    On Saturday, January 27, my husband and I visited a home that HCM Property Management had listed for lease (**************************************************************. Immediately upon returning home, we submitted an application to lease the property, which had been listed for over 30 days on multiple listing sites (Zillow and Trulia, along with the company's own website). As part of the application, we were each required to provide a $50 application fee along with substantial information for HCM Property Management to conduct due diligence and run our credit/background. We alerted Gabby at HCM Property Management that the application had been submitted on Saturday afternoon at 3:45 PM.As of Wednesday, January 31 at 10:15 AM, we had not heard any response from the company. Our references had not been contacted, nor had our credit been run. We reached out to ***** via text message inquiring for a timeline. We called HCM Property Management's main office and left a voicemail message at 11:31 AM.The voicemail went unacknowledged by the headquarters, but ***** responded to our text message at 5:51 PM on January 31. She indicated that we would have a response by the following morning.On Thursday, February 1 at 12:33 PM, we received an email indicating that the property is no longer available. As it is clear that the company never conducted any due diligence on our application and could not even be bothered to return our phone calls, we are seeking a refund of the application fee. While we are not disputing the fact that the property could be leased to another applicant or taken off the market, it is clear that HCM Property Management did not require the fees we were charged to process our application -- they did nothing to process the application and could not even be bothered to return a phone call.

    We had a terrible experience with HCM Property Management, specially their agent, Gabby. At first, our move-in seemed easy and they promised to take care of everything that was reported to be bad with the unit. However, we ended up not having AC for almost a month during the summer, after several requests to fix the unit, complaints of neighbors about the loud sound of it, and our insistency that our requests were expedited. Also, we reported a leak issue from the beginning and reported the possibility of mold. After they finally decided to move forward with it, they told us the works would take up to 2 days. This was a lie, we weren't able to fully enjoy the unit for a long time because the works were in the entryway and the second floor. We were patient and understanding. However, now, more than a month after our move out, we have not receive the deposit, and we just found out our move out inspection was done without the move in inspection report. We found out, because the amount charged to us for repairs includes several inconsistencies, and charges for things we found in the property when our lease started. ***** alleges the report was not sent by us, despite the fact that we have the report and an email sent by her confirming they received it in time, and straight forward told us we should be aware the owner would charge us more money for an issue we reported initially. When I called to ask why was the move out inspection done without the move in inspection, as it should have been, she started saying I was arguing, asked me to communicate by email and hang up on me without any reasonable answers. I personally move a lot, have extensive experience with management companies all over the country, and this is by far, the greatest lack of diligence and professionalism I have seen. This review has no intention of affecting the company, but since the communication channels have been closed out, I hope this encourages improvement within the company.
