customers to cancel their contracts and receive a refund, International Buildings states this is something they could not do as it would be very costly for the company. International Building claims that on that same date the contract is signed by the customer and accepted by the company, the company starts the engineered drawings for the customer's building. The company has to pay to get those engineered drawings designed by a licensed engineer, so if International Buildings would refund the customer their money, the company would be out for the cost of those engineered drawings. During the purchase of the building the customer is informed that "Upon acceptance, the Buyer shall not be entitled to a refund of the whole or any part of the deposit tendered to the representative of the Seller." Further, "Should the buyer, at any time, breach or unilaterally rescind or cancel this contract, either verbally or in writing, the deposit(s) herein shall be forfeited to the seller or all or any part of the material ordered. It being agreed by both seller and the buyer that by reason of the nature of the contract herein, it would be extremely difficult if not impossible, to determine the actual damages suffered by the seller." International Buildings informs BBB that the contract specifically states that the deposit is a "Non-Refundable Blueprint Deposit" due solely for the custom engineered drawings for the customer's building. The signed credit card portion of the contract specifically states in bold capital letters "I HEREBY AUTHORIZE INTERNATIONAL BUILDINGS TO CHARGE MY ACCOUNT FOR THE ABOVE AMOUNT. DEPOSIT IS NON-REFUNDABLE. THIS IS A FINAL SALE."

BBB strongly encourages consumers to read and understand the terms and conditions of the contract before signing, and to obtain any verbal agreements in writing.

On November 22, 2013 BBB reviewed the complaints on file and determined the pattern still exists. BBB will continue to monitor the complaint activity of the company and update the Business Review as needed.
